I'd just attended a family funeral on arrival. i was welcomed by a lovely gentleman who insisted he made a rm change to accompany my needs. The house was beautiful,the view was outstanding. I felt like I was home. I walked around the grounds and felt overwhelmed by veiw. I will be staying again. I did live in Cleckheaton for many years, and memories came flooding back, I was I'd have stayed longer. Bolton born Yorkshire breed strong in arm,thick inn head hehe. Thanku to the gentleman who provided me with extra coffee n suger at 6am.

Was woken by a very rude couple checking inn, who was shouting at the check-in desk. Then, repeatedly arguing during the night, which I thought was very inconsiderate.

I stayed in room 1, and the bed was comfortable, with clean bedding providing a good night's sleep. The shower worked well, and the basic amenities were sufficient for my needs, offering decent value for the price. There's a local shop about 10 minutes away for any necessities. If you're not overly concerned about aesthetics and prioritize a comfortable stay with simple amenities, this place is worth considering. Support the owner and enjoy a decent stay. Checking the previous reviews I was worried to book but to be honest, the stay exceeded my expectations.

Certainly room for improvement. The bar and dining area, though depicted in photos, aren't operational, potentially causing confusion for guests who expect to use these facilities. Breakfast isn't offered, but a local shop is conveniently nearby, and there's the option of Deliveroo. The rooms show signs of aging and could benefit from a refresh to attract more guests. It can get a bit noisy due to the building's age, but there's limited scope for improvement in that regard. The light bulb in that room could do with replacing to a natural colour one as it was bad for the eyes. Despite these aspects, the place holds significant potential and could become a gem in the area with some enhancements. I will definitely book again when next in the area.

Excellent value. The bed was so comfortable. I've stayed in hotels 10 times the price per night and the beds weren't as comfortable.....

There is some kind of building next door and the outdoor floodlights are insanely bright.... It was like daylight in the room at 2.30 am..... Such a shame, spoilt my nights sleep, but everything else was so good. Room 2 - the photos were taken at 2.30 am and show how bright the floodlights were...... I would definitely stay here again....

Glorious location in the middle of sizeable grounds with very much of a countryside feel, just a mile from Clackheaton. Once speing kicks in in earnest it'll look even better. Very quiet at night (other than the background rumbling from the M62). The room was comfortable and very clean, the host (who I did not meet this time) is very pleasant and helpful. Great for an overnight stay for work and beats the standard hotel chains by a country mile, although restaurants and shops are a bit to far to walk, so best stock up before getting there and then it's perfect.

No complaints.

Lovely lovely people & an absolute pleasure to stay there. Huge grounds with plenty of nature at your door. 11/10.

Only downside I could see was the WiFi didn't connect everywhere but hey that's a plus.
