This might best be described as a 'homestay' B&B. Tim, the host, was welcoming, friendly and discreet. The room was lovely, facing out over the Thames estuary and the bed comfy. Continental breakfast was DIY with Tim having set out everything on the kitchen table the night before. Louis, the pug chihuahua cross, will also give you a very friendly welcome. Lots of parking space on the road outside.

Nothing much to dislike really. Just be sure you are comfortable with a homestay style of B&B.

Very homily, we were told to treat the house as we were at home, a view of the see from the bedroom. To ask for anything we needed, allowed to help ourselves to extra milk . The pets also made us very welcome, especially louis, the dog. 😊 Tim was very welcoming. The beach is just down the footpath. the town was within walking distance , train station very close. Lovely peaceful location.

There is nothing I didn't like. Just a little suggestion: a boiled egg with breakfast would be nice..

Tim is a fantastic host. Will be staying again if visiting the area. House was very clean, and Tim catered to our dietary needs for breakfast. House is very quiet, with plenty of charge sockets in the room, with a tv that has a fire stick. Fast Wifi also in the room. Has a friendly cat and loves to be petted. The location is perfect near beaches, with free parking. Thank you again, Tim.

home from home place. The host, Tim was very knowledgeable and friendly. lots of garden birds. we are always fascinated by seeing the parakeets flying, in the thanet area, something we don’t see where we live.

it was all we hoped it would be. Maybe if you had walking difficulties, the stairs could be a problem. Also, there is a lovely cat 🐈‍⬛ just to be aware, if you have allergies to cats.

Host was very welcoming and put himself out to meet our dietary needs. He also recommended local places to eat. The room was comfortable and he provided an electric heater incase we were cold, but actually we didn't have any issue with warmth. Shower was really good and towels provided were clean etc.

My one critique was that it would have been nice to see a soap pump in the bathroom, rather than a shared soap bar.

I have no words, I currently have the real holiday blues! Tim was a wonderful host couldn't do more for myself and my partner. From the moment we arrived he was friendly and attentive. He made us feel so at home and said see me as your long lost uncle. The house was so tidy and had such a comfortable and homey vibe to it. The room was just what we needed double bed, storage space and could see and hear the sea. There was so much storage space, Kettle with a selection of teas and coffees and glasses. I thought it was also handy we had sink too. There was a TV in the room with a fire stick with lots of apps to flick through we had problem with Disney plus and he was straight there to help us and get it sorted. The room was so unique and had so so so many dvds, books and cds to use if you wanted. There wasn't one thing missing. The bed was very comfortable however my partner is over 6 ft and found it a little small but he slept like a dream still. I won't lie I was really adamant about having to share a bathroom at first but it was no issue. The bathroom is right next door to the room and it's so clean. Tim informed us that he would shower at 7am due to having work so we just avoided the bathroom then to give him his space and we had no issues. The shower was amazing!! Tim laid out a beautiful spread in the morning with toast, cereals, fruits and croissants with a choice of juices and tea and coffee. Was so lovely and again so clean. We know the area really well and couldn't believe how handy the location was you can walk to Birchington but we drove for 5 mins and then the other way you have a 5 min drive to Westgate. The town is 5 mins drive with so many shops and restaurants. If you are coming by train it would be a 10 min walk to Tim's. Each day he told us great recommendations about places to visit and eat which I thought was wonderful he was very helpful and answered all our questions.

Can't think of one negative was all wonderful.

Great location in walking distance to Birchington town centre. Reason for my stay was I was visiting my Nan and I brought my boyfriend this time so we decided to book a b n b. Once we left we said this will be our go to b n b when we visit again. House was very relaxed and welcomed warmly. A continental breakfast was provided with nice juices, crumpets with cheese and ham and fresh fruit. For the price we paid we could not fault it. Comfortable bed and quite location. We will be back : )
