Had a twin room. Beds were comfortable and clean. The room was Functional. There were coffee making facilities and a fridge. The shower room and Toilet were very spacious with extra draw space for clothes. The dining room had plenty of room, no fighting for elbow space, and the Breakfast was plentiful and very tasty. There was a good choice that should accommodate anyone. My son who is hard to please gave it a big thumbs up. The owners were very Professional and easy to talk to. The walk to the sea front was less than Ten minutes, and about 20 minutes to get to town. The Hotel is in a quiet Area, but there is a Well known small super market two minute walk away. Parking was limited on site, but I found parking on the road within a minutes walk without problems. The main A47 road was just a short drive which made access to surrounding towns easy. This was a great base whether you wanted a trip out for the day or a trip to the beach and Piers. A lucky find for the independent holiday maker.

Not a great view out the window, but I wasn't there to look out of the window.

The B&B cost me £34 a night including breakfast, that alone is amazing value. I booked a nominally single room but had a (small) double bed in a large airy room with separate shower and toilet / sink which included soap/shower gel etc. The room had a small fridge/freezer which is better than you get at many budget hotels meaning I could keep stuff fresh out of the cool box, plus both kettle (with the usual instant coffee and tea) and a Tassimo coffee maker with free pods (replenished when the room was cleaned). There were also wire storage/drawers and hangers on a rail, a decent TV, a small fan unit as well as modern plug sockets with USB chargers! A couple of normal chairs and an armchair completed the room setup. The room was clean enough for me (I am not one of these types who puts on a white glove and inspects for dust like on '4 in a bed') and I slept well particularly after my long bike ride on the Sunday! Breakfast, again is included in the £34!, though I only had it on one day due to an early start on one but 2 cups of filter coffee, a full English and 2 slices of toast with juice is exceptionally good value, the breakfast was also well cooked and served quickly (I was the only one down at that time mind you).

I personally prefer firm pillows, a choice would be good, the 4 on the bed were all soft so I ended up using a cushion as a sort of extra firmness layer and also tried 3 pillows together. I had come prepared for sleeping early with earplugs but I would advise doing this if you sleep light as the fridge inevitably makes noise all night as the cooling kicks in periodically. Similarly I need countryside levels of blackness for a good sleep so I travel with an eye mask - even with blinds and curtains done there was a lot of light coming into the room, again be prepared. A minor niggle also but the shelf over the sink in the toilet is too low vs the sink so it was difficult to wash your face without splashing the floor. None of these are deal breakers but just worth noting.

Arrived and welcomed by owner, to a ground floor double room. Spotlessly clean and very comfortable with kettle, coffee/chocolate pod machine and plenty tea bags, with a fridge that held fresh milk, renewed daily, etc. Ensuite with shower, towels and toiletries supplied. Could not have asked for more, bed very comfortable. Now the breakfast, a huge menu to pick from and all cooked fresh of excellent t quality. One day I had a kipper, which was a real smoked one superb taste. Certainly a place I would recommend.

As always, this guest house is impeccably clean, welcoming, friendly, comfortable, and a pleasure to visit. My first choice guest house in Great Yarmouth, and I've stayed in quite a few on my regular trips to the area. Excellent value for money, wide choice of breakfast menu, and little touches such as fresh milk in the room rather that UHT portions. Highly recommended and will be there again later in the year,

There's nothing not to like about this guest house, It's an excellent place to stay, either for a short break, or a week long holiday.

The location of the hotel was good. Quiet residential street away from the arcades, so you got a good nights sleep, yet close enough to all the amenities. Great choice of food for breakfast. Comfy beds. Well appointed facilities from kettle to coffee machine to fresh milk in the fridge. Clean rooms. Friendly hosts.

Even though our room was ensuite, it was weird not having a door to the bathroom. I was with my husband so not too bad, but if I staying in the room with a friend then that would have been a bit odd.

Home from home. We had everything we could have needed. All the little extras that other guest houses do not think about. Very clean. Comfortable king size bed and a wonderful big breakfast. Everyone was quiet and respected others. Easy access and good lockable doors. Free parking outside. Nice hot shower with complimentary items. Hair dryer. But breakfast was pretty substantial. Lots of variety that keeps you full until dinner.

There was nothing not to like. I think if someone very elderly or disabled would need to make arrangements to travel to the town and pier. But everything about this guest house was spot on.

The breakfast was lovely, and the host was very welcoming and attentive. It was wonderful to see a fan available in our room, it's been so hot recently so this was a nice addition. The facilities in the room were easy to use and plenty of tea and coffee was provided.

I used the Tassimo machine in the room, but it leaked everywhere, not sure whether it needs a calc clean, and a thorough wipe down. I have one at home and this hasn't happened to mine. Other than that all good!

Dene House was very welcoming. Our room was clean and bright. There were tea making facilities and a coffee machine. Plenty of towels were provided. The breakfast could not be faulted. All ingredients were locally sourced and nothing was too much trouble. There was an extensive breakfast menu and every visitor is well catered for at breakfast. We would certainly visit again if in the area.

The only thing that was missing was a comfortable seat to sit on when in the room. We only had one chair and a stool so it meant that one person had to sit on the bed to get any comfort.

Breakfast was great. Beds very comfy, coffee machine is same as mine so I found it easy to use. De- caff products as well which was good for a late night cuppa. Bathroom and bedroom very clean, hosts happy to discuss good places to visit if you ask for advice.

Off street parking is limited, but luckily there are usually spaces across from the property. Can't think of anything not to like. Garden View is superb. This was my second trip to Dene House., and hope to go again maybe September as I like it a bit out of the summer season as well.

We were attending the Great Yarmouth Soul Weekender and no room on the holiday park so booked this B&B was good location was close to main attractions in Great Yarmouth. The shuttle bus to & from Vauxhall holiday park was less than a 10 minutes walk. The breakfast was very good, fresh ingredients a good choice of breakfast. Not a buffet you have to place your order. Comfortable double bed.

The electric shower was difficult to regulate hot then cold and we didn’t even touch the controls.
