I stayed in the room right at the top of two flights of stairs. It was very quaint with low timber beams and a lovely view. The setting was very peaceful and the garden around the hotel very pretty with many flowers in bloom. The bed was comfortable. The room had kettle, teas, coffees, biscuits and mineral water. Breakfast was tasty especially as I hadn't realized it was included in the price I'd paid (-definitely the best value place with charm in the area)! There were juices, cereals, traditional English breakfast, toast and jams, and yoghurts. The coffee tasted like filter coffee and was served in a pot. Staff were polite and friendly. The price - I paid £64 for a double room with full English breakfast. As a regular visitor to the area with an elderly parent in nearby Hailsham, I know this is extremely good value.

The shower was very small but this may have been smaller than in other rooms. After a very long hike, it was too small to immerse myself properly to get rid of the aches. For one night it was okay but if you were walking a lot everyday you'd need a bigger shower or a bath. Although the room's white and grey decor was very pretty and summery, the white blinds were impractical - I woke up at 4.30 am due to the brightness. Some grey blackout curtains would be much better but more expensive to maintain in terms of cleaning. (It would be good to have some decaf coffee sachets provided in the room too.)

breakfast included but we couldn't entirely do it justice as we were due to meet a friend for lunch. Lovely historic old farm building, very interesting, and lovely garden, farm, and plant nursery next door, we bought plants.

We hadn't been informed that the road was closed very close to the hotel and we approached from the wrong side, one of us had to get out and walk past the closed bit in order to check in and find out how to drive around the other way to get to the hotel by car. In the dark (we had arranged for late arrival/check-in following the opera at Glyndebourne).

Love staying here , location , breakfast , comfy room all great , friendly staff. Beautiful gardens to sit in . We married here 8 years ago , it hasn't really changed since then ( a good thing ) the staff had our room ready early on arrival as we had a wedding to attend , we were so pleased , thank you.

Our room was above the main room downstairs and woken up by some sort of meeting at 8 am , very loud talking. It was a week day , maybe just warn guests this could happen as its an old building and this really did carry to upstairs. A bigger bath, maybe ? The bathroom is big enough to take it ( we are tall guests) .

The atmosphere in the hotel was very friendly and welcoming. I needed to change my check-in time and this was no problem. The room was warm, comfortable and clean with plenty of hangers and a comfortable bed. Breakfast was delicious and plentiful with friendly, helpful service. Bath water plentiful and hot.

Two small things … I feel the cold unusually and could have done with an extra blanket at night, but this didn’t seem to be available, though I was offered a spare duvet. I didn’t persevere with my request and instead wore extra clothes in bed overnight. Also it might be worth checking the shower in my room ( room 8) as I couldn’t get it to work but as I prefer baths anyway this wasn’t a problem.

The grounds are beautiful, with benches and outside seating which was perfect for the weather. We wish we had the time to sit and take it all in. Driving in you see all the green hills around and is lovely. The room was very big too. We will stay here again for sure due to it being close to relatives and better priced than the travel lodge (which family members stayed at which also had no breakfast included while paying bout £30 more). The person who dealt with us was very welcoming on check in and at breakfast.

The bed was a bit lumpy, and needs a little renovation in the communal areas. The breakfast was ok but only one sausage allowed and it was very small (nice flavour though). None of this would put me off staying again.

Hashem took me to my room and showed me where I needed to go for breakfast. Breakfast was prepared by Nasser and was delicious. My room was comfortable, warm, (freezing and snow outside). A lovely location and a very pretty hotel (listed building) and gardens. I found the hotel and staff lovely, nothing was too much trouble. If I have to travel to the area again, I would definitely stay there as it was much more comfortable than the larger chain hotels.

Getting up the slope to the car park which was covered in thick snow and ice ... no fault of the hotel

Third time we have stayed here. A lovely character property in a quiet village location with nice garden. Nice welcome at reception. Room and bathroom spacious and very clean, bed comfortable, room warm. Breakfast really good, with quality, well cooked, ingredients. Parking available on site, (although limited). A good night's sleep, a clean room, and a good breakfast, - just the ticket!

The property would benefit from a lick of paint in a few places, although the public areas were fine. Also, we stayed on a Saturday and there was a wedding reception taking place in the room directly below ours, which meant loud music for a while but it stopped around 11.00.

After having a particularly difficult few months dealing with a family bereavement I brought my Sister and Daughter for an overnight stay at Chalk farm, from the moment we entered we were greeted with kindness and friendliness. Chalk Farm has such an amazing history and the building has so much character. My Daughter is autistic and struggles in new environments but she managed so well, there was a private Christmas party in the evening which staff did pre when us about but it didn't hinder our stay at all. Staff were so helpful and welcoming, will defiantly return.

Charming old farmhouse, beautiful garden, quiet location, parking on site (although limited numbers, but you could also have parked on the street easily), super friendly staff, wonderful breakfast. We would book again if staying over in the area for walking, as we were this time.

Shower - very low pressure and difficult to avoid scalding / freezing water changes! Proper mixer with a pump would have been ideal here :-). Double bed in our room was not the most comfortable but ok for an overnight stay.

Breakfast was fast, substantial and tasty- particularly the bacon! The location was fabulous. Lots of wonderful walks available in such an historic old village. Easy access into Eastboure via a close-by bus and close enough to Polgate station for access to the airport, London and other places. Perfect!

No real complaints but perhaps a bar with snacks available for the evening might add to its attraction.
