I booked only a few weeks before Christmas and glad to manage to get this place. Value price for the festive season, room amenities are more than enough for guesthouse. Small towels, toothpaste and toothbrush, even a hairdryer are provided. I like how the extension socket in a room fit many plug type, I didn't have to use my own adaptor during the whole stay. TV can connect with Netflix and other streaming channels. Location is also excellence, easy to get from the airport or get around by train. Took exist 12 as it's the nearest and has elevator. Seoul Station also has Lotte Outlet and Mart, and many places to eat. Really recommended.

Was sort of like a self service hotel, E.g toilet roll, towels downstairs and take when needed, this really suited us. Breakfast was a nice touch too even though it was simple but we made the most of it anyway. Nothing to complain about, the room was kept lovely and warm which helped because it was freezing outside. Also so close to exit 12 of Seoul station. Although there’s no lifts, we managed fine with our cases.

MVery close to the underground entrance to Seoul station and subway. Super nice and very helpful manager who helped me out with the reservation problems and bags. Easily and quick contact through Booking. Coffee and cereal in the morning, cozy atmosphere. Clean rooms in spite of looking kind of old. 7-Eleven very close. Aircon in the room.

The place is uphill so climbing up with two suitcases was a challenge. A little old building, some wallpaper ripping. Generally in need of refreshing but clean.

Location is the key benefit to this place, as well as the price. And the free self-serve breakfast is a very nice touch for a guesthouse. As others have mentioned, it's easy to find it when you use Exit 12. However, if you're coming from the airport with the AREX, exit 12 is a little bit difficult to find (or maybe I was too tired from the night flight). Apparently, you must ignore the Arex exit and follow the signs for the metro, and from then you show your Arex ticket at the gates to "transit" through the metro station. It was nice that my request for a room on the ground floor was accepted as there are no lifts.

My room was very small, but at that price I didn't expect anything else. The bed is Korean style, hard and without bedsheets (a sort of light mattress topper is the norm in Korea). It was fine for one night transferring from a late flight to a morning train, and I would use it again for the same purpose.

If you’re looking for your own room in Seoul at an affordable price point, this is the place to go. My room was comfortable and relatively clean. The location is excellent, right by Seoul Station and a bus station. The free breakfast and laundry were both really useful.

There is basically no interaction with staff. It was fine for me but I don’t like to think what would have happen had I locked myself out of my room. The instructions for finding the guesthouse are detailed when you’re at street level, but they start with “find exit 12 of Seoul Station.” There isn’t clear signage from the AREX platform to Exit 12, so adding onto the instructions with a way to get to Exit 12 would have been very helpful. My bathroom had a weird acrid smell - not unbearable but not pleasant.

Exactly as advertised, and met my expectations. Room was small but big enough for me and my suitcase (room to open it up fully too). Bathroom was 2-3m x 1m and enough space to shower without getting the toilet damp. There was a little spots of mould in the bathroom, it is humid and no window. Room has VERY efficient underfloor heating, so I kept the window open during my stay to keep cool. Staff was lovely, wasn't around much though. The washing machine is free to use in evenings. The common space is small, and breakfast is cereal, toast, and eggs if you want to cook. I ate out every day so this didn't bother me.

Underfloor heating was pretty effective, I was too warm most nights as the bed holds a lot of the heat. Managed with the window open :) bed was VERY firm, like pancake thin firm. Didn't bother me much, but if you like a plush mattress, this isn't for you.

Location is really central; a short walk from Seoul Station via Exit 11. The surrounding area is a bit scuzzy, with what appears to be a soup kitchen next door and a few homeless folk ambling about - it doesn't feel unsafe. The facility itself is basic but functional; the room was warm enough with underfloor heating during a spell of sub-zero temperatures. Bathroom has a small shower with hot water and good pressure. Eggs, bread, cereals, cheese and jam along with coffee and rice tea are provided for a DIY breakfast each morning. Bed is comfortable with a firm mattress.

It's a relative clean place that makes you feel like home when enter. As everyone mentioned, the staff is really friendly. He will be able to assist you if you need help. There's free breakfast and free washing machine and dryer to do your laundry. I'm pretty sure you won't have any regrets staying here.

There's only stairs, so you may have to carry the luggage. (*The staff may help you to carry up). The towel provided is a little small. As it's near Seoul station, you can hear the trains at times. And the blind to the room is almost translucent, so there will always be light coming in. You will definitely not regret staying here, but there will always be better rooms out there.
