Basic but clean and pleasant, very welcoming, comfortable bed

No low lighting in the room, could do with a small lamp or something as the lighting options are a bit bright for chilling at night. There was a miscommunication about breakfast times, so we came downstairs in the morning reliant on it, only to find it was all finished! But the lady was very nice about it and kindly made us some tea and toast and cereal, so we didn't have to leave on an empty stomach. But maybe it'd be helpful to put up some signs in the rooms with the timings on?

Convenient for town DIY continental breakfast was adequate & suited my needs

Room & bathroom were very compact, but luckily I was only staying one night. Difficult to access the wardrobe. Stairs were very steep which could be a problem for some people to manage & difficult if you had a large case. I just about managed as luckily my case was compact. Someone had written in the information book, which was not pleasant to find. Something that should have been checked by housekeeping.

The breakfast was simple continental - which was fine given how cheap it all was. the beds were really comfortable - i had a nice view from the window - the staff were very helpful indeed. There was a sitting room with firdge and microwave and comfy dinning room - so we were able to sort out our evening meal there too.

i think it should say how steep the stairs are on the website - not easy for my Dad someone had smoked in the premises which was a pity there should be hot water down stairs for breakfasts

Place is very clean and literally in centre of town. You get a really good value/standard for the price that you pay.

No breakfast available (although I have purchased a room with breakfast) - got the refund of £3 but still… Lights on the staircase are sensor sensitive. I had a room on second floor and before the light kicked off I had to climb up in darkness on narrow stairs. No parking spaces available behind the building (just a street parking)

The manager was lovely and waited for us to arrive .

The only problem was in the morning for breakfast.was told breakfast was 7.30 to 9.30 .but when I came down at 9am the lady was a little annoyed and said breakfast had finished at 9am but she then reluctantly made me a breakfast.So communication would definitely be a great asset

It was the perfect stay for the wedding we were going to. Everything was really clean and comfortable. The breakfast was perfect. The hostess was very friendly and welcoming. We would definitely stay again and recommend it to our family and friends.

Perfect location for a wander into town or a trip on the river taxi to Springfields shopping centre

Cooked breakfast would of been better as continental only on offer but not the end of the world as plenty of places within walking distance

Lots of choice at breakfast time. Great that lots of fresh fruit was on offer. Location is great for Spalding town centre. Rooms were clean and fresh on arrival and had all that we required.

I needed nothing more than what was provided.

All the water outlets could benefit from some filters or a building water filtration system could be really beneficial to combat the hard water specific to UK

Easy to park outside. Fluffy white towels. Clean bedding. Excellent breakfast. Good price. Short walk to town.

For me very steep stairs, two flights to room. Powerful shower but one temperature that was very hot.
