Location away from bustle and crowds and only has two rooms so intimate and quiet. House and rooms were spacious,clean and in keeping with the age of the property. Superb breakfast in a grand dining room. Fresh fruit salad was a refreshing start to the day filled by a full English. Bed was very comfortable and room was will equipped with fridge and microwave. Lovely enclosed garden for guests to sit and read. Very dog friendly and short walk to local park and Green King pub with good chef (also dog friendly). Very attentive and friendly hosts. 10 minute drive to the beach and gardens. Highly recommended.

The breakfast was absolutely gorgeous! Perfectly cooked, and hosts were very kind to supply exactly what I liked/ needed - due to being Gluten-free. The fruit salad, had the most amazing selection of fresh fruits. Fresh milk in the bedroom - made tea much nicer, and was a lovely touch (I could have done without - just for environmental reasons). The property is a very old-fashioned farmhouse, and has been decorated in keeping with the theme - lovely selection of interesting artworks too. They are dog friendly - which is amazing!! Room was huge, and bed too - and very comfortable.

I was given a key and told the front door can be a bit tricky, with some difficulty of access - which made it hard to avoid making a noise to access late on. And made me worried, about disturbing guests or the hosts. It is also dark at the doorway and so on - so, quite tricky with the locks and stiffness. I managed it fine though.

Breakfast great. Tea Coffee & chocolate in room, milk & bottled water in fridge. Owner helpful in recommending good gastropubs in & around Felixstowe.

Front door & bedroom keys difficult to use, needed two hands so problem when carrying anything. Dirty cup in bedroom wasn't cleaned or replaced for second night.

Location is fine for us, about a mile or so walk to the town / beach (different directions!) Handy local convenience stores and the room is really well equipped and spacious. The mini fridge and microwave were a good addition and there are chairs to sit on so you are not left with the bed as the only option as with many other places. The bathroom was large and the shower efficient. Nice touches throughout. Breakfast plentiful and freshly cooked.

Spacious,clean, comfortable, quiet, bedroom with ensuite & 2 large Gorgian windows overlooking the garden in a, characterful home. Controllable radiator and heated towel rail. Welcoming, helpful hosts. Close to bus for town, beach, foot ferry, fort. Locally sourced, cooked breakfast beautifully cooked, real coffee and delicious fresh fruit salad. Wide choice of breakfast time, in dining room, over looking a beautiful large treed garden. Small fridge and bottled water provided in the bedroom with usually tea/ coffee, chocolate and nice biscuits and dietary needs catered for. Offer to change bedding & towels during the week.

Would have liked 2 easy chairs in the bedroom to watch TV, read and relax. Extra pillows if needed.

Lovely friendly, welcoming atmosphere. The hosts are very welcoming and went out of their way to make us feel comfortable and ensure we had everything we needed. The room was spacious, warm and bright, and well-equipped with a kettle, fridge, microwave, TV and digital alarm clock. We travelled with a little dog, who enjoyed a sniff around the garden (on a lead). We were welcome to come and go as we pleased throughout the day and evening, and no one bothered us. The hosts provided details of local takeaways and said we were welcome to book a delivery, and offered to provide plates and cutlery to use in our room. The room was quiet, we couldn't hear anyone else in the house and there was very little road noise. The breakfast choice was extensive, and the cooked breakfast was generous in size and cooked to perfection. It was an extremely enjoyable stay.

Nothing, everything at least met our expectations and largely exceeded them. For a family-run accommodation, I don't think there was much more we could have asked for.

The Grange Farm House offered everything for a quiet, comfortable short break. Exceptional breakfast including an amazing fruit salad. Very comfortable, clean rooms with fridge containing fresh milk for drinks. Very jovial, helpful hosts who were very attentive to our needs and very informative about the local area. Could not fault anything. Will definitely return.

Everything about the stay was perfect from the room to the breakfast with freshly prepared fruit salad and full English. Stephen was so helpful giving me a map and marking the places I was visiting and giving me info on places to see. Liz prepared the perfect breakfast, far superior to anything I would find at any local hotel.

Tasty cooked breakfast with cereal or fruit before. Beautiful period house with double aspect bedroom - but quite a busy road so if windows were open, it could disturb you. Very comfortable beds with cool, clean bedding. mini fridge in room was useful and well stocked coffee/tea/biscuit selection

Limited choice for cereal and nothing like yoghurt offered as buffet style breakfast not available - Covid restrictions. The bathroom was carpeted and had no ventilation so we needed to keep the door open. The hot tap (the owner was aware) was broken and tricky to turn off. The towels had definitely seen better days - very old and with many loose threads - this was a surprise as the bedding and pillows were good.

Fair to say we thought the location would be more rural and were slightly concerned on first arriving but once entering the garden there was a peaceful feeling and just forgot we were on edge of large estate the room was large and comfortable Comfortable bed evertthing for a comfortable stay
