Founder's Brook Motel and Suites

Great spot. Great value and super clean. They have done a recent remodel and it was very tasteful and very good quality. Easy access to Newport and Providence The beds were very comfortable. There was a space heater to help take the chill out of the air and it worked quickly. Didn’t need the AC when we were there. Microwave and small fridge in the room. Only thing that would be good to add would be a small coffee pot in the room or maybe available in the office in the morning. I wish every motel we stayed in was this clean Area tip: Ragged Island Brewery great spot nearby. It’s on the site of an old greenhouse and growing fields. Hang out in the greenhouse, on the deck or out on the lawn in back.

Brand new flipped bedroom & bathroom. New fixtures, bedding, paint, decor. New A/C unit. Super clean. Parked right in front of the door.

The light switch that turns on all of the lights in the room is by the door. I had to leave the bathroom light on to see at night. There is one side table light but the switch hangs off of the back & isn't handy. The bed is waaaay too close to the window. You can't get out of the bed on that side. I moved the bed. The office is not accessible.

The property is back from the street, it is well kept and quiet. The rooms looked like it was recently updated with comfortable and useful design. the bathroom was spacious, clean and there were a lot of different necessary items (ex: comb, toothbrush, shaving kit, etc.) provided in these cute little boxes with the motel’s logo. The bed was comfortable and had both a thinner blanket and a thicker comforter. the suite also has a pullout couch. Both rooms in the suite were very clean, and spacious and an air conditioner unit in the hallway connecting the rooms to the bathroom was sufficient to cool both rooms. There was no breakfast but the office had a variety of complementary snacks to choose from as well as coffee maker. The room also had an individual coffee maker, microwave and fridge. Owners were very friendly and helpful. It was a 20 minute drive to Second Beach and a 26 minute drive to Bowen’s Warf in Newport. I didn’t mind the extra drive to save hundreds of dollars by not staying in Newport. I also recommend Boat House Waterfront Dining just 6 minutes from the motel in Tiverton. Great drinks and good food with an awesome view!

The bathroom is very clean, with useful amenities. The bedding is clean and comfortable. We have stayed twice and find the location very convenient for its proximity to the University, Portsmouth shopping, Newport and Bristol dining.

It would be nice to have an assortment of tea provided with the coffee service. The cleaning product they use has a very strong smell. The room lighting is cold,

Very convenient access to car, liked having windows on both sides of room for a cross breeze, bottles of water kindly offered in office, very close to RWU, easy check in and check out.

A little small but ok for one person. The cleaning products used had a very strong smell which caused a headache. Luckily the weather was nice so I opened all the windows for several hours to air out the room. But it was very clean, which is appreciated.

The space was good for a girls weekend (2 of us in the queen bed, 1 of us on the pullout sofa). The bathroom was very clean, as were the living and bedroom areas.

It was quite chilly when we arrived. We think it was just because the windows were left open to air out the cleaning solutions smells. The pullout sofa bed was uncomfortable and very squeaky, but I suppose such a bed should be expected to be very comfortable.

I stayed here in my quest to find an affordable room during Newport Folk Festival. The location is about 20 minutes from Newport on most low traffic days and the commute was tolerable for the fest. I would highly recommend the hotel. My room was spotlessly clean, comfortably appointed, and well equipped with shampoo, soap, conditioner, and even a toothbrush. Everything was NEW. It was the antithesis of what one thinks one will get by staying in a Motel and I probably will stay there again next year.

Location was convenient for us visiting our son. We got the 1 bedroom suite which was roomy and gave us a fridge/microwave. Management was amenible to our change of arrival dates. The motel is older but has been remodeled and is very nice. We would and probably will stay there again.

There was no maid service or replenishment of coffee (and no tea). My husband did get coffee in the office and could have asked for more coffee packets for our room, but no one was in the office. It wasn't a big deal as we were only there for 3 nights. It was over Christmas, so maybe that affected the service? A door mat inside would have been a good idea especially with inclement weather. Next time we will ask for clean towels and coffee.

perfect central location and quiet. easy to get to many excellent restaurants. easy to get to Newport where we used to live 25 years ago. staff very accommodating when we had to shorten our trip from 10 to 5 nights. staff very friendly. suites roomy and nicely outfitted

everything just fine

The grounds and room were VERY clean, and modern. The room was quiet, I couldn't hear my neighbors at all. The bed was comfortable and the linens were fresh and crisp. It was in a very good location, close to many places for food, gas, coffee, etc. The man at the front desk was quiet but helpful. I would definitely stay here again if I ever get back to RI.

My ONLY con is that the TV was located in the living room area and there was not one in the bedroom. This is a personal preference, though, as I like to fall asleep to television. That is honestly the only knock I can come up with for this place.
