Kingsmill Resort

Excellent proximity to Busch Gardens. Our kids absolutely loved the amazing river pool (with lazy river and slide)! Great entertainment— we had a blast at the 80s concert on the golf course. Our room was very clean and all the staff we chatted with were warm and friendly. Great breakfast and the breakfast staff were fantastic! Staff driving golf carts always offered us a ride and were very friendly and helpful.

Wish they would bring back the shuttle to Busch Gardens. Biggest issue with the resort is the lack of dining options. Very limited food/drink options and everything is closed by 9pm. We ate dinner off property both nights. Frustrating that housekeeping is an additional fee and not included in your room price/resort fee.

The resort was beautiful, staff was courteous and helpful, room was clean and roomy, we saw deer, rabbits, ducks and other wildlife walking around, Our condo was riverfront so the views were amazing we were very close to pools, fitness center and main building. It didn’t seem like there were a lot of people there which was nice.

The website and handouts from the resort state all pools are open until 9, but our favorite pool with the lazy river closed at 8 every night we stayed, no signs that say that just the staff would tell us when we came they closed at 8 and would be cleaning and putting everything up at 7. Its not a big deal just a slight disappointment

Loved the location, how spacious it was and there was so many things going on.

I was not happy that I booked a king suite and upon arrival and check in I was not told of any changes so I thought all was good until I walked into our room and it had two double beds. Now I’m the type of person that wants to relax and enjoy and sleep on a comfy bed that’s is either the size of my bed at home or bigger not smaller. I was there with my SO and we did not want separate beds. I called front desk who basically said they were out of king suites and they figured I should be fine since they put me in a room with a River view. Regardless how gorgeous the River view was I still wanted my king suite which we did not receive. Was not happy about that. I spent a lot of money to get the room I booked for, a view is not worth the money I spent to have my bed size.

First time guests, first time traveling with a dog. Upon arrival I found I had booked a room online that was not adequate for my family. Not enough beds, or room for crate etc. Ashley Kessler provided me with an upgrade that was more than reasonable. Our condo was fantastic! Perfect for our family. If not for Ms. Kessler, our stay would have been so-so/average and we probably wouldn't have returned. Now because she introduced us to the resort and many amenities & offers we would not have known about, we plan on becoming regulars (we live 80 mins away) . Our friends will hear about this trip through social media too. All because of Ms. Kessler, she really made a difference. Thank you.

That the Game room / Arcade was not open for our gaming 11yr old. Could have put trip over the top.

Walmart is close to resort!! Lol close to alot of restaurants too. The resort was beautiful and quiet. Staff was friendly and accommodating when game room token machine was out of order . Gave us $5. In tokens. 8min away from Busch garden and 12 mins from water county. pool river was excellent for the kids and just to unwind and relax. Would come back Family of 4.. one bedroom condo was clean.. equipped with a full kitchen and cookware.

There was only one thing I didn't like. Kingsmill needs to invest in Lent Brush or Vacuum for pet hair. My son has bad allergy toward animal hair. When we arrived to the room. DOG HAIR was on the couch pillows which is where the queen size pull out bed was.. The front desk did give me some ducktape ..However, we just kept pillows off couch the entire 5day stay.. put them under the desk.. other than that.. I wiped down everything after that..

Covid shut a few things down but I enjoyed my stay place is huge beautiful property knowing the history here my ancestors wore chains and was beaten on this property and now today I was drinking out of the water fountains in the golf club house just cause I can as a stand for my people 💪🏾💪🏾💪🏾

The pool was cold food a little bland and my window was broken couldn't open or close it

River pool! Towel service. Views of the river. Our room was huge. Comfy beds. Lots of channels to watch on TV! (HBO, Starz etc.) we were able to watch some good movies. Big TVs in Living Room and Bedroom.

I liked the "text us" for anything you need, but it took too long to get a response. It took over an hour to get more coffee pods in the morning and they arrived too late for us to drink them. Also did not like that I could not call and speak to anyone at the hotel after 6PM on the day of our arrival. All phone numbers on the webite or online go to a recording that says hours are 9-6. Not sure why the number to the front desk (staffed 24 hours) is a secret.

The room was nice and clean. Washer/dryer and dishwasher available in our room. The reception staff was excellent and very helpful. There is a great path to walk or run in. We didn’t use the pools or tennis courts, but they are available. The tennis courts were not busy at all. A lot of excellent restaurants 12-15 min away by car. Colonial Williamsburg just 10 min from the resort by car.

However the restaurants in the resort had limited menus. We had to leave the resort to get our meals. The Spa staff was not accommodating, not rude, but not great like I would expect. Hard to get a hold off. I ended up going somewhere else to get serviced. The resort messed out on significant income on spa and meals. Our room was in the ground floor so it was quite noisy above us. I recommend a higher floor if you want to sleep. We were woken up at 6 am one day; other days closer to 7:30-8am It is a large area, so things are far, but there is transportation available if needed. You need to call to get towels, dishwasher soap, etc, but they are great about bringing what you need.

The main building / lobby was very nice. The service staff at checkin were quick and able to provide information about the property. The food was good especially for not having to leave the property for breakfast and the indoor pool (too cold to go outside) was perfect.

Unfortunately the internet (WIFI) connection in our room was terrible exasperated by the minimal tmobile coverage.

loved the lazy River, within 2 miles of both theme parks and the fitness center and pool were amazing on property !

the one bedroom and certain townhouses building number 20 plus were a 10 plus minute walk to the main buildings, pool and even farther to the river and lazy river - book riverfront or lower building numbers for better accessibility . also t lunch at the mill by the tennis club was very slow and the girls working had a bad attitude with bad service . I would avoid it for lunch . overpriced for bad service ..
