Rocklands House and John, the owner/host, set the bar very very high for the remainder of our Ireland travels! It was our first B&B experience since leaving Dublin and it was absolutely delightful!!! Our room and the view of the harbor were perfect. John is an incredibly gracious host whose breakfasts (including the most delicious scones of our 2 week Ireland stay!) are beyond wonderful. John seemed to enjoy visiting with guests and giving local insights into the area and its people. We would definitely return to Rocklands House!

John is an absolute gent. I can't speak more highly of him. His bnb is beautiful. This was the best bnb we have stayed in. The room was lovely, good power from the shower, bed was comfy and beautiful views. The breakfast was excellent. You wouldn't get it as good in a hotel who have all turned to buffets. The breakfast here is fresh, cooked to order. The walk to town is lovely, quiet country road into the heart of kinsale, takes maybe 15 or 20 minutes. Would 100% recommend.

The house was beautiful and the views from the living room and bedrooms was absolutely stunning. The bedroom was really comfortable and well appointed. Breakfast was ample and delicious! John was perhaps the best host I’ve ever had from booking.com, offering to drive us into the town when we needed it and generally being incredibly happy and helpful. The whole stay was fantastic.
Nothing really! It was a little further out from the town centre than I had realised but that’s really on me for not looking at the map. I’d still go back again though!

The property had the most amazing views over the water. Waking up to the view and eating breakfast looking out over the water was a joy every day. The garden was lovely, full of beautiful flowers and butterflies. The host John was so friendly and made us all feel very welcome. He served up a delicious full Irish cooked breakfast and gave us great recommendations on where to eat and sights to see while we were staying in Kinsale. The short stroll into town is lovely, but John always offered us a lift when needed. So kind.
No complaints from myself and my friends.

Very friendly, warmth and enjoyable place to be, close to downtown but in the middle of the nature with a breathtaking landscape view of Kinsale. For sure John and his cat Simba made us feel at home in a very special way. Thanks a lot!
A take away breakfast for who needs to leave before the breakfast time would be a must. Something to bit before getting to the destination (in our case the airport). All coffee shops were closed and would have been very appreciated.

the property is on scenic road into the beautiful town of Kinsale. the main man John is an amazing host he goes above & beyond for all your needs. He freshly bakes scones every morning straight from the oven and bakes his own wheaten bread. Amazing! The breakfast is amazing, fresh fruit, freshly squeezed orange juice and a cooked breakfast made perfect. I can’t emphasise enough how great John is at making you feel at home. the views from the property are priceless, stunning overlooking the water. Seaview rooms are the best.

The best breakfast in Ireland during my 3 weeks of stay. Everything comfortable, luxurious breakfast room, which can also be used at evening to whatch the bay and the sailing ships. Owner is very friendly and helpful and he took us into town at evening, where he wanted to shop. It's so quiet at evening, you can reach the town in 10-15 minutes walk, but there are some stairs...

Choice of breakfast was ok. Buffet with cereals and fresh fruits. Just two tables for the whole guests. So there is a good chance to get in contact with other guests...like it is the idea of traditional B&B´s. I had a room with view to the gardensite and the canal. It is worth to go by foot. Just 20 minutes from Downtown.
Better Information for opening the frontdoor at late in the evening, would be great.....code....it took me five times to open it.

John was so welcoming. I actually arrived early and he came back to meet me and let me in and get settled. The B&B was beautiful and the views breathtaking. I would definitely recommend to anyone. My view overlooked the River Brandon. My room was very comfortable including the bed and all the pillows! The breakfasts were beautiful and fresh too. The gardens were so lovely too. Everything about my stay here was wonderful!

Really lovely host, very welcoming and attentative. Views from the house are incredible It's a little way out of town (a good 20 min walk) but John offered each day to drop us into town. We actually really enjoyed the walk though as you get more of the stunning views. Rooms were pleasant and comfortable. A little tired in places but it felt very homely. We will definitely stay again. I recommend this B&B for those looking for a home from home, a quiet stay and happy to be a little way out of central town. Maybe a note to those who don't like dogs or who are allergic as there is a dog at the property. Very friendly though.
