the staff are all without exception, excellent. Everyone was so genuinely friendly, extremely helpful with any questions or assistance needed and did everything possible to make our stay seamless and a joy. A very special little place with extra special staff. I have stayed in Rome many times but this little hotel in its brilliant central location is definitely a favourite. Its location is quieter at the top of the Spanish Steps and more akin to spending time in a real Rome neighbourhood, away from the noise, quiet at night, yet still only a stone’s throw from all the action around the centre of historical Rome. I have been lucky to stay at Hotel Gregoriana many, many times before. Each time, for years, it has been the same: professional, helpful and absolutely lovely staff - all of them; a quiet location - given its proximity to major sites in central Rome; a comfortable bed; a very nice bathroom; a good breakfast. There would be many hotels in Rome offering similar amenities and being well-situated. However, come to the Hotel Gregoriana if the human element - warmth, friendliness, helpfulness and professionalism - is an important factor in why you travel. Even if I had a million euros, I would still stay in this hotel. Truly.

Absolutely nothing not to like. This is the reason for which I keep coming back here.

I mistakenly reserved my room for 1month later than my cruise date. I only needed accommodation overnight, but I made this major mistake during peak-travel season, plus I had my minor som with me. Fabrizio brought me to tears making the miracle of upgrading my room to their last available vacancy- i couldn’t help but feel overwhelmed by his kindness, concern, and hospitality. I will only ever stay here whenever I am in Rome! A 2 minute walk from the Spanish steps, on a beautiful rustic street, with dining options at every turn.

Quiet, and there's staff at the desk 24/7. Right around the corner from the Spanish Steps yet the street it's on is very quiet. There were double doors between us and the hall. The room was spacious enough with a modern tv, safe, and mini bar. The staff was kind and helpful in calling us a cab to the airport.

Walls were cracking, bed was very hard, shower water switched to freezing and then scalding randomly in the middle of my shower and the shower just has a small glass pane that isn't sealed onto the tub below so showering results in a puddle on the floor. The walls looked a little dirty with some paint peeling off too, and the thin inner set of blinds didn't seem to open, so it felt a bit dark. Had an overall weird feel.

I have been coming back to this sweet little hotel - with its wonderful, professional, friendly staff in its tranquil location, remarkable for the fact that it is so close to the Spanish Steps, to a subway station, to the centre of Rome - for years and years. I have written a myriad of reviews on this site - as the system clearly does not understand I have been here before, over and over. Immaculately clean, excellent value for money, and blessed with its lovely team, Hotel Gregoriana will be my only choice in Rome, always and forever.

Absolutely nothing not to like - unless very hard to please or expecting 5-star bells and whistles.

We planned to stay 7 nights to get to know Rome. The Gregoriana was perfect the room was spacious with a little terrace and a big bathroom. The staff was very friendly and helpful. We had a late breakfast everyday with wonderful Italian cheese and ham. The location was perfect near the Spanish steps walks to piazza Navona and the Fontana de Trevi were through the nicest Roman streets. We also spent a whole day at Villa BORGHESE and it’s museums . The only thing that was not good was the internet, very very week, and the TV only Italian Channels except for the BBC and CNN.

the bed was a bit stiff

It was a very nice experience to spend a whole month in the Hotel Gregoriana. The stuff was very friendly and always ready to help. The room was very cozy, sunny, cleaned every day. The breakfast was very tasty, made of such delicious products like fresh Italian coffee, juice, bread, fruits, ham, cheese or bio muesli with yogurt, I loved it. Besides, the hotel offers a great view from its spacious rooftop terrace and is very well located, right next to the Spanish Steps and the Spagna metro station. There are many restaurants and markets nearby with moderate prices. Overall, I am very satisfied and highly recommend this place.

Gorgeous, huge, room with a terrace. Such comfy beds, slept so well. Bathroom included a bath, which I’ve never, ever, had in Rome! Perfect air conditioning which was useful for siesta in the 30°C heat! Lovely breakfast, also very unusual in Rome. Staff were so kind, polite and helpful.

Minor niggle: Wifi often didn’t work - not that we were there to be on the internet, but it would have been useful for eg online flight check-in. Lift felt a bit alarming and always went down when you got in before it moved.
