We really liked the central location and off street parking provided by this property. All of the staff was very friendly and helpful, including all of the desk staff, and the woman in charge of breakfast service.

The driveway is a little difficult to see the first time pulling in, and has a brutal blind spot due to trees on the adjacent property. The traffic is slow there so it was not too much of a hinderance.

I liked the location and that breakfast and parking were included. The staff was very nice and they always had chocolate chip cookies at the front desk. They have an area on the roof where you can sit and enjoy a harbor-view.

The bed was a little uncomfortable for me, but my husband slept just fine. It's definitely not a deal breaker, and it may have just been the room we were in.

I love staying at this hotel and usually book it unless it’s completely sold out. I never had a problem but during my stay there was a parking issue because some people don’t know how to park their cars and double parked. The solution was for me to park all the way at the end somehow and try to fit my car in a tiny space where I’ll be blocking another person. I barely could get out of my car. It worked out but I wished they would have found out who that guest was who double parked and told them to fix their parking. Especially, when you have a booked up hotel with no rooms available. Even the next day, the car was double parked. That was the only issue for me. Overall, I enjoyed my stay and would definitely recommend this bed and breakfast.

Nice setup with separate living room. Nice decor and homey feel. Air conditioner worked excellent. Great to have a parking space that is convenient.

The breakfast is limited to a few items but good enough to start your day with coffee, juice, cakes, croissant, cereal, yogurt and hard boiled eggs plus toast, English muffins and bagels.

The staff was so wonderful. The breakfast was just excellent. Location is terrific. Wow, having parking in an area where it’s tough to find parking was a real bonus.

Wi-fi is the only thing that wasn’t up to speed. Still, we made it work and it forced us off of our devices,which is always a good thing.

The location was perfect and private parking at the back of the hotel. The staff very friendly and accommodating. Breakfast was available to us but we didn’t avail of it.

It’s a little outdated but that’s what gives it its charm.

Really nice place. Breakfast was good too. Hard boiled eggs, fruit, oatmeal, cereal, pastries, yogurt, toast etc. Simple but good.

Would have been better with two sets of keys for the room so that hubby and I could come and go more easily after hours without the other having to come.

Breakfast was great on two days [see below for the third]; loved the place, very 'comfy'--loved our large room and large bright bathroom, loved having parking right outside the door. Location was excellent--I would prefer even closer to the north end/wharf areas, but really the location couldn't be beat overall. Newport is definitely my new favorite place. Jennifer worked wonders to get us in for three consecutive days when it seemed impossible through booking.com--forever grateful!

Breakfast on Saturday definitely had a 'leftover' feel--Joan's day off :-(--we were spoiled with her on Thursday and Friday. [Best quiche ever!] Our bed was squeaky, and the sheets didn't stay on well--and I could have done without the cheesy halloween 'decor'--some tastefully arranged pumpkins would be much more appropriate to the 'admiral fitzroy' setting. All that said--we love the place and will definitely be back--I HOPE!

Great location in the middle of harbor area with easy parking in private lot. Nice breakfast in sunny dining room. Very nice staff.

Rooms could use some paint & updating.
