Jenny and Keith, the hosts, were excellent: warm, welcoming, jocular and friendly, and full of helpful information. The perfect landlady and landlord. The car space at Rosedale was a boon, and saved the car park fees of Lyndhurst.

The twin bedroom (the smaller of the two) was compact with a well furnished hospitality tray, and excellent ensuite room. Being elderly we found the staircase a little difficult, but that would not be a problem for someone younger and fitter than these octogenarians.

On arrival you were made welcome, very happy & friendly couple, location was very good, breakfast was very good order whatever you want, set us up for the day, nothing to much trouble for them, time we left felt like you had known them years. Definitely going back next year.

Shower was bit small, but I'm quite large, but Jenny & Keith said they were going replace it in there closed season, .

The location is fantastic. Good parking. Very good for easy access to anywhere in the new Forest. It is about 5 mins walk from the centre of Lyndhurst which has numerous very good shops, pubs and restaurants. The room was very comfortable and very well equipped. The breakfast was perfect with a very good selection of cereals and cooked food. The coffee was excellent! The hosts are very nice and are keen to make your stay memorable. Pretty much the perfect B&B.

We loved the location, the food, and the friendly host. It's within minutes walking into town. Jenny and Keith were so friendly and very welcoming. The breakfast was amazing. It was plenty to last a long time. Despite being next to town centre, it was very quiet.

We stayed in a family room. I wasn't too keen on the double bed as it was too springy for my liking. However, I'm told the single bed was very comfortable.

The amazing breakfast, the friendly and kind hosts, the room size, the location - it is extremely close to everything, the attention to detail like leaving little biscuits in the tin which my son loved to try to the local magazines carefully selected, it was also very quiet and perfect for a good night's sleep. I have stayed in a lot of different places and this is by far one of the best!

Price seemed very high for the size and decor of room although location and service provided have some of the value. Room did not appear to fit the description of ‘deluxe’. Too many items that I did not need provided made the room cluttered.

Jenny and Keith are a real pleasure and did everything to accommodate my family. We really enjoyed our stay especially Jenny's breakfast and Keith's good humour , would really recommend this place when anyone is kn New Forest . Lyndehurst is such a beautiful little town as well

Really friendly owners, delicious breakfast, lovely room with plenty of basic supplies (tea, coffee, milk, water etc). Also nice and central for visiting places, and plenty of places to eat within walking distance.

Jenny & Keith welcomed me into their homely B&B with friendly faces & big smiles. They are professional and know their trade. Attention to details made for a very comfortable stay. I travelled solo & felt safe & their friendliness made me feel I was part of the family. But if you wanted to be left alone they wouldn't intrude. Professional. Nothing was too much trouble! The room was spotless & had thoughtful home comforts including a fridge, Hot water bottle, iron, hairdryer, wine glasses, great selection of teas & coffee, fresh milk/water Luxury toiletries. I slept well. Jenny served a high quality breakfast, local produce with lots of choice, it was delicious. I felt very looked after. Places to visit & knowledgeable on the area, it all made for wonderful stay. Great location & parking was convenient & was only a short walk into town. Jenny has a great laugh & Keith a fun sense of humour! A great team. I would definitely recommend and would love to stay here again! Thank you both!

Very welcoming and friendly hosts! really felt comfortable straight away. the family room (with private bathrooms which was well appreciated) was comfortable as we wanted to share the same room with our children. Everything was clean, good breakfast choices and well cooked - very lovely host

room was a tiny small although didn’t bother us really for the short stay
