A beautiful property and what made it even more special was knowing it was their family home once. The location was brilliant, 15 to 20 mins from Edinburgh airport and 5 min in a taxi into the city. Also, the bus stop is directly opposite the property, which was perfect. The hosts John and Maureen were fantastic, friendly with a fantastic sense of humour. By the end of our two night we felt like family. The breakfast was excellent,plenty to eat. John and Maureen make sure you are not hungry when you are staying with them. Me, my Sister’s and Brother haven’t laughed that much in years, staying with John and Maureen was a real tonic, we certainly found a real GEM staying with them Nothing was too much, outstanding all round and we will return

Lovely proprietor who went out of his way to he helpful as we were unfamiliar with Edinburgh. He’d even bothered to write the bus numbers on the map in the local visitors’ guide. When I asked if he’d given me his own copy I realised he’d handwritten the numbers on each copy in the pile! The location is very good, with a bus stop just outside the property. The rooms were clean and very comfortable - a typical B and B except John has thought of all the things you’d expect to find in a hotel room.

location was perfect was people coming with a car because yuo didnt have to negotiate city centre traffic yet it was still with in 30 mins walk or a quick spin in a taxi. Room was comfortable and clean and the area was quiet so we slept well. Breakfast the next morning was coooked to order and very tasty - John was a welcoming host and i would definitely stay there again.

i really enjoyed my stay and cant think of anything i didnt like

Property is on a main road and our room was right at the front of the house but it was very quiet and had a great sleep. Breakfast was amazing. The host, john was a wonderful, funny host. We walked to town both days and left our car at the house

Listing states garden but when I asked about using it, was told insurance did not allow it, so we were confined to our bedroom. Most B and B we have stayed at had a communal sitting area. Bathroom, extremely tiny and water pressure very low. Shower very tiny.

A great B&B at a convenient walking distance (25 minutes) to the city centre. Good and easy bus connections. Magnificent breakfast, cooked to order, with good variety and high quality in the ingredients. They even accommodated some gluten-free options as requested in advance. Nice coffee and selection of teas. An exceptionally friendly host who also speaks some Portuguese, Spanish and Italian. Very comfortable bed and nice room. Parking (free) on the premises with places well marked. Super close to beautiful Dean Village.

My husband and I stayed here as part of our 10th wedding anniversary holiday. We loved our stay. The room actually looks better in person than in the pictures. It was neat and felt like home. Breakfast was lovely. There were good options available. Our hosts were lovely and friendly. We spent a bit of time in the garden, though the weather was cold because it's such a lovely garden.The location is excellent with a bus stop just across the street from which you can catch a bus to the city centre. Staying here was a good choice and we will definitely be back.

Very close to downtown. Bus stop steps away from the house. Great breakfast, John and his wife Maureen are lovely hosts.

This is more my fault. We didn’t clearly communicate with John that we were running late. We didn’t get off to a goods start l; however I take full responsibility for that. Always. Good to communicate !!!

We had a great time. John and Maureen are lovely people. It was very clean and we had a lovely room. We had tea and coffee Facilities . The breakfast was very good. A lot to choose from. The Englisch breakfast was made how you like it. Walking distance to the centre. John told us what to do and to see and had a lot of humor and was very polite. We would love to go back.

We had a great stay at Sandilands House. John is a quirky host and his wife is just wonderful. Breakfast was very good, we were allowed to leave our luggage on check out day at a designated luggage spot as our flight left quite late. The room we stayed in was cozy and for our two nights‘ stay all we needed. City center is a quick 25mins walk or 7mins by bus, bus stop is right in front of the house.

John and Maureen are lovely people and went out of their way to make us feel welcome. Their response to the shower randomly breaking was fantastic and they had got a new one installed by the end of the day we reported it. The breakfasts were beautifully cooked and the cold options were varied and very fresh. The room was lovely and airy with a gorgeous Velux window. Clean, recently well-decorated, with a very respectable en-suite shower room.

It's a small niggle at most, but the bed was quite hard and could have done with a topper. I like my mattresses firm, but it was a little uncomfortable sleeping on my side on this mattress.
