Very nice B&B on outskirts of York centre and a nice easy 10 minute walk to the Minster area. Good breakfast and nice room if a little small, but singe rooms usually are ! No one on arrival at check in but key and car parking instructions were easy to use/follow In a nice area where the football ground used to be and near to pubs and restaurants and a Sainsburys just up the main road. Easy on street car parking £5 per day and hosts organise via York council so you can leave the car and walk into the centre which was great

No complaints but maybe : Fresh fruit at breakfast Car parking arrangements explained prior to arrival rather than worrying what to do when you get there. A text or email after booking to explain would be a nice touch.

The location was better than expected, only 10 - 15 minute walk to the centre of York. All sights and attractions were all in good walking distance and had done everything that I wanted to see and do. As for the B & B, it was a lovely little place, a nice little room a comfy bed, good shower and above all clean. The breakfasts were excellent well made and a great variety to choose from. I shall miss the full English breakfasts now I am back home. A bowl of ceareal and a cup of tea !! The hosts were excellent and very helpful. So grateful I was able to leave my bags at the property after checking out on Friday 4th August as my train to London was not due until 19.12pm . For this I was able to visit York Minster that morning and have a good wonder around the shops and take in all the sights. A big thank you to the hosts for a lovely stay.!

There was nothing that I did not like everything exceeded my expectations.

Stayed for 3 nights in Room2, a single room, if you have a longer stay you might want a slightly larger room. Breakfast was excellent, location is 15 minutes from the station and 5-10 minutes from York center so well placed. I would recommend this B and B and would stay again. TIP if you walk from the station, go to the end of platform 3, veer right at the toilets and exit the back of the station, walk over the bridge and past the car park on the right, turn left at the end and go through 2 walkways, turn right and at the top of the street you'll be opposite Bootham Crescent, don't walk through town. Gotta love Gooogle maps but it's not accurate when you look at the route, this way is MUCH quicker.

The host was lovely - didnt meet him until the morning. He was friendly and perfectly attentive. The room was a good size. There was tea and coffee in the room. Beds were comfortable and provided a good night sleep. The area was residential so the street was nice and quiet - no noisy bars right outside the window so we slept very well. The breakfast was lovely; they offer a personalised menu where you can select the items you would like the night before. I think this is a nice touch. The host was also kind enough to cater to out allergies by offering dairy free milk and butter. I recommend staying here! Coffee in the morning was great too. Thank you to the host! :)

Nothing. It was a great stay.

The location is just right ; in a quiet residential street but only a 10 minute walk away from York Minster. All parts of the building that I saw were well appointed and brightly decorated and my room not only lived up to my expectations from the photograph but exceeded them! Although, as a single room, it was compact it had everything I needed - tea/coffee/biscuits, space under the bed for my luggage and SIX power sockets! It was spotlessly clean and the bed was really comfortable. Breakfast (cooked to order) was great too.

It's hard to find anything to criticise : to suggest any improvements at all after such a pleasant stay seems churlish. But as regards breakfast, perhaps a later finishing time at weekends (and a larger slice of bacon ?) would have been nice !

Rooms were clean, well resourced and our bedroom was spacious. Very pleasant host; chatty but not intrusive. Helped with my couple of queries with a “can do” attitude, especially as I had booked very last minute. Breakfast was freshly cooked, and it was good idea to pre-order items the night before.

Very minor issue - no instructions on how to operate the shower choice/water temperature. The overhead rain shower drenched me with cold water before I could work out which way to turn the control!

it’s location is great very close to the city centre, rooms are lovely and clean and very comfortable

we where woken at 1am by someone ringing the doorbell twice , which then meant we had interrupted sleep and struggled to go back to sleep, so woke up not well rested. would be nice to have a bottle of water in the room for those who do not drink hot drinks . relating to drinks at breakfast only one small glass of orange juice. owners/staff friendly but a bit disconnected, no one asked if we had a good night at breakfast or came round to ask if we needed anything else at breakfast.

Location very good. Short walk into the centre of York. Very convenient for us as we were visiting our Granddaughter who is a medical student working at the Hospital and sharing a house nearby. Room was very comfortable as it had armchairs so was good as there is no residents sitting room. good sized room and also very good en-suite shower room. Breakfast was very good and freshly cooked.

Car parking is on the road outside and we didn't have any problem finding a space and Proprietor is able to organise a parking permit for a small charge. Only minus is that when we checked out at 10.00 we had to move the car, we would have liked to spend the morning in York before driving home and were hoping to be able to leave car there until noon, but not possible.

Immaculately presented and so warm and welcoming. It was closer to the city than we realised, parking outside and a lovely relaxing place to stay. I asked if they had any almond milk at breakfast, which they didn’t, but there was a delicious full English breakfast on its way, with toast and coffee was plentiful. I only mention it as we were there for two nights and the second morning they’d provided almond milk for me. What a fabulous thing to do!

Nothing to not like, it was perfect.

The room was beautiful decorated, the beds were comfy and the bathroom was clean. There was a hairdryer we could use in the room and an iron and ironing board on the landing should you need to use. Breakfast was tasty, set us right for a day of sightseeing. Owners very friendly. Lots of information in the hall for sightseeing and numbers for taxis, if you needed them but No 34 is only a short leisurely stroll to York City Centre. I was worried about the parking, as we booked to stay on a busy school holiday week and the bank holiday jubilee but no need, as there were ample on street parking and the owner registered our car with York City Council, so we wouldn't get fined and then we paid the owner. I thought this was a great idea, as we didn't have to download an "app" or find loose change for a machine. Throughly enjoyed our stay, would definitely go back.

Not nessicarily a dislike but more of a top tip. We utilised the wardrobe to hang our clothes for a family of 4 but the room could have done with a coat stand or wall hooks, as had to use one of the chairs.
