The house and grounds are lovely. The beds were very comfy with supersoft sheets. Room and the rest of the house was nice and clean, staff friendly and helpful! Morning muffin was also lovely, as well as the granola on the breakfast bar.

Breakfast was a bit of a disappointment. When you have to book a slot and order from a menu I expect everything to be made fresh. The pancakes I had were obviously re-heated and the toast ( by the way not brioche as stated on the menu) for my eggs benedict was supersoggy. I also think that as you have a bar open for guests you should at least offer some snacks (crisps, nuts etc.) as well. I am guessing all of the above is much better during weekends when there is a dining menu and afternoon tea. However, the price for a room is the same no matter if it is on a weekday or the weekend, but sadly it does feel as if weekend guests are the priority.

Super comfortable bed and high-quality bed linen. Very friendly, helpful staff; delightful grounds. The heated swimming pool after a hard day's walking in the rain was a real delight! Ample breakfast was included in the price. Very handy for visiting the Eden Project.

A restaurant for evening meals would really make this the perfect stay. Light meals are offered only Friday to Sunday, otherwise there's a (good) pub restaurant within 5 minutes walk and two excellent eateries in nearby Charlestown, but you need to drive or book a taxi. The hotel sends information about options ahead of your stay, which was helpful.

Room was tiny but expected and not an issue. Slight problem with the shower but can easily be resolved. Beautiful location and decorated sympathetically and stylishly. Becky the breakfast waitress was so sweet and polite and made my stay lovely. Little touches went a long way. A calm relaxing and enjoyable location and I understand the need for no phone conversation at breakfast - no problem at all. The conservatory/ orangery is a dream

Shower was weak with no flow. Was bombarded with odd emails from booking.com asking me to be sure I had chose the correct room. Unsure what that was about! So much so I had to ring the hotel to ask if there was a problem. I arrived late which initially caused the hotel an issue as reception left at 9pm but the problem was resolved quickly. My greeted staff were polite and welcoming when I did arrive at 9:15pm. Will defo return and the size of the single room was honestly no problem for me at all. Booking.com need to stop sending ridiculous emails to customers when they choose their selection. Time wasting and causing anxiety. I have no doubt the shower will be fixed and the beautiful cookie on arrival and muffin on departure will continue. Fabulous touches. Love that.

An absolute gem. This family run small hotel was the perfect place for a quiet getaway. Beautifully comfortable rooms, friendly staff and a fabulous breakfast. There is a generous amount of public space over several comfortable reception rooms, as well as a choice of outdoor spaces, so that it never feels crowded. Lovely pool with relaxation area. We chose 'Rebecca' which had the added bonus of our own patio area to relax in. We were able to walk to the Eden Project. It's along a quiet road then small track. Uphill certainly, but perfectly doable if you are reasonably fit (and of course it's downhill all the way home!). We hope to return again soon.

Lovely set up. Felt very secluded, but was only a 5-minute drive to Charlestown. Close to other amenities including a pub down the road. Our room was immaculate with beautiful linen/towels. Private courtyard. Had TV/min-fridge and tea/coffee making facilities. Plenty of hanging space. Although it was fully booked, we barely saw other guests, making it feel as though we had the whole place to ourselves! The staff were wonderful and accommodating to every request. The food was excellent - great setting for breakfast in the conservatory. The lounge menu food was clearly made fresh and did not disappoint. The addition of breakfast muffins hung on our door in the morning was an added bonus! Added bonus of an indoor pool and plenty of outdoor seating in the grounds.

Power of the shower in our room could have been better. Otherwise could not fault it. We will be back!

The owners went out of their way to help us relax and enjoy our 2 night stay. Our room had a lovely private courtyard and was well appointed. The freshly cooked breakfasts were excellent while each morning we woke to find freshly cooked muffins outside our door. We also had our nightly dinners at the Manor. While the meals were light, they suited us perfectly and again were excellently prepared and presented. Overall the quality of the place and the extremely high quality of service provided enabled us to have a relaxing and enjoyable stay.

Only being able to stay for two nights, another few nights would have been ideal.

So tastefully decorated and so much effort and thought gone into the layout and facilities. Most of the food was cooked from scratch even the granola at breakfast and fruit compote.  There was a freshly baked muffin hung on my door first thing in the morning, in case I got peckish before the enormous high quality breakfast. You can tell they just work so hard at pleasing the customers. We had a very cheerful waitress, serving us at breakfast time.

Because I was travelling alone, I chose the single room, which I think because of its size was not quite as comfortable as I would've liked it to be. There was just a dining room style chair to sit on. Perhaps even a trendy folding camping style chair would be good. The view from my window was out on to a closed roof space which perhaps could have been cheered up with a planter or something. There was a 10.5 tog duvet on the bed, so I didn't sleep well, because It was far too hot for summer and there was no alternative. The TV signal was poor that evening so couldn't watch anything through. But really, the place is absolutely fab. I am just a picky hospitality manager! I would definitely return which doesn't happen for most places.

It was our 3rd stay and it was just as special as before with the added bonus that there is now food in the evenings and a lovely new decking area , the welcome was warm and friendly our room 'Dorothy' was really well decorated and spotlessly clean. Our bed was so comfortable and we slept well. There was a very tasty cookie on arrival and a bag of fresh cakes every morning. We had our dinner there on the first night, and as with the breakfast the food was excellent. We had a swim whilst we were there and had the pool to ourselves it's a good size for a dip and a few lengths. The grounds are well maintained and its a haven for birds which you can hear singing away. It's peaceful and relaxing. We love the decor which is fun and quirky with lush seating all very beautiful. We are definitely going back again.

Nicely decorated quiet room (Joanna), very clean with private terrace, comfy bed, small fridge, coffee maker, shower over bath. Charming relaxed ambience in public areas. Pool table and indoor heated swimming pool. Very friendly owners and staff. Very good breakfast. Conveniently situated short drive to the coast, pretty harbours, Eden Project, Lost Gardens of Helligan.

It wasn't a problem for us but potential visitors should be aware there are lots of stairs to get to most if not all rooms and some are quite steep and narrow which might be a problem for those with limited mobility. This is the reason we have scored the property 9 and not 10. A very minor dislike was no view from our room's private terrace. We did walk to local pubs and restaurants in Charles Town but walking anywhere from the hotel required walking along either a narrow country road or on the pavement of a busy main road - take a torch to be seen at night!

Excellent hosts, Louise and Jason, who made us so welcome, had marvellous recommendations - would book restaurants and taxis, nothing was too much trouble. Breakfasts were superb - what a choice! We hadn't expected to be able to eat in the hotel in the evening but in fact there was an excellent bar menu, freshly cooked to order and we spent a couple of very happy evenings in the manor, when we didn't want to go out. I had a wonderful spa treatment. Our room was lovely, very comfortable bed. They even provide treats - fab cakes!

Nothing we didn't like! The pool could be warmer.

We hadn't expected to be able to eat in the hotel in the evening but in fact there was an excellent bar menu, freshly cooked to order and we spent a couple of very happy evenings in the manor, when we didn't want to go out. I had a wonderful spa treatment. Our room was lovely, very comfortable bed. They even provide treats - fab cakes!

Nothing we didn't like! The pool could be warmer.
