The room was spacious and the location was great. Also, great beakfeast starting at 6.30 a.m., handy when you leave for tours at 7 a.m!

The hotel needs a renovation (pool tiles breaking, worn out furniture, areas in need of repairment...) and an improvement in cleaning. Also a lot of background noise from air conditioner ...

Location was great, near villa market and lots of restaurants, SkyTrain 2 minute walk away, close to a market and a number of 711's. Staff were helpful and the rooms had a mini kitchen.

Half the machines in the gym didn't work, there were some bugs who kept trying to make nests on the ceiling of my room, I left a note for cleaners to remove them but they came back a number of times. The hotel is great if you just need a base to stay that's near everything, I ended up extending for a month due to location and ease of transport. The bed was ok comfort level. I'd probably stay here again due to price and good location, I could walk around in the evening time and feel safe.

The hotel is just about 5 minutes walk to BTS Chong Nonsi. The rooms are big and clean. All staff are very friendly and helpful, especially the ones manning the door. There is a 7-Eleven nearby and plenty of eateries as well. There is also a massage shop and a hair salon near the property. Since we travel long term, laundry is essential for us, and this hotel has a coin laundry in the Second Floor. We keep coming back to this hotel during our recent stay in Thailand. It served as our "base" hotel everytime we return to BKK from trips in other parts of the country. You can also leave your luggage for storage for a few days when you go on out-of-town trips. It is excellent value for money.

In one of our returns to the hotel, the card reader didn't work, and thus, I was forced to pay in cash which nearly wiped out all the THB I had with me. Also, if you get a room without a separate standing shower, the water from the tub while you are showering go to the bathroom floor and create a mess.

Decent size room for Bangkok at a reasonable price. Breakfast was very good, some very nice Thai options on buffet Very friendly staff in particular the porter in the car park n the girls in restaurant. Good location near lots of things but set back away from busy main roads

Some things in room could do with little bit updating

Nice hotel with great staff. Nicely located for where i wanted to be...not too far & not too close to the nightlife, markets and Train stations(Chong Monsi being the nearest). Car park available if need be. Nice swimming pool with small sauna(for 2 people, 3 at at big push!) and gym(on the 3rd floor, just go and help yourself there, towels available at the poolside). Buffet breakfast was great with a special shout out to the lad Bee who was very very friendly and helpful.

Only slight thing i'd say is the hotel Laundry was fairly expensive(£20 for a 3kg bag) compared to many other places in South East Asia

wi-Fi non existent in room

Although rooms are quite old, they are very clean and big. The oldness, for me, also brings a nice vibe to the property. As we are long-term travelers, the in-house coin laundry is very essential and very good for us. The location is only 3-5 minutes to Chong Nonsi BTS. The food at the restaurant is cheap and delicious. The staff are friendly and courteous. There is an available luggage storage should you go for a few days out-of-town trip. Very good value for money. What more can you ask for?

Nothing, as of the moment, as we are still traveling until the end of August, and we keep coming back here whenever we are in Bangkok.

Since I first checked in around 12 days ago I keep extending my stay due to the fantastic accommodation here at futamaxlXclusive. The staff have been friendly and polite and accommodating. The housekeeping have been very friendly and kind whilst maintaining cleanliness and an overall enjoyable experience. A beautiful Burmese cat lives outside the residence and has done for many years. She's super cute so bring your treats for her 😊 This property is close to 7-Eleven and Silom road. You are only 100 baht to any shopping center. Although the hotel is very old and require an upgrade urgently, everything is still functional and provides in the daily needs of the guest. Management is addressing any concerns very professionally.

At the main entrance of the hotel is a kiosk providing tourists services like taxi, tours etc. The staff was harassing me every time I was entering or exiting which was very annoying. The breakfast was not very appetizing or offering a variety.

Breakfast beat my expectations. Operations during super busy period (Songkran) including check-in and check-out were smooth. Decent pool and gym facilities for the price. Given two key cards so able to leave AC running when away from the room. Staff mind their own business so hosting drinks with friends and coming and going at late hours is no problem.

For a hotel that is so busy post-Covid, I think they could afford to do some redecorating and room maintenance, but for the conditions were fair given the price.
