We enjoyed the outstanding full English breakfast, the peaceful area, and the friendliness of the owner. We enjoyed the breakfast.table and tidy room.

In our room the bathroom door would not close properly, the door handle needs replacing and more importantly there should be a sign to WATCH YOUR HEAD on the stairs as I banged my head on the sloping ceiling of the attic roof. I think if the owner was more responsible regarding the repairs our stay would have been excellent. I did not like the TV on in the breakfast room.. Our bedroom was a little on the small side.

Tina the host was very accommodating particularly as it is her own home and we had a 1 year old who wanted to explore everything The first night we stayed there was very wet and poor weather conditions and she allowed us to have a takeaway in her dining room I was grateful of the honesty and was informed immediately on arrival that the the shower didn't work in our room however as we were there for 2 nights she was accommodating to let us use another guest room shower before the next guests arrived and there was a functional bath so we were able to wash our child and have a basic wash ourselves. This shows she truly cares about her guests. The breakfast was sensational Location ideal for what we needed It's so nice to feel very welcome when you are not aware of the area or surroundings

The location of the Lilacs was just right to give access to the Peak District and the popular towns in the vicinity. The room was very pleasant and the bathroom was very roomy. The breakfasts were excellent and gave you a good start for the day. Car parking at the Lilacs was good, albeit you had to take care getting out out onto the main road. Local eateries were so handy you didn't need to go into the nearest town (Ashbourne) to find good food, although there were probably good restaurants/pubs to frequent if you so wish.

The staircase was a little hazardous but once you got use to it, it was fine. Some general maintenance wouldn't come amiss, for instance a number of light fittings were not working.

We stayed at the Lilacs for one night in October, as we were visiting friends in the area. The accommodation was easy to find and although we had the front bedroom, facing the road, we didn't notice any traffic noise. There is ample parking at the rear of the property, which is useful. From the guest house, you can walk on the pavement to the Royal Oak Pub. We ate here and the food was plentiful and very good. The bedroom has an En-suite shower room. Basic toiletries were provided including shower gel, shampoo, conditioner and hand soap, together with towels. The room has tea and coffee making facilities, a television plus free Wi-Fi. There is a lockable bedroom door. Plenty of cupboard space is available and guests can use the attractive sitting room, at the front of the house. The double bed was very comfortable, so we slept well. Breakfast is served between 8am and 9am, with a full English option, or whatever you choose. Cereal, fruit and yogurt is also available. Tina is a friendly, accommodating host with a welcoming disposition. She wasn't there when we arrived, although we had spoken on the telephone beforehand to make arrangements to let ourselves into the property. This is a great place to stay, thank you Tina.

The fan in the bathroom needs a little fettling.

A friendly, knowledgable and well mannered hostess. Nice view from the bedroom of fields and countryside. Comfortable bed. Desk space. Well kept and very spacious bathroom. Good working facilities. Great selection of cereals, fruit and cooked food for breakfast. Really tasty coffee :-) Spacious back yard car park. Away from the town. Good location to go walking in the Dales or South Peaks areas.

Being along a fairly busy road means some times of the day get a bit noisy.

Tina is a lovely woman of a certain age. Yes, there were one or two small niggles such as traffic noise and a slightly wonky loo seat. But nothing serious. The Lilacs is not luxurious however it is comfy and pleasant. If you compare the very reasonable price I paid as a solo traveller with what I would have been charged at a local hotel, there is no comparison. As an aside Tina did offer to move me to a quieter room at the rear. Breakfast was delicious. Tina was a delight. And happy to be helpful as much as she could So, really, taking all into consideration, what was not to like.

Traffic noise. Mattress was ok. I slept well enough. But perhaps an upgrade might be a timely idea.

Flying visit, but very pleasant. Reasonably good location, it's a pretty place with lovely views but it is on a fairly major road. The host was extremely helpful, given that I had to be up ridiculously early. The room was very comfortable, with every amenity you would expect. No quibbles whatsoever.

My only issue, and it was a minor one, was a bit of noise from the road on which the house is located.

Breakfast was lovely, especially the homemade marmalade. Comfortable bed and well lit room. En-suite bigger than my kitchen!! Tina met me in the car park and made me feel very welcome.

Did not like the stairs as there was no banister. I felt that there should have been occasional hand holds if not a full banister.

The location of the accommodation is good for visiting Ashbourne and the surrounding area. The accommodation was sufficient for a 2 night stay and the host was friendly and offered an excellent breakfast.

The location is adjacent to a busy main road and there is a certain amount of noise from passing traffic, the traffic also makes the egress from the property somewhat difficult as it is difficult to see in both directions. It would have been nice to have a hair dryer provided in the room.

Absolutely lovely hostess, really easy going and in general just a friendly person who was very easy to get on with. I was only staying for one night as I was working locally over the weekend and it was easier to stay in the area than drive home for the evening. And I'm glad i did as it was a really good experience in a lovely location. And the breakfast was fantastic, great value for money all round.
