We had a luxury room which was large with a comfortable bed. it was regularly serviced and very clean. The staff were all very friendly and helpful and there was a good choice on the breakfast menu

paying £5 a day to park. The carpark was just behind the hotel up a very rough unmade road. We arrived at 3pm which was the earliest we could check in and the carpark was full. We couldn’t park in a marked bay but had to find a place at the side under a tree. We paid £820 for four nights which I consider should have covered the carpark which is owned by the hotel

All the attractions, and a few disadvantages, of its position in the middle of Rye. But the midle of the little town, with its splendid views, is the best place to be - and the Lookout has its own parking for which reasonable charge was made. Our room seemed to have been recently refurbished, and the generous delicious breakfast sometimes ruled out any question of needing lunch! Restaurant closed for dinner - no problem, for our 3 night stay we ate at three lively pleasant restaurants all within 20 metres along from the Lookout's front door. All staff friendly and helpful with advice.

Decor in common areas a little tired, but given the savage problems small hospitality outlets have had in last 3 years, entirely forgivable. All the things that mattered were excellent!

Comfy beds and pillows. Right on edge of town. Very easy for walking. Many restaurants and pubs. Parking available. Hotel told us to pop into reception before parking. We pulled up on cobbles outside entrance as instructed and unloaded. Saves carrying luggage up extra flight of stairs from parking lot. We were upgraded because there were rooms. Room was spacious.

Room was a little dated. Balcony, overlooking parking lot, needs to be spruced up with fresh paint, but lovely, sunny area. The driveway into the parking lot was dirt with potholes. Go Slow.

Good breakfast choice and friendly staff, possible to request extras if not on the menu, even gave us warm pastries when we left early, nice to be in the place where ppl care. Also in the room it was a pleasant surprise to find not only tea but also yummy biscuits.

Very steep stairs, would not recommend anyone who comes with large luggage, as too difficult to pass, we could not really sleep because of seagulls noises, i guess one who lives by the sea is used to but i had to use earbuds to cut out the noisy birds

The room was well worth the price. Our room had a comfy super king bed, chaise longue in the large bay window as well as a sofa, plus all the usual facilities (tea/coffee, TV etc). The bathroom was huge, with 2 sinks, shower and a very large bath. Staff were all super friendly (special mention to the waitress who served our breakfast) & the food itself was lovely. Parking facilities were a bonus, as it's very hard to find places to stay in Rye that have their own car park.

Just a minor point, really, but I always feel a little bit put out when hotels charge extra to use their car. Personally, I would rather this just be built in to the price of the stay. But, as I said, very minor and £5 for overnight parking wasn't unreasonable compared to some places.

Lovely staff. Great breakfast. Nice large room. Nothing too much trouble for the team. Fabulous location. Nice outdoor seating area, so had a choice for drinks and breakfast. Didn't have a meal at the hotel, but the food we saw looked very good.

Plug didn't work in the bathroom sink, so my partner had to stuff the plughole with paper to be able to fill the sink for a shave. We did report it. Also, no mirrors in the room, so nowhere but the bathroom to do hair, make-up etc., but there were no plugs in the bathroom. Little things, but inconvenient.

The room was very comfortable and clean with a lovely big bed and renovated bathroom. The outside eating area on the covered patio was a delight too. Breakfast was excellent. They also had parking which is very useful in Rye. It was a great location right in the centre of town.

The communal areas needed upgrading - the carpets on the stairs etc. Also our room was up in an attic area and was quite noisy with the wind, but there's not much to be done about that. Overall it was a really good option, I recommend it.

stairs very steep and narrow . we would have liked a walk in shower. breakfast was good, porridge was very good. I would have liked more fruit available such as a fruit salad or dried fruits such as prunes . decaf coffee was not very good. I was very sorry not to be able to use the swimming pool ,maybe you will be able to open it soon ,please let us know and we can enjoy it on a return visit .

The staff were great. The rooms were large, with the top floor "deluxe" room having a brilliant view over the marshes. Breakfast was good, with a choice of indoor and outdoor seating. We travelled by train, and it is easy to get to from the train station.

Lower level "classic" room has view of the parking lot, unfortunately. It has an accessible deck, however it is shared with other rooms and in the morning a scarcely clad man was walking in front of our windowed doors to get something from his car. Rooms could also do with a little TLC.
