Nice location tucked away from the busyness of Tulum center. It's in Aldea Zama which seems to be an up and coming area with higher end apartments being built, and there are a handful of restaurants and shops nearby within walking distance. You get the sense you're in a small community area with many ex-pats or tourists. It takes about 20-25 minutes walking to get to Tulum center and about 25 minutes on bike or over an hour walking to get to the beaches, so getting bikes is recommended. However, there are more people wanting to take the hotel bikes than are available, so we had to rent our own from a different shop which added to our costs. The pool area on the roof is a nice hangout spot.

Additional bikes would be helpful, and the atrium like style of the center of hotel where the rooms are off means that you can easily hear noises such as the opening of other hotel room doors, etc. but altogether the area and other guests were quiet.

The hotel was very beautiful and nicely located. We weren’t aware, but the hotel is located in a private area so if you don’t have a car to leave at night, watch out for the prices of the restaurant around, they are all extremely expensive (10€ for a bottle of water / 30€ for literally 3 raviolis/ 15€ for a cocktail). However, if you have a car, this area is very nice. It’s very near the beach (you can cycle or walk) and near the city center. You will also see some of the most beautiful houses and new restaurants, as well as, a mini market, rental bikes shops, caffès, yoga centres, tattoo shops etc

They had a bar/ restaurant area but it wasn’t working. It’s a shame because it would have been very convenient just to have breakfast near the pool or downstairs by the bar. I think it would also bring the hotel to live, as it was fully booked but we never encountered anyone.

The room was very nice and tidy, with a comfortable bed and bathroom. The hotel was very quiet, which we enjoyed. There was some construction happening nearby and the manager offered to move us to a quieter room, but we declined as the noise wasn't an issue for us. The hotel is in a nicely designed, newer part of town that's easy to walk around. We had no issues finding free parking very close to the hotel.

There were more mosquitoes in the room compared to other places that we stayed at during this trip.

The location was amazing, everything that you might need was nearby. The hotel is nicely designed with a beautiful rooftop pool and a bar/restaurant that serves fresh food. The room was much bigger than it looked on the photos. The air conditioning was a life saver. The hotel was super quiet, at least while we were staying there. The best part of the hotel was the staff, always friendly and super helpful! Would definitely visit again!

I stayed here for about a month as solo traveler. Aldea Zama is quiet, peaceful, and closer to the beach than the centre of Tulum. Aldea Zama has a bunch of good restaurants, boxing gym, nail salon, etc. The food was tasty and my coffee was always made with a smile. The hand soap smells heavenly - it’s honey infused. The rooftop is great to relax on or get work done if your wifi connects. The rooftop is gorgeous to just relax on after work. There’s a pool and swings at the bar. The air conditioner is a life saver in the heat. I worked from room and wifi was good for the most part (for video calls)! There are bikes you can rent there. The employees offer to schedule airport transportation. Honestly, the very best part about this place is the warm, welcoming, helpful people who work here. The people here make Koos special. Julieta, Everth, Raphael, the kitchen employees, and the cleaners. Everyone was very sweet and accommodating to my needs. I felt at home despite being a solo traveler from another country. I’m grateful for the nice people at Koos. :)

Avoid the black shampoo. It smells like an oil spill. I didn’t want one, but if you want a tv, this isn’t the place for you.

I liked the boutique hotel style. The rooms are very minimalistic. Which is a blessing! No phone, TV. The wifi connection was good so if you want to check on the rest of the world you can. The in house restaurant was good. Fresh fruit was delicious every day. There was a few menu items not available. For the most part the food was great. Lounging on the rooftop patio by the pool was very enjoyable as well. The biggest expense for myself was getting to the beach every day. The taxi price fluctuated daily! Busy weekend and it was around 400 pesos, weekdays usually around 200 pesos. Not sure why that is? Renting a scooter or bike is not for me as I am too uncoordinated! Not to mention the traffic congestion along the beach road. It was precarious at best! I would recommend this hotel.

Loved the aesthetic of the hotel. Not too busy and and layout of the hotel is really nice. Very different to other hotels I’ve stayed at and the rooms are clean with really nice shower amenities (shampoo made my hair so soft). Location is in a nice area and you can get bikes to rent at a good rate to use half day/full day. Staff are so lovely & really helped us with booking excursions as we didn’t speak Spanish.

only negative (but could happen anywhere really) we got a few mosquito bites in the lobby area of the hotel compared but rooms have fans & AC which keeps them away! But I would 100% stay here again

The hotel has a nice interior design, really cozy and matches well with the Tulum/jungle style. Super nice common areas with lots of couches and hammocks. Possibility to rent bikes which is good to move around Tulum.

Everything is open in the hotel by design, including the walls to the outside and the bedroom door isn't super well isolated from the common areas from a sound perspective. There were some construction works during the day in nearby hotels. Just plan some earplugs if you're sensitive with noises ;)

We loved our cozy room at this hotel. As it is still quite new everything was fresh and clean and we honestly slept amazing here! The beds are super comfortable! We also really enjoyed starting slow every morning with some coffee and toast. The staff is very nice and always wants to help and honestly, the hotel is just beautiful!!

If would have to say anything it would be that the walls are a bit thin so you heard it quite well id other guests came home late. However, i feel like this was more the guests being loud then something the hotel could help.
