Very good instructions on how to get there and where to park. Hosts had our room ready for when we arrived which was great. Very friendly welcome by Fiona who showed us the breakfast room and the times for breakfast and explained about the WiFi. She carried my parents case up the flight of stairs to their room, which was very kind. Rooms were clear, home made cookies, tea and coffee etc in the rooms. My parents room was huge with everything apart from a fridge. We had the York room, which was a lot smaller. Beds were comfortable but I would have preferred bigger pillows, but that is my preference. Lovely selection of hot breakfast items with cereal, yoghurt and fruit salad. It would have been nice to help yourself to the fruit juice. Fiona always offered you a good selection of toasts and breads. Lovely breakfast room. You could not hear anything in the rooms from other guests and we slept well. Shower hot and powerful. Location was excellent, easy walk to town, train station and bus stops.

Would have preferred bigger pillows and breakfast to start at 8am mbira that is just my preference !

The proprietors, Rob and Fiona, were most welcoming and genial; providing comprehensive information about the guesthouse and locality. Lammas Park House is in a great location, situated overlooking Dawlish and the sea, with amble car parking; we stayed in the top-floor apartment, which occupied the whole floor, with a fantastic bay window in the living room which overlooked the sea. Great choice of hearty breakfasts from full English to kippers; nothing was too much trouble. This property is rarely available on Booking.com, and I can see why - we thoroughly enjoyed our stay at Lammas Park House.

No complaints whatsoever.

Good central location, splendid view, quiet cul de sac position. Ample parking. 200 year old house with lots of architectural interest/quirkiness. Our 2nd floor room was massive with splendid sea views from both forward windows. Comfy bed. Nice furnishings and little touches everywhere. Shower room also huge (used to be a separate bedroom at one time) with view to rear. Breakfasts were excellent (esp the full English). Everything was hot, good quality and plentiful without being over the top. Our hosts Fiona and Rob were very friendly and helpful. Fiona often had suggestions of nice places to go/eat at that she could recommend from personal experience. Some excellent eateries in walking distance etc Annie’s Tea Room, Daisy’s Tea Room, The Mix and Sticky Rice were all excellent. We really liked the feel of Dawlish with the green area and little river through the middle complete with ducks and signature black swans!

Steep climb to walk to/from town centre. This could be partly avoided by using stairs down from nearby CoOp car park. However Dawlish is very hilly with very twisty roads in places so you would have to be able to cope with that wherever you stayed. The elevated position meant good views too!

Delightful property with history and character, owned by the lovely Fiona and Rob who provided us with delicious breakfasts and lots of little treats. Unique two-room accommodation with balcony and beautiful furnishings; spotlessly clean, plenty of fluffy white towels and a very comfy king size bed. Particularly loved the big squashy armchair by the window, (who needs tv when you can look at the sea and Dawlish from above).

Bit of a steep hill approaching the property but after a couple of days felt better for it!

Incredible view and family room. Both rooms were comfortable and spacious. The welcome was wonderful and we really appreciated the extra care and attention to details such as the macaroons and hand made cookies. The breakfast was beautifully cooked and there was a good variety available.

There’s not anything that comes to mind about what we didn’t like. Due to the amount of and narrowness of the stairs I wouldn’t recommend to people with mobility difficulties.

Everything about this place is lovely. Lovely view from bedrooms especially family room, couldn't ask for better hosts. Breakfast was great with good variety and well cooked. Plenty of parking and all the little details were so lovely, spare umbrellas, travel cot at the ready, homemade cookies, tea and coffee in the rooms and lovely toiletries, would definatley recommend and if ever returning to dawlish will be staying here.

The little extra touches ie home made cookies were a reminder of home as was the fresh bottle of water each day. Also we were collected to and from the train station were was very welcome. Fiona had a wealth of knowledge about Dawlish and the surrounding area which was very helpful in planning our day.

Extra pillows would have been good. Although we didn’t ask for any and I am sure these would have been provided if requested. More emphasis on the how many stairs to the third floor would be appreciated by visitors especially if they had any mobility issues.

Location was wonderful. Host's where very polite and helpful. Room. Dawlish. Was clean tidy well presented plenty of room. Breakfast was very good and filling. Very intreging history to the house and surrounding area. Ideal for family's and couples. Dawlish is a stunning town very friendly people. Would recommend this B&B 100% Plenty of places to eat but would recommend booking in advance

Only one little minor . That was the double bed was very uncomfortable only due to the base was slightly damaged and very squeaky every time you moved. Other than that perfect

The hill coming up to the property & the stairs when we got in..... My partner has a bad heart & breathing is not great & I'm having trouble with my legs, that's the only reason we didn't like the hill & stairs.
