Number 11 by the Warren Collection

Room was very good value for money, location close to many shops / bars / restaurants etc and there is free parking in streets near-by. Liked the coded door system, as don't have to worry about keys / cards etc. We didn't require much attention, but I can understand that some people may not like having someone on site all the time or using the coded door system, but not a problem for us.

Continental breakfast is fine, but there is limited space for people - if a few couples all came down at once, not enough room for everyone (especially during covid times). The set-up looks very nice, just needs more room. Maybe consider letting guests request a 'breakfast tray / box' for their room to free up more space?

Really great quiet location close to the university and botanic garden and walking distance to city centre. Clean modern rooms and a nice breakfast in the morning of cereals, toast, fruit & coffee and option of cooked breakfast at a cafe nearby. The staff were friendly and helpful and overall great value for money.

I'm not a big fan of the codes for room and building access, didn't feel very secure as I'm not sure they are changed often or different for each room, we didn't feel we could leave anything valuable or important in the room while out especially as there doesn't seem to be a permanent staff member keeping an eye on who's coming and going.

The staff were all lovely. The attention at breakfast was great and everyone was nice to chat to. The location was handy -- we started each day with a visit to the Ulster Museum since it was 5 minutes away. It would be a great spot for people visiting Queens University or the Botanical Gardens. There was a large selection of economical restaurants nearby and it was only about a half-hour's walk to get to the centre of Belfast. We had a mini-fridge. There were picnic tables out front, so you could eat outside if you preferred. It was dog-friendly!

The sofa-bed our son was on was reportedly not very comfortable. The toilet seat was loose. One of the lights didn't work. There weren't many breakfast options for my low-carb husband. Our room looked out onto the street and, perhaps because it was graduation season, there were a lot of noisy revellers outside every night.

Ideal stay for a weekend in Belfast, and great value for money. Room is very comfortable, and the place is spotless. Located in a nice area very near Queens University and about a 20 min walk into the city centre. Breakfast was basic (as expected) but was still nice. Very nice staff. Would definitely stay here again.

The breakfast room could have laid out a bit better. When it was busy it was very difficult to get to the buffet table with the food, as there's very little space between the dining tables and the buffet. This is a minor complaint though! Also, to note that there are a lot of stairs in the property, so if you have any mobility issues it's worth requesting a room on a lower floor.

The 4 digit PIN codes for the rooms seemed too easy. Someone entered my daughter’s room when she was showering alone but fortunately left quickly. Perhaps look at code selection and override. An internal extra lock might be good.

the property is in a very good location, close to restaurants and bars but far enough away it’s quiet. close to the train station too. the staff were very friendly and checked we were all okay. the main communal area on the ground floor was very well stocked with drinks and snacks, also a very nice chill out area.

parking - but in fairness we booked on a very busy day (graduation at Queens University) and struggled to get on street parking. The booking was for my parents and they were on the 10th floor - again, not necessarily an issue but in future may be best when booking to make sure you’re on a level you’re comfortable with :)

Lovely room with a very nice and modern bathroom. Great big window too. The location is really near the university and I would happily stay here again for a quiet, well connected part of town.

I think the walls might be quite thin as it was a bit noisy even though it was just people in the next room talking. That can't be helped! I found the breakfast member of staff a bit rude and abrupt. Instead of welcoming people to breakfast, he waited until people were seated and without pleasantries asked for room numbers. That came across as quite brash and accusatory. Same when leaving breakfast, asking when I'd be gone, but not if there was any help or information he could provide. A welcome and asking for a room number, and a goodbye with offering help would have made this much more pleasant.

This property was outstanding! During my visit here, I felt like in a movie, because the building gives the impresion that you are in a fairy tale. We had the breakfast in the morning at the first flor, and the decor from the kitchen was wonderful. If I will ever come back in Belfast, definetly I will chose again this accomodation.

Everything was spectacular, the staff is awesome. But before our arrival I get some text messages from the accomodations to pay in advance. I thought it was a scam, but it was just a missunderstood.

Great location, friendly staff and a good continental breakfast. Bed was very comfortable, clean and the decor was up to date.

We were up 3 flights of stairs and when we got into the room there was no towels. The shower cut out on day 2 in the morning and didn’t come back on so we had to use the communal. Breakfast set up was also less than ideal, on the morning of our departure there were no seats/ space to comfortably move to and from and the getting food was also a bit annoying.

Location good. Breakfast was quite limited. I am gluten intolerant so had little to no choice. Lots of stairs - we were on the top floor - so be prepared to walk up several flights. The rooms were clean as was the accommodation. Just be advised that they don't tidy your room/make your bed. We were there for two nights. Very easy to walk into town central. Good shower.

The room is small for the money but I believe that is fairly normal for Belfast.
