The location was a 10 being steps from the duomo, shops and restaurants. The size of the room was big, clean, love that it had a full mirror on the wall, a/c worked great. The owner was very friendly and welcoming. Cool building and elevator.

The shower! The shower was a small standing shower and I can deal with that fine it was as pictured in the photos so it was expected but it had no hot water. We understand these are old buildings but come on, call the plumber and get that fixed and I’ll come back to stay again. The shelves in the bathroom are small and uneven so hard to place anything on them without them falling off in to the sink. Rooms are not soundproof.

Property was in the center of Florence and very conveniently located. Room was updated and very clean.

We were told we could drop our bags off earlier than check in time but no one was around to open the door. After calling and messaging the property, no one responded so we were stuck with our bags from 10am to 2pm. Noisy neighbors after midnight were very annoying but seemed to stop once I messaged the property manager. Beware the bell tower rings at 7am, 7:45, and 8 am as a true alarm. Other than those items, the room was to our satisfaction.

Amazing location right in the city centre, really clean, great AC, nice spacious bedroom and comfortable bed.

The bathroom is pretty average and a bit like a giant airplane bathroom, separated and on a platform (which is very different to the lovely bedroom set up). Also, we left a few bags after check out as we had a later flight and didn’t hear back from the property - then were told there was a fee of €5 per suitcase to do so. That was a bit disappointing.

Great location for visiting all the Museums and the Duomo - easy walking to everything. We needed a late check in due to flights reception usually closes at 17:00 but we arranged 19:00 to 20:00 without issue. Kettle, coffee, tea and a fridge provided.

Breakfast is in on a nice terrace with a view of the Campanile di Giotto, BUT in wet or cold weather one is expected to have this in ones room - we were lucky and didn't have to, but some people might not want to carry everything back to their room.

Location! Location! Location! Wonderful to be able to walk to the Duomo and other amazing shopping and sites. Felt authentically Florence and the staff was eager to assist with all of our needs and questions.

There was no blanket in the room and we were a little cold in the night. However, it was really not that big of a deal, especially because the days were hot and there is no AC in most restaurants and shops.

The location is perfect! Very central to everything you want to see and do. The room is updated and clean, and the bed was very comfortable. I couldn't have asked for anything more.

The only thing I would change would be to have "Do Not Disturb" or "Privacy Please" signs for the doors. The cleaning crew starts very early and there is no way to indicate to them you do not want to be disturbed other than speaking with them.

The location was perfect and central for our sight-seeing. The room was plenty large enough for two and beds lovely and comfy. The breakfast terrace was was delightful first thing on a morning in the sunshine and breakfast was more than adequate. Kristine and Barbara went out of their way to ensure we had a great stay and even offered to look after our bags whilst we did some sight-seeing on our last day before we got the train back to our main resort.

We had trouble finding the place even though we were on the street but once we knew where it was wondered why we had trouble...I'm assuming that was just us!

Excellent hotel. Very helpful and friendly staff, very clean. Wonderful location - and yes, it had a room with a view of the Duomo. I could have not asked for a better hotel for the price. I will definitely return to this hotel and I've already referred others to this hotel. Was very happy to get a free upgrade. One of the biggest beds I had my entire time in Italy.

The residence was in the perfect location centrally in Florence. Each room had a view of the top of the Duomo and there was a shared rooftop for all rooms where you could view the Duomo while eating breakfast or sipping wine at night. All staff members were super friendly and helpful.

During our first day, the air conditioner in one of our rooms malfunctioned but the staff quickly put in a service request and it was fixed by the time we returned back from sightseeing that day.

We absolutely loved staying here. The owner truly cares about each guest, giving them attention and seeing to every need personally. He let us leave our luggage there before and after checkout times, which made our trip much easier. Breakfast is simple but provided with great care. We'd definitely stay here again.

The only complaint we had and shared this with the owner is that the bed could be more comfortable. It's a bit worn. But we were so sleepy after a long day of sightseeing that we had no problems sleeping through the night.
