It was a spacious room with a great bathroom. The breakfast was lovely, lots of choice; traditional English breakfast, juices, cereals, yoghurts with fruit, croissants (with strawberry jam), lots of choice! The staff gave me the option to get clean towels every day, and I got clean bed sheets every other day. The staff was helpful with anything, I have been travelling for a few months and the staff even let me use their washing machine. The location was good! Only a 10-ish minute walk to the city walls and train station, a little shop just around the corner, and great restaurants nearby. I'd definitely recommend Holmwood House, I had a very comfortable two weeks.
The bed was a bit squeaky and so was the shared corridor door, but both were minor inconveniences during these lovely two weeks.

The decor was very tastful with beautiful William Morris wallpapers throughout and paintwork to compliment. The solid wooden pieces of furniture were lovely The breakfasts were tasty and of very good standard. Simple, honest, tasty produce cooked and presented very well by very friendly staff. I had beautiful soft boiled eggs with happy faces drawn on by the chef one morning 😊 nice touch! Offers of fresh coffee and toast to be topped up were greatly appreciated. And filling our water bottles ahead of our day visiting beautiful York was also very much appreciated. Our room was in the main house at the rear. It was relatively quiet - but as the building is situated on a main road, you're never not going to hear any traffic even at the rear. But what little traffic we did hear certainly didn't distract us from a very comfortable sleep on our cosy bed Loved the roll topped bath in our ensuite The staff from the minute we arrived offered us an extremely warm Northern welcome, and this continued throughout our stay. Thank you to the staff we met, and to those behind the scenes, we didn't meet for an enjoyable stay Getting to and from York City Centre was very easy. Although we walked everywhere, there's a bus stop one minute to the right of the guest house with regular buses throughout the day/night. Holmwood House is a 10/15 minute walk to York railway station. And 25/30 minute walk into the City Centre with several places to grab a coffee and curious little shops to explore along the way. Less than 5 minutes away heading left out of the gate towards the City Centre and railway station is a lovely pub - The Crystal Palace, no food, no mobile phones but a coal fire, comfy seats and £3 a pint!
The hot water in our ensuite was hit and miss. Sometimes, it was lovely and hot, sometimes freezing cold even after 4 or 5 minutes of running the tap It would have been helpful to have a shelf or two in the ensuite for storing toiletries. Although very clean, one or two of the towels had definitely seen better days as they were frayed and slightly torn It's not an issue if you have plenty of mobile data as I do with my mobile phone provider, but having no Wi-Fi is unusual

Second time stayer at this b+b - first time reviewer. The room was spacious for a small double. The decor was lovely - traditional but not stuffy. I like staying in places with a bit of character so I'll likely be back again. The b+b is well situated (15 mins from the train station) and fairly quiet (especially when you have a room overlooking the garden). The staff are fantastic too - they made me feel right at home!
The room I was in could do with a touch of tlc. It's nothing a coat of paint and some reupholstering couldn't fix - otherwise it would be a solid 10/10. I have been told by staff that I can get a better room deal with them direct on their website, so I will do that next time.

The bed was comfortable and firm, and the bathroom was roomy. The room was at the top of the building and the view was exceptional. The breakfast was well cooked and presented and the staff were friendly and helpful. Easy walking distance from the railway station and the city, only about 15 minutes. I didn't explore the place but I did notice a sitting room to the side of the entrance hall which looked interesting.
It was a long trek to the top of the building by the stairs, especially carrying a heavy suitcase. Fortunately I only had one rucksack but that was heavy enough. There could have been more storage space in the room, there was a wardrobe to hang my shirts but only two hangers. A hook in the bathroom would have been useful too. The room could have benefited from blackout curtains due to light from the city which made for a restless night.

The staff are very friendly and helpful. As someone who has to live a GF life and generally keeps to self-catering, putting my food safety into someone else's hands in a B&B was reassuring. I wish everyone was like this. The food was lovely too, always warm and cooked the way I like, especially a sunny side up egg! Beyond the food, any queries like directions, were easily answered and there was good comradery. I'd happily stay here again.
Hand on heart, there wasn't anything that I didn't like. I'm only typing this much because Booking.com is calculating the word count and it won't let me continue without writing enough.

Jamie and the rest of the staff were very kind, very helpful, flexible, and easy to communicate with. I really like the location and felt safe at all times. The room was clean and comfortable, the bathroom was also very clean. Jamie was helpful and responsive whenever I wrote and made it a point to find ways to make my stay as comfortable as possible.
The room was a bit chilly at night (but they did provide a small room heater) and smelled a bit like paint. I would have liked an extra shelf for toiletries in the bathroom and more drawer space in the room itself.

I've stayed here twice now and have loved it both times. Previously stayed in one of the rooms in a separate building at the back which was extremely comfortable and quiet. Breakfast was delicious too! This time I had a room at the front - much bigger than expected and very comfortable. I'll definitely be coming back again when I next need a place to stay in York
It is on quite a busy road, so I did get a fair bit of traffic noise in the front room. Admittedly I did have my window open as it was a warm night... With that and the secondary glazing closed it would likely be a lot quieter, (and I'm used to silent countryside so I'm obviously a bit more sensitive to noise). Definitely won't put me off staying again though, I slept really well!

Breakfast was exceptional. We had a cooked Breakfast and it was delicious and there was more than enough to set us up for the day. All the staff we met were cheerful, polite and couldn't be more helpful. The centre of York was not too far to walk and our room had an excellent view over the city roof tops.
There was nothing we didn't like...the only thing that might be worth knowing is....stairs! I don't think there was a lift and there seemed to be quite a lot of stairs...good for keeping fit!

Only a 15 minute walk from the train station and a 20 minute walk into the town centre. Friendly staff. Lovely breakfast. Spacious room with everything you need.

The staff were very friendly. The beds were comfortable and the bathroom was large, bath and shower. The room had space to move around but the dressing table was in a very dark corner. Just a couple of small things, curtains missing hooks so we had to fasten them together at night; a few slight stains in the carpet; missing handle on the wardrobe.
There are a lot of very steep stairs, we were on the very top floor and dining room in the basement. It was fine for us but could rule out the hotel for those with mobility issues.
