I have stayed in many hotels over the years but never met an owner that fed us and made sure we had our coffee to start our day of exploring and be there for whatever we needed. A truly friendly lady that I found as pleasant to be around as the gorgeous city she well informed of anything you would need. If I return to Venice, it would be here I book, trust me and you will not be disappointed with this lovely suite and friendly attentive staff

First room was small and not what expected, was immediately bumped to a large gorgeous suite including 2 double beds, a dining table, arm chairs by the window... perfect

Perfect location as it's close to the main train station, we arrived and walked about 10 minutes till we arrived. We arrived a bit later than expected but the staff was super friendly and helped us get the keys + was always ready to turn on the air conditioner in our room. The room was great and cozy, the breakfast was amazing too. Thank you (:

The bigger bathroom could do with some deep cleaning or renewal + a bit awkward to share a table for breakfast with other guests but didn't ruin our stay.

Great value for money, really clean spacious and comfortable, not many rooms so was quiet. The shared bathroom was also not an issue for us as we only shared with one other room.

Check in process wasn’t too easy to understand as the host was not at the property as mentioned even though we gave our time of arrival when asked and turned up on time. We had no control over the air conditioning, so although it seemed to come on in the evening it could get a little hot in the room

Very nice bed and breakfast. it can be hard to find as Venice has lots of little streets. The owner sent us good information on how to get there. it was very convenient from the train station with a small luggage as it wasn’t that far to walk to. The room we had was spacious and nicely decorated. The breakfast was fine.

Shared bathroom although when we were there it wasn’t too much of an issue. Staircase up could be a hassle if you are aren’t strong enough to carry your luggage. The staircase stinked of tobacco.

Very nice host who helped a lot by letting us leave our bags safely after checkout, while awaiting the flight 7pm. Liked the view over the courtyard/restaurant. Enjoyed the breakfast. No problems with toddler and no complaints. Large room with a bar fridge and mostly baby friendly.

First time staying in a place where bathroom is shared- was okay. Bath corner wall was a bit questionable but overall hygienic. Typed signs would create better impression. Never had a problem waiting to use the bathroom. As there’s a lot of stairs before entering, we had to leave the pram downstairs. Luckily behind a door, but still a shared space. I probably would have brought a bicycle lock chain if I planned better, but the pram was safe in the end. Probably not really a problem usually as hardly anyone brings their pram to Venice 😅🤣

Perfect place for short stay and price. Our host Davide was there everyday to serve breakfast , the best was his mum freshly bake cakes served everyday. Wi-fi good. We was family of 4 and no issue when using phones. 7 min walk to train station, 15-20 walk to S. Marks Place. Close by shop with daily essentials only 2min walk. Room comfortable, fridge, towels included . 2 restaurants just in the square.

I was a bit worry about sharing bathroom but there is 2 rooms , of course separate and one bathroom to share. Always accessible.We was out all day anyway.

the host is extremely nice and made us feel right at home. the bed was comfortable and everything was clean. the location was also good and felt safe even at night for two girls traveling together.

the shared bathroom was in an awkward location and you had to walk though the common space to get to it, which was awkward when showering. Our room was also very dark and the only outlets were being used to plug in lamps, so when getting ready at night we were doing our hair in darkness.

The Interior of the room and hall was very very stylish, beautiful furniture and delicate details. Also this place is really very near the railway station. And also near to supermarkets and lovely restaurants and also a vaporetto station. We told the receptionist that on our last morning we leave very early and asked them to give something simple that we could have on the train. A very kind surprise was when we found a piece of paper with a smiley on the fridge and a selection of different things that was great help for with children later on (train was cancelled).

Well, we were just unlucky that due to some technical problem there was no hot/warm water on the bathroom but as we had hot days, we did not really mind having a cold shower. And the breakfast was a bit too simple.

Great location close to the train station and Frari church, also very quiet. There's a mini market just one minute away. Spacious cosy room. Nice lounge/breakfast area. The place feels really private and family-like, gives an experience of living in a real Venetian house. Very nice hosts.

Shared bathroom, but it's shared only between two rooms, so we had no problem using it.

Cozy atmosphere, good free wifi internet, great location. Everything you need is a few minutes' walk away. David made sure that I could find the place from anywhere in Venice. He had created a perfect road description. :)

A hairdryer in the bathroom would be desirable. ;)
