Excellent value, very clean. 2 bedroom cottage was a decent size (slightly larger and cleaner than a small cabin at Sebago Lake). Double beds in the rooms. (3 total) Free wifi, and we were able to connect our Amazon firestick to TV in the living room. Towels and one roll of toilet paper provided. Large fridge, oven, coffee maker, toaster, pots, plates, utensils in room (no microwave) One fan in cabin and one AC in each bedroom. Cute pool, didn't get to use due to bad weather.

It is a little bit outdated, but I didn't expect luxury accommodations, either. No TV's in the bedrooms. Not within walking distance to beach or arcade (also trolley service is provided during summer season)

From the management to the guest and to the housekeeping was more than I could ever imagine and I love the way they go above and beyond to make your stay very comfortable and I have never had any bad experiences and I have stayed here for over a month due to being a traveling cna. It’s so convenient to even have so many outdoor grills so you can barbecue and they’re always asking if you need anything and they are the nicest people I have ever met staying in a hotel and I could never ask for better and this is the only place I will ever stay when I’m in Orchard. The beds are extremely comfortable along with perfect bedding and even some of the rooms have a mini kitchenette which is extremely convenient so I have nothing bad to say about this place.

Check in was very smooth. Staff was very friendly and helpful. She had a heater placed in the cabin(very cool night) without even needing to request it. We had booked 2 nights to avoid work supposedly being done on home. The contractor rescheduled the work at 7 AM of day it was supposed to be done. Marcotte staff cheerfully and efficiently allowed us to reschedule our stay to meet our needs. Very pleasant surprise!

The only thing that comes to mind would if the weather had been warmer. Nothing they could do about that but the heater she supplied took the edge off.

This was our second stay, our last being in 2016. Both times we were very impressed by the wonderful staff, cleanliness of the rooms, and the nice little pool. Every morning, the housekeeper, Tina, offered us whatever we needed - extra towels, toilet paper, coffee, etc. She had a really great attitude which is so important, especially in these times. All in all, we had a lovely stay and will definitely consider a return, in the future.

The only thing that was a little disappointing this time was the lack of a continental breakfast in the office. This might have been a result of the pandemic. Still, our room had a microwave, refrigerator and coffee maker which were sufficient. The beds were a bit uncomfortable - one was too soft, the other fell off the frame. But we still had generally good night sleeps. We did not love the light on outside our door. It contributed to a bit of sleep deprivation. Also, the curtain in the window could have been better at keeping the light out and for privacy. None of these issues were game changers - they were minor.

Very clean room stocked with coffee and maker, refrigerator, microwave, TV, and toiletries. Staff removed dirty towels daily and restocked room as needed. Front desk staff very welcoming. 30 minute walk to downtown and beach, or 5 minute trolley ride with trolley stopping right in front of motel. This is a great place to stay if you’re looking for a modest motel for a great price. I’d definitely stay again!

Shades in my room were broken and allowed light to seep in from porch during the night. I hung a sheet over the window as a temporary fix, but a new shade would be better

We liked that the staff and the owner did everything in their hands to accommodate and make sure we were comfortable! Booking double booked and they didn't have our cabin available however, they went out their way to find a solution! Very nice staff and the property owner was relatable!

So The pool is a bit on the small side but I went here to go to the beach not to swim in the pool and there was barely anyone in it anyway so my husband and our children were able to swim nicely! My sister was complaining a bit about her cabin however, I believe she didn't pick the right one because there is a variety of different sizes. I'd recommend for individuals to make sure they are picking the room adequately and look at the pictures before booking.

The value cannot be beat. The room was clean, the staff was friendly. There is a free trolly to take you to the beach.

Super clean, beds were the most comfortable we’ve had, lots of room for us. It was a great place for the price and for the length of time we were there! We didn’t spend a lot of time here, but the time we did, we enjoyed the stay!

The walls were a bit thin & one of the outlets didn’t work (but we had plenty of others to use!) There were other smaller things, like no bedside tables for the one, single bedroom & that room also didn’t have a dimmer switch on the main light, even though all the other switches did.

Great easy efficient check-in. Went out of her way to make sure things were excellent (put a heater in the room without us asking as it was a pretty cool night.) We were scheduled for 2 nights as we were having work done on our house. The contractor called at 7 AM the morning they were supposed to come and do the work and said they would not be there and rescheduled for 5 days later. Marcotte's went out of their way to allow us to move the reservation to the new day. Smooth and efficient. Excellent service, very impressed!

The only complaint would be the cold weather that night (nothing they could do about that). But the heater they provided certainly eased the situation>

Our room exceeded my expectations. I was worried for the price, it would be run down and not clean, but was pleasantly surprised with how clean and nice our room was! Great price for a great place we didn't plan on spending much time in and just needed a place to sleep. Plus - it came with a fridge and microwave so we could eat breakfast and make sandwiches for lunch to save money. Would definitely recommend for those looking for something simple and clean.

The trolley pick up to the beach never worked for us. Trolley blew by each time.
