Balboa Inn, On The Beach At Newport

The staff were all super friendly. The location is amazing! The oversized heated jacuzzi was a wonderful experience. We appreciated the selection of music channels on the television which we enjoyed.

The room was very warm upon entry with flies blowing everywhere. It could have been cooled down for us. The blinds were tied so extensively they were very difficult to operate and the patio door sticks at the top where the blinds are mounted. Although the food was very good, the restaurant seemed to be very lacking in ambience and fitting decorations for the style it represents. Also, indoor plants'/trees with lighting would be a huge improvement.

The Balboa Inn exceeded my expectations. The last time I came here was twenty years ago with my family when I was a little kid, and I have to say, I had as much fun staying there today as I did then! The view was exceptional, and I did not have any issues with the room, aside from the jets in the tub not working. Other than that, I had a wonderful time. You can't beat the location and the valet parking either, great value for both. I felt safe during my stay, and I loved being able to walk around everywhere. We brought our dog and were able to bring him everywhere. There is also a trolley that can take you around Balboa, but we did not use it. I would definitely stay again for sure, for a longer time next time!

The location was perfect, right in the middle of everything. So close to the beach and pier and all of the shops and food. Our room very clean and the bathroom had been upgraded. The staff were all so friendly and accommodating, thank you.

The room was very small. For the price, I feel that the continental breakfast could have been a little nicer.

We found a big roach around the bathroom area, was a bit disturbing.

it was definitely overpriced. you are paying for location. the hallways had a weird smell to it.. and you can tell it’s an old building and they updated it. breakfast isn’t breakfast; it’s just juice, coffee and a muffin. also valet is $60. you have to pay for your car to be parked so I was stressed about the meter expiring

Location was amazing! This is a cute, quaint, cozy hotel! With an excellent Italian restaurant attached to it where are you can eat inside or on the patio. They also have a continental breakfast which I wasn’t expecting. Ask for a room that faces the water or the courtyard. Otherwise you’ll be staring at an alley. You do have to pay to park either at the beach (25/night) or you can valet (35/night). The room was spacious but I would say sparse as they have no mini refrigerator, microwave or little safe. And the room needs to have another small table or dresser to set things on as there is no countertop space in the bathroom. The hotel was very clean and comfortable it is close to lots of places to eat and a short walk to the pier/ beach. I would stay here again!

The amenities that were missing. I wanted the microwave to heat up some water for tea in the morning. We could not store extra drinks because there was no fridge. And we wanted to be able to lock things in the safe that we didn’t want to carry while we were out. There is definitely room to have these items because the room is large it just needs to be arranged different and it would work great! I know for next time and would still stay here again

Can’t beat the location - minutes from shops, ferry, restaurants, fun zone and bike rentals.

The room was pricey - even in the off season - for the bare bones it was. Staff was pleasant and helpful. Room was very minimal and not very cozy, old towels, not anything luxurious. But as I said, we came for a day and wanted the perfect location and this definitely delivered on that front. Would be nice to see some room updates in the future.

The location is absolutely unbeatable. The hotel literally straddles the boardwalk and is just steps from the beach park, sand, water, and pier. There is a small warm pool on a deck overlooking the ocean and a tiny hot tub, both clean and very nice to visit. Staff is friendly and helpful and the over-all look of the historic building is beautiful and interesting.

The only downsides to this hotel, besides paying higher rates for prime location, are that the building and accommodations are old and in many cases, painting over problems and adding fancy decorations don't fix actual issues. Bathroom was nicely redone but the room needs some TLC to get it to match the upscale vibe they are going for. Additionally, there is basically no non-metered street parking anywhere and the hotel charges a huge parking fee not covered in the annoying resort fee (check the booking for that.) I understand why based on the premium location but it is a factor to consider.

Location and hotel staff very nice , and polite the pretty ladt at the desk was very friendly

room was Ok ,would like to have a balcony, we booked months early so should been able to assigned, one / Room had no sitting chairs at least one please ( NOT sitting cushions ), also closet had 4 hangers only. With the world today, should had open outlets to charge phones or tablet, had NO NO open plug except behind TV one outlet and bathroom, could not even use coffee pot in room NO outlet to be had Please do not say you have hot tub , it is puddle in cold water and tile is dirty

Property is minutes away from the beach and Ocean view suite is very well maintained. Also very clean and beautiful.

Because the hotel in minutes from the beach, it seems like guest use the pool to rinse off after going to the beach. Pool floor had lots of sand puddles.
