Property was close by for what we were needing to stay there for as we were attending the Darts at Winter Gardens - 7 minute walk. The ladies running the B&B were lovely and very accommodating. I highly recommend staying here and will return. Very clean and spacious room. Breakfast was beautiful, great choice. We parked our car and they even allowed us to keep our car parked there after we had checked out which was a great help. It meant we could extend our holiday. Thank you again! It was lovely.

Not sure if this is allowed but people where smoking in their rooms, which then had fumes coming into our room throughout the day/night. This is nothing against the property just wondering if they allow smoking in some rooms and if staying again I would ask to be away from it.

We needed a hotel close to Funny Girls for an event and the reviews for this hotel did not disappoint! Fran was such a welcoming host who made us feel very comfortable. The whole hotel was super duper spotlessly clean. We have previously only came across one hotel as clean in Blackpool so this was very impressive. Although we didn’t use it, the bar was stocked with a good range of drinks. Our room was a small double on the very top floor which had an en-suite. Despite being small, it was a good size for two, with good storage for our clothes. The en-suite was modern and clean too. The bed was lovely and comfortable. The breakfast area is lovely set out and very good light in the room. Again, spotlessly clean. The breakfast itself was really nice and just the right amount. We will definitely book to come here again. It is now one of our favourite hotels.

It was a lovely. Really friendly and accommodating owner and the lady who cooked breakfast was wonderful. I asked if it could be cooked using no oil and when it came it was amazing. Not a drop of fat anywhere. And so yummy. The room was small but comfortable with lovely little ensuite. The duke of York pub at the bottom of the Rd was fabulous too. Great atmosphere and very friendly. Would highly recommend. Thank you so much Francis and co. Xx

The only thing I didn't like was the fact the bed was against a wall, meaning when I needed the loo I had to maneuver to the bottom of the bed so not to disturb hubby. But we will definitely back.

We received a very warm welcome from Francis on arrival and she made us feel totally at home throughout our stay. Her Full English breakfast was delicious. Laundered towels were soft and smelt lovely. We had a parking space allocated to us which was a real bonus. A very central location close to North Pier, Winter Gardens and many pubs and eateries. Really enjoyed our 6 night stay.

Our room was on the small side as was the toilet/shower room.

The location is great, less than 10 mins to sea front and 5mins to bars and shops. The ladies made us feel really welcome from the start of the holiday to the end. They decorated our room as we were celebrating my Husbands birthday and our anniversary the hotel was very clean. The best breakfast ever had in a hotel always greeted us with a smile. We would definitely return and recommend this hotel

The ladies who run the hotel,were pleasant and very welcoming.Hotel was lovely and clean.Everywhere inside the hotel,was bright and airy.The breakfast room and bar area,was very pretty.The rooms we had,were very nice and spotlessly clean,with a very comfortable bed.More than enough tea/coffee in the room.Now the breakfast,awesome,one of the best we've ever had.The location is perfect,a quiet area,but very near to the town and the tower.It was a big plus,to have free parking on site as well.Thank you ladies.

Great location, just a short walk to the north pier. Nice friendly proprietor, who checked that we were happy and had everything we needed, excellent breakfast.

The room was pretty small but it was fine for the one night we stayed. Happily we managed to park in the limited off-road parking but the nearest car park was a few minutes walk away if we hadn't got in. I wouldn't have liked to leave my car that far away.

Highly recommend this lovely hotel. Frances the owner always had a smile on her face and couldn't do enough for us. The room we had was very clean and had lots of light. The breakfast was amazing and beautifully cooked. The hotel in general was delightful and had been modernised to a high standard. We will definitely stay here again if we visit Blackpool. Perfectly located for the theatres and funny girls which are only 5 minutes walk away.

The hotel is very clean, it's well located for the North Pier and away from some of the hustle and bustle of the prom. We had two rooms, both were as good as each other and breakfast was great. We were made to feel very welcome and will definitely return next time we're in Blackpool. I was on the second floor and could see the tower all lit up at night The free parking was great and a deal breaker for the hotel when searching for somewhere. Thanks for a lovely stay!

Excellent location to train station and sea front/town centre. We appreciated the early check-in and on the last day the owner allowed us to leave our suitcase until we were ready to catch the train home. The hotel on arrival was spotlessly clean and hand gel was available in the hall. Our room, though small,was very clean, bed was comfortable and the shower was hot and powerful. The breakfast was well cooked and enjoyable. The owner was on hand at all times and provided extra tea coffee milk etc if needed. A nice touch.
