The property is centrally located, which means all places of interest are within a reasonable distance. The host was very welcoming and accommodating. The property is finished to a high standard and all needs are catered for. Our room was facing the road, but I have to say we did not experience any noise or a disturbed nights sleep. Breakfast was delicious and there was an excellent choice, there were also a variety of jams and marmalades to choose from. (4 night stay)The rooms are cleaned daily and the standard of cleanliness is excellent. We would definitely recommend this property and we will return again.

Great welcome from Mel and Tom. Our luggage was carried up (we’re too old to manage). Our suite was impeccably furnished. Super comfort and attention to detail. Every need was catered for, from fresh milk in the fridge to a proper coffee machine, luggage scales and sewing kit as well as iron in wardrobe. Lovely toiletries. Comfy bed with soft mattress cover and good cotton bedding. Delicious breakfast cooked to order for my husband. Quality ingredients. Artisan bread for toast.

We were on the top floor of a Georgian property so obviously there can’t be a lift. Fortunately we had takeaway food from nearby Waitrose so could stay in and eat in our comfy suite. The pillows were a bit hard. My breakfast pancakes were hard and a bit odd, not “pancakey “. I know I should have mentioned this at the time but I didn’t want to spoil the happy atmosphere and everything else was great.

I stayed with Karl and Jocelyn last Thursday and I cannot praise their hospitality more! The premises are stunning, my room was spacious, immaculate and well-equipped, and the morning breakfast was absolutely delightful! But above all, Karl and Jocelyn as hosts are so welcoming, caring and warm - they really make the house feel like a home to guests. In fact, I didn’t even feel like a guest, I was made to feel like part of the family! A wonderful stay with wonderful hosts. Thanks so much again, Karl and Jocelyn! Friendly reception. Lovely tasty breakfast with plenty of choice. Comfortable beds and high quality bathroom/towels. Lots of little helpful touches surrounded by Old world ambience and excellent High Street location for amenities. Circumstances meant we couldn't be provided with two single beds but were accommodated instead in a very pleasant upgrade room with very large bed and independent duvets. Karl and Jocelyn, thanks very much for looking after us so well.

Beautiful guest house in the heart of Dorchester. Lovely room and bathroom with a very comfy bed. The rooms had a great range of amenities especially the small and useful fridge which was stocked with water and fresh milk. Breakfast in the morning was absolutely fantastic, no request was too big! Big thank you to hosts Karl and Jocelyn ( and their gorgeous dog!) for being so friendly, attentive and for making me feel comfortable on my stay! 100% would recommend to anyone looking to stay in the area!

The room was a very pleasant surprise as it consisted of three rooms - bedroom, bathroom and small lounge. The hosts were super and nothing was a problem to them. The breakfast had an extensive menu and was top quality. The location was in the centre of Dorchester which was ideal. Parking in the nearby council carpark was not a problem. A thoroughly enjoyable experience.

Karl and Jocelyn were fabulous hosts. New to the business they gave us a friendly, welcoming stay. Breakfast was generous with many choices. All facilities were thoughtful and plentiful. Definitely a place we'd return to.

Parking wasn't ideal but manageable. There are a lot of stairs in the house, if you're less mobile. Nothing Karl and Jocelyn can do about either circumstance.

Friendly greeting from our host Tom on arrival set the tone. 2nd floor Room/suite was large and well appointed. Very clean. Great shower, secondary double glazed, handy as its on a main road. Useful air cooler in the room. Full English breakfast was well cooked, perfect bacon, endless toast and coffee, cereal and fruit, help yourself. Large choice of favoured jams & marmalades. Situated on busy road with pubs, tearooms amenities. 10 mins walk from town centre and rail stations. Borough gardens 4 mins. Perfect

We came to stay for one night to begin our honeymoon, we had a lovely stay and were welcomed by a box of chocolates and card to congratulate us on our recent wedding. The room was a very good size as was the bathroom, lovely big bath, toiletries and added extras like cotton pads etc were a lovely touch. Very handy to find an iron and ironing board in the room along with a hair dryer and other essentials, every need has been thought of. We had double doors on our room which opened onto a very small but very charming seating area which was an added bonus to an already fab room. Breakfast was delicious, quick service and cups were never empty :) Can't wait to come back and stay again.

This beautiful house is situated right in the quaint town. On arriving we were greeted very professionally and informed we had been upgraded as I had explained it was to celebrate my husbands 50th birthday. We were over the moon to have a beautiful suite , with a stunning bathroom deep bath & well equipped bathroom. Led lights on the mirror made the bathroom really cosy while in the bath. We decided on a stroll and found the best art shop just a stones throw away . Further up we had a Thai takeaway which was delicious and able to enjoy it in our room. In fact the suite was so lovely that I didn’t want to eat out. we enjoyed the tea facility the fresh milk and water a great touch. The bed was very comfortable we had a great sleep no noise in the house blinds and curtains so able to block out light. Oh the lovely breakfast area was well stocked with cereals and other delights. An array of Jams I absolutely love then strawberry and champagne one. I’m hard to please with tea however the tea here was perfect . The hot breakfast was absolutely 10/10 and I got the most perfect pouched egg. I had to arrange this trip as a surprise and I wasn’t sure quite what to expect when arriving as we live 3.5 away so no knowledge of the area. I booked here as it seemed to have character and was just 20 minutes from the tank museum which is what we were there for. ( this is an absolute must visit fantastic!) I’m so so happy I chose here and if we come back which I would like to for the monkey place then I would book here. The parking at top o town was £6.60 ish from when we arrived to the next day which we found to be fairly standard. It is a short walk to the house so not a problem. Thank you for a wonderful stay . I fell in love with the bathroom ! When I saw it I went straight to boots in the town for bubble bath and bath bomb! There is some toiletries in the bathroom but I like big bubbles …

the only down side is no onsite parking however the car park is not far away @ priced much the same as others .
