Great accommodation. Really good location just 10 minutes walk from the central station and 10 minutes walk to the main square. Room was lovely and had air conditioning. As the title suggests it is on the second floor. There is a lift but we couldnt get it to work (everyone else didnt seem to have a problem). Good communication with the accommodation throughout. We had breakfast two days at a local bar arranged with the accommodation which was our preference.

Cleaning staff came tried to come into the room without knocking and whilst we were out having breakfast had cleaned the room before we had checked out and carried on doing so even though we were using the bathroom!

I loved everything about that accomodation. The flat is kept in 'modern-art' style, in the beautiful old city building. Amazing tall window allows plenty of light in the specious room. In the common area one can find travelling guide and activities of Bologna. Breakfast of your choice is served directly in the room. The location is in the perfect spot outside of the city center but within 15-20min walk. Additionaly, the owner is very welcoming and attentive to the comfort of your stay. Deffinitely, would use that facility again!

We really liked Edith the lady who waited 3 hours in the street to greet us. We were held up by an accidnet and my updates to the owner were not relayed to her. She found me searching for the hotel which is not obvious. After letting us into the car park area, we were taken inside, I was concerned it looked a bit dodgy. But then in the promised lift, we were lead into a lovely artistic area which our Room came off... Our room was basic, but when I asked for an extra blanket (we get so cold) she arrived with another duvet and two more pillows. It was just fine for our requirements and warm. Good shower too

We felt there was a smell through the bathroom, maybe up the drains. Not ghastly just there, and the kettle was tiny! Edith and her warmth and help made it all lovely. I also did think the cost of 30 euros to park in their back alley was a rather steep price. BUT they did then let us leave car there for a few hours after checkout time so we could wander.

Fabulous service from Fabrizio who went out of his way to be supportive, arranging taxis from/to airport (Euro 30 each way) and providing good breakfast to the room with decaff. cappuccinos, bio yoghurts and fresh pastries as well as orange juice. Air conditioning unit in the very large family room was fine for our stay in early June but may struggle in hotter weather. In the family room option, the bathroom contains a lovely rain shower and the bathroom itself is a good size. The in-room refrigerator is useful for those who want to keep wine, fruit, milk, etc, for any length of time. The balcony, though overlooking the main road, is large enough to take breakfast outside each morning. Earlier reviews noted the noise from traffic and/or restaurants as being a problem but we did not find this a problem. Fabrizio's English is very good and adds to the value of customer service for non-Italian speakers like us!

The location is excellent between the historical centre and the railway station. For the location, it is not noisy at night and even the view of the street is not so bad. The host was very professional and answered all the questions. Since it was vacant, we were given a larger room than the one we originally had booked. However, we also had a look at the other room and it would have been perfectly fine too. Everything was fantastic and if again in Bologna, we would definitely try to book it again. This was a very pleasant experience.

The only negative aspect - if I really have to find one - is the quality of the breakfast. I had no problem with this. Italy is not known for luxurious breakfasts and given the Covid-time and that it is served in the room, it would have been hard to offer anything fresh. There are excellent and cheap cappuccini/cafe, spremute and brioche/cornetti in very close vicinity.

it’s not a dislike so much as a slight annoyance but the floor creaked so loudly every time we moved around. ans as we were up early and packing the night before I can only hope there was no apartment below us. but this didn’t take away from my stay. loved the old building

House is on the central street and in the most calm part of it. Just 5-10 min walk to main sightseeings. A lot if cafes and restaurants around. Room is big, clean with beautiful balcony. Fabricio is very kind and helpful host, he met us and helped with parking.

Bathroom is big, clean and comfortable but bathtub needs some renovation.

The breakfast was from a little cafe on the corner. Great food and friendly service. Fabrizio was so accommodating and easy to deal with. We had an early tour so he organised an early brekkie for us. He was also forthcoming with great recommendations for eating out. The room was perfect as our son had the Mezzanine floor. Lovely big shower too !

Fabrizio was amazingly helpful and made sure that one felt very well received, Location is perfect, property is so cool (including the old school elevator) and the AC in the room was a blessing. Would for sure come back!

Just be aware that the room is not so spacious - but this is expected in these renovated classic buildings.

Great location, easy walk from station and 10 minutes to Piazza Maggiore Lovely room with high ceilings.Large comfortable bed. Early check in.

A bit tatty. No advise given, breakfast haphazard . Had 1 yogurt between us on day 1. Cups in a very poor state. No spoon, cutlery etc. No bin
