Very good location near transport points & restaurants/groceries stores, quite neighborhood, friendly staff, room cleaning everyday, no problems with heating. Value for money, booked 2 months in advanced for the beginning of March and for comparison I could only find basement rooms with no windows and tiny space even though were better looking or slightly better located (even more expensive). Looked for 7+ reviews, usually I do 8+, but London's price for quality is quite high compared to other EU's capitals/city destinations.

With a little investment this hotel could get a lot more for them and guests. I think the kitchenette is useless to the majority of guests, in the middle of civilization you don't really want to cook (I would run a feedback to see how much is used) and sometimes could even trigger the fire alarm (guess this woke us in one of the mornings). I would use that space for guest's storage. Bathroom & TV upgrades would really make this hotel a 9+.

24 hour reception with friendly, welcoming staff. paid parking out the back, fantastic. The room has a fridge, sink, cooktop and bench with rudimentary utensils but perfect to enable snack, breakfast at least in room. The room is small, so the end of the bed is very close to the wall when walking round, but i was completely happy to manage this given the very reasonable price of room for such a fantastic London location (with parking). i loved the location, the access in my room to a balcony, the friendly staff and basic food preparation area with fridge.

The wifi although free is slow and doesn't support say a video conversation. Again, for me, this did not detract from all the other overwhelming positives of the stay.

Great location and price. We had a twin room with nice beds and nice size. The small kitchen is also a plus.

The bathroom was ultra-small! And the eating table was enormous for the size of the space - could certainly be reduced in half and still provide plenty of space.

Massive room, lovely decoration, comfy bed, nice towels, very friendly staff available 24/7 on reception, location near restaurants etc but in quiet street and not too far to tube

A few hairs on bed, remote only partly working and bad reception, tiny bathroom, shower door didn't close, no hot water in kitchen sink

The rooms were nostalgic, taking you back to the Victorian Era with the artistry of the home, the room I had was facing the front with beautiful views of the balcony, the tv had all the programs you need for your stay. Has great internet and a kitchenette if you want to cook in your room, however, with a short walk to a main entertainment strip with multiple fast food, restaurants and convenience stores, why would you want too! A short walk to Buckingham Palace and all the sights and sounds of London!

There isn't much I didn't like about this hotel! If I had to nitpick, The rooms are quite small when you look back at the Victorian Era which also means the showers are small for someone that is 6'1!

Location: 5-7mins walk to Bayswater and Queensway tube stations. Many halal restaurants and cafes. Sansbury and tesco express are also nearby. Other attractions nearby include Portobello Market and Hyde Park. Quiet neighbourhood and very good sound proofing. Our rooms are facing the main road but hardly heard noises from vehicles nor from next door neighbours. Lift is available and working. Rooms are clean.

No airconditioning. The hardly standing fans were useless. Hardly cooling and cannot stand properly. Very unpleasant and stuffy on a warm day. The window can be opened but did not really help. Please change the fans. They are not expensive.

The neighborhood is lovely! the building is classic and beautiful, we had the double luxury room - it felt like a small apartment and was very nice! there was a lot of space and we recommend it, especially for couples. It was very clean and tidy, the room service was great and also the staff! we wanted to extend our stay and the receptionist made it happen easily :)

The shower is tiny. it's manageable, but it's annoying, also the water is not hot enough, but yet, manageable. Also, the Wifi wasn't so good (3rd floor). location is good but the better tube station (among the 2 nearest) is a bit far (10 mins walk).

The room was clean and a good size for the price and with its galley kitchen was exactly what we needed for our trip. The large windows opened and all that fresh air was great. We actually extended our stay at this property as a sale came online making it the best value for money. The property is a couple minutes walk from the subway and this brings you a few streets into a residential section and away from some construction that was ongoing. The room was quiet. This property has a staffed reception and they are exceptionally friendly and attentive.

We did change rooms to an above-ground floor room as I did find the lowest level musty. Space is at a premium in London and here the bathroom in our room was quite compact. My husband (who is 5'8) had to leave the bathroom door open to shave as there really wasn't room to move around the sink with the door closed.

Once you learn how to read a map (not me) the hotel is about 7 minutes away from Bayswater station. The bed mattress was perfect and we slept very well. Room was clean and serviced perfectly. Staff are really friendly and helpful. Would recommend staying there and will be back next time we are in London. Close to Kensington Gardens and therefore handy to V&A etc.

This is something that really annoys me and is not unique to the hotel but the fixed shower high up on the wall makes it difficult for personal hygiene, unless you do a two hand stand... The curtains let the light through, would love black out linings.

The front office staff I cant remember his name Ferda or something like that, really exceptional service. I am elderly and with long term injuries. He help me immediately with my bags up the doorstep as he saw me struggling. Throughout my stay, he always help me with tips around the neighbourhood and the city. Food and transport, sighseeing, shopping, etc. He made check in and check out very smooth and hassle free. Well done Royale Chulan for training an exceptional staff like that. Please reward him. Hard to find someone that helpful anywhere in London. I recommend others to stay here anytime. Price reasonable for London as well.

The bathroom for the bigger room which i booked was exceptionally small. The smaller rooms hv better bigger bathrooms.
