fantastic layout,looks and feels like living in a castle,very clean,quiet,easy to access,near supermarket,near town centre,very helpful ,kind and communicative host ,went out of his way to help me ,offer me the best room,superbe quiet stay.

√ Easy hassle free entry thanks to their automated sms message with access codes BEFORE ARRIVING. I've lost count of the amount of times I've had to call a number when I arrive at other places. √ Automated locks on the doors, one code for the main entrance, another code for your room. It gives you a sense of security you don't get in most places.

- Cleaners tend to forget to give the kettles a quick wipe. You arrive at the accommodation, go to put the kettle on and there is dust on the kettle. - and also, hard floor surfaces tend not to get wiped as much, but other people's hair does accumulate on the floor which I had to wipe up here aswell. - The shower floor is VERY slippery when wet.

Close to everything you would need but far enough away that it was really quiet, didn’t hear outside noise, the bed was really comfortable and access was quick and easy, even said we could get in a bit earlier although in actual fact we ended up checking in later. Free parking on site which is always good.

Could do with a re-furb, lots of marks on the door, big patch of mould on the ceiling, few marks on the carpet, the lid (not the seat ) for the toilet was only half there, the other half was snapped off and nowhere to be seen and you could open the bathroom window but the vent from the Chinese was right outside the window so the smell of grease and cooking filled the room if you had it open us it was really noisy. however if you left the window closed, no smell and no noise.

Good location, easy to find as pretty much straight off the M56, very easy to get to Manchester centre by bus. Surprisingly pleased after reading previous reviews where bookings seemed to be non-existent on arrival, or access information not being received. We were a little wary having read these, especially with no staff on-site, but everything was fine. Communication with the hotel in advance of our stay was excellent, even to the point of helping us with bus numbers to get into Manchester!

Would have been nice to have more 'fresh air' in the room, as we were in the attic on a very hot day. However there was a fan in the room which was a godsend. Would have been nice to see a staff member, even if only to thank them for their help!

I was in room 8. It is in the eves & has limited head room. Difficult to make tea or coffee. The tea cups were terribly small (about 4 sips) although the coffee provided was nice. It is fairly dark, having only a small window. The window must be closed else there is considerable road noise through the night. A fan is provided should it be hot. There is a continuous leaking sound. A constant dribbling/splashing coming from the radiator/towel rail in the bathroom. It is most disturbing. Hopefully it is easy to fix. Perhaps just needs bleeding. A bus stop is located not far across rhe road for easy travel into the City.

The building is old and beautiful. The room was spacious and warm (a radiator and an electric fire place), good water pressure in the bathroom, and hot water from the first second. The beds were comfy. Few sockets in the room, but the extension was provided. Coffee/tea, sugar, kettle/cups, spoon were provided. We paid via bank transfer a day before the arrival and it was a very good decision because otherwise we would have had to wait outside the building for the account number, then for the confirmation, and then for the codes to enter the building.

The customers support is rather slow in responding to messages. The first day I tried to call to ask for a WiFi password but just the voice-mail was available. The room has the single glazed windows that allow some cold air to come inside (we used the curtains and blinds to prevent it). The shower head in the bathroom fell apart with the first use, and we had to fix it by ourselves. The WiFi signal is weak (the customer support told us that it's the problem of the provider). The check out time is rather early, 10.00. I was told that I could leave the luggage behind the front desk after the check-out but finally, I decided not to do this as that place was not clean and filled with some bad looking old cartons boxes.

We only stayed for one night, really just needed somewhere to sleep after a concert. The location was great for where we needed to be. Communication from the owner was good and gaining access was easy. The room was a decent size, overall the cleanliness was satisfactory, and the bed was very comfy. For the price we paid and what we needed, it was good value for money.

Several old stains on the carpet, mattress and mirror. Furniture was old and tired. Room could just generally do with a bit of a deep clean and a makeover.

It was amazing,they offered us early check out as we got into manchester earlier than expected which was very lovely. it was accessible by public transport very easily,close to the venue we was going to and very safe and secure with the door system! would 100% recommend and stay there again if staying in manchester! i loved it the staff were wonderful and so helpful! best place in manchester i’ve stayed!

Room was very clean, bigger than expected and comfy, we were room 4 and got little to no noise from the road, we had the windows open too. Easy to access and we liked the aspect of it being staff less, was a new experience for us but would definitely do it again

The room was split into two by a wall, the second half of the room had no working lights, be this on the wall, the lamp provided and even the bathroom.

Good value for money for a comfortable bed and a parking spot. Good location for getting into Manchester. Code entry and no staff. En-suite all fine and a useful cupboard in the room with a fan, ironing board, iron and hair dryer.

If there were two in the room someone would be bumping their head on one of the attic beams when they got out of bed. Fine for one side of the bed though.
