Room was good for us the location was great as we where there for a family meeting but there was a couple of things that could of made it better. Fridge in the room so we could have picked some bits up to make our own as there was no breakfast. Information pack on the area including supermarkets and where to go for breakfast and how to check out etc.

No Breakfast. Noise on the second morning at 6.30am a delivery van showed up with there music at night club levels and again when they left at about an hour later. Then the gardeners showed up at 8am with the leaf blowers out side the room. So much for a relaxing morning. Also the milk and tea bags where not topped up after first night so couldn't even have a cup of tea.

Pub next door. Bring breakfast as there is a kettle but they don't open till lunchtime. It's about a mile into to the town of Rochford which does have Greggs, pubs cafes etc. Otherwise it's pretty rural and quiet. Great Lakes cafe is just down the road but often very very busy. Easy access to Southend especially by car. Pretty much a motel style arrangement.Easy access to car. We also drove up to Wallasea Island to go birdwatching which was also great. Big Skies and a pleasant place to be. Good cycling country

Lack of breakfast might be an issue for some but like I say you do have a kettle. It is pretty rural and you do have to walk a mile or so so to get to any shops or anything. There are buses but not many in the evening. No problem for us as we had a car.

On arrival, you are greeted with a large country pub which is very well maintained and looks very appealing. On entering the staff were very warm and welcoming. I was taken to my room just to the side of the pub and shown where everything is. The rooms are of ample size, new, very modern and very nice. The food offered in the pub is really nice too with a well stocked bar and reasonable prices. My stay here was a very nice change to the usual hotel stay, and I will certainly be using them again when travelling/working in the area.

Next door to pub so could get something to eat for evening meal. Easy to park. Tea/coffee and biscuits in room. Free Wi-Fi.

Shower was hard to use and scalding hot. Asked member of staff who also tried it and said sometimes the washer inside gets stuck and once freed it was ok but that was too late for us to have a shower. Gardeners using noisy equipment from about 8 o’clock in the morning which was not nice when you are wanting a lie in.

Met by the owner Jamie when we arrived and checked in. He was very welcoming and helpful. Lovely well appointed rooms with comfy beds. Food in the evening was very good and reasonably priced and service was excellent.

Happy hour drinks were a bit confusing. 2-4-1 on pints we were led to believe, but not on what we were drinking!! Heyho... Didn't do breakfast in morning, but that reflected in the very good price for the room.

Room was clean and fairly large especially as it had to accommodate our dogs bed. Staff both at check-in and when in the pub were friendly, helpful and really knew what they were doing. Food was good, especially for the price. Easy to get out into the countryside to walk the dog.

Room was a little dark, partly because of a thick net curtain to stop prying eyes. The lighting could have been brighter.

The rooms are incredible, what a find, these must be popular as for the price I can't see them being beaten, plenty of room and very well appointed. The bed was very comfortable, we had a great nights sleep. The room was spotless and the facilities were spot on, perhaps a little extra on the tea tray but otherwise you would be stretching to find any fault. There is even an ironing board in the cupboard. The check in was a breeze staff in the restaurant provided our key and when it came to check out we just popped the keyy through the pubs letter box. Breakfast was the only issue as the restaurant doesn't open till 11am Mon- Thurs but to be fair you don't have to check out till 11:30 - amazing. We will be back.

Very comfortable room, great shower, nice and clean, although the towels were on the small side. Nice and quiet too, apart from the EasyJet aircraft overhead at low altitude on their way into Southend Airport (not during the night though).

The food in the restaurant left some members of our party less than satisfied, although my meal was very nice. Would you believe that they ran out of Parmesan Cheese to go with my sister in law's risotto!
