Excellent venue. The attention to detail accentuates the old world charm whilst providing excellent modern facilities. The hotel's age, history and olde world decor (beams, exposed brickwork, inglenook fireplaces etc) are such a superb change to modern hotels . The photos on website do not do it justice. The location is in the middle of the charming market town with numerous excellent upmarket cafes, restaurants and bijou shops etc. There are plenty of walks and historic buildings and monuments etc within walking distance. Old England at its best.

I thought the lack of breakfast provision would be a disadvantage; but, as there are so many good eateries within 100 yards, it proved advantageous as one could sample the extensive choice of venues and food available.

Hotel was really clean and very cosy. We stayed in Eln, which was a lovely room and a nice size with a large bathroom/wet room. The decor was amazing. Staff were brilliant, really accommodating and very friendly.

Very minor downsides: We stayed at the end of July, and the weather was very warm therefore a fan in the room would have made things more comfortable. The hotel doesn’t have any parking however there is some parking outside the hotel however the time is limited. Breakfast is not really included but there are some instant porridge pots in your room. We were told there would be some croissant and pain au chocolat however these didn’t seem to materialise. There is a Magpies bakery and Greggs just around the corner which was very handy!

The Swan House is located right in the centre of Beccles and as we didn't arrive until after six o'clock we were able to park right outside until 9.00 the next morning. The owner greeted us with a warm welcome and after booking us in, showed us to Jeramiahs room, the room was clean, spacious and well designed for our short stay, with our son nicely nestled in his own area, in the eves above the main bed. Once settled it was down stairs for a quick drink and then out to find somewhere for an evening meal, Beccles has everything from Weatherspoons to fine dining. After a good nights sleep we packed our bags and headed out for breakfast, we can recommend the Relish Cafe which is just behind the Swan.

The location was perfect. It was easy to find and easy to walk to anything we needed, I.e. restaurants, shopping. The room was a nice size. We enjoyed having a sofa and chair in the room for a place to sit other than the bed. Having porridge and tea in the room was convenient. Thank you for those nice touches.

The parking (rental car) was challenging. It would be nice to have a parking pass to put in the car dash for the length of stay so we wouldn’t have to keep moving the car. The bed was harder than we like. A simple mattress topper would probably solve that. Since we were there for almost a week, it would have been nice to have a chest to put our clothes into instead of living out of our suitcases, but that was a minor inconvenience. In our room the vanity was tiny and short, sized more for a child, and the lighting in that area was dim so applying makeup and hair drying was challenging. The Wi-Fi was abysmal.

This was my second visit to Swan House and it was just as good as ever. I travelled with my elderly mother who was very happy with her room. Swan House is clean and comfortable and, whilst there is no formal breakfast, there is 'help yourself' instant porridge plus lovely biscuits and hot drink making facilities as well as plenty of chilled water - perfectly adequate. There are also many cafes very nearby serving a bigger breakfast if wanted. There is no designated carparking at the property but I was aware of this and there are plenty of places for the car very nearby so this isn't a problem either! We wouldn't hesitate to use Swan House again and recommend it to others.

There is nothing I didn't like. I was in the top room (Seth) which is directly over the 'William' room where my mother was staying. She was apparently disturbed by me walking around as I was getting ready for bed - floorboards creaking etc. She has told me off!! But on a previous stay, my husband and I slept in 'William' and there was someone above and we were not disturbed at all! So she may just be extra sensitive.

Beautiful old building. Friendly staff. Fantastic renovation in the bedroom we stayed in. Spotless . Towels were white white ( not faded!) and the bath sheets were a pleasure to use, thick towelling not flat ! So many places the towels seem to have been around fir a good many a year ! Room only but in our room were 2 pots of easy to make porridge , 2 yogurts , 2 bottles of water all of which are kept in a mini fridge and 2 chocolate cake bars which were scrumptious with a cup of tea. Bedding nice and crisp and pillows were very good. Easy booking in and out system. Intercom for out of hours emergencies. Little touches and cleanliness make for a fabulous stay.

this was my fourth visit to Swan House and I look forward to my next! perfect location, very clean, quiet, warm and within sight and sound of one of the most beautiful churches in England

I prefer some rooms to others but they are all lovely in different ways. I was in the Margot room this time, with a lovely balcony overlooking the church tower and the courtyard. the WiFi was very patchy in this room - I haven’t had problems previously.

The access to the mezzanine level although fun if there were children staying you would be worried and as an adult staying I felt a little unsteady. Great idea and utilisation of space. I am not sure I didn't read enough about the room or if it just needs to be made a bit more clear about the library staircase?!

An easy side entrance to a beautiful small court yard with vines and creepers and access to all the rooms. The bar closes at 8.30 at the moment which for a comfortable area with wood burning stove, is a disappointment but you can continue to drink in your own room or a short 100 m trip to Weatherspoon's which is also useful for an in expensive breakfast in the morning if the room provisions are insufficient.

The lack of any food provision is a disappointment but with Weatherspoons nearby, not a problem if slightly more down market. The attic bedroom with very low ceilings was a tight squeeze and the small bathroom had a 'wet room' shower which was inclined to get the toilet (and Paper) and everything else rather 'damp', to say the least, and there was quite a bit of 'squeegeeing' necessary before the room was usable for anything else. There was a large service room on the same level which should be incorporated into this suit which would make it altogether a better experience (at no doubt a higher price !)
