Loved the location, convenient parking, easy access to the property, decor and general ambiance of the room, very clean, excellent shower and really comfortable bed.

When we arrived (approx 4 pm) we could hear loud music playing and this was still going when we returned late in the evening. I contacted the owner and was told this was the music from the bar downstairs and it would be going off at 10 pm; however, we went in the bar several times during that time and you couldn't even hear any music playing in there! Luckily it was turned off before we went to bed but still an annoyance when in the room - even with the TV and hairdryer on while we were getting ready to go out couldn't drown it out!

You can see that there's a lot of thought and pride that has gone into these rooms and the size of the bedroom and bathroom are excellent. The addition of a drinks cooler and a coffee machine are nice extra touches. The way that the decoration has been carried out creates a nice feel. The instructions to access the rooms are sent via text and are very precise and easy to follow, so you must make sure that your phone has plenty of charge for the day, or you could be a bit stuck.

If you are travelling light, then some coat hangers for the room hanger would be good, and a small wardrobe even better. I'm afraid that the biggest issue though, is the music noise from the bar beneath. To try and be fair, it is not as bad as other pubs I've stayed in and I must admit that in the bar area itself it doesn't sound that loud, and its important for the bar's atmosphere. To be factual, if you have a smartphone, the noise averages about 55 decibels and the clarity is good enough for Shazam to identify what is being played. The music does stop at 11pm and is only really a problem if you want an early night and an early start.

I'm usually not a massive fan of places without a reception and/or receptionist, I was sent a text with information about entering the building and the step-by-step instructions were clear and easy to follow. I normally prefer to pay in cash but I took a chance here and i'm very happy about it. The room was splendid, nice and clean, modern style with all amenities covered, they even had a mini-fridge with milk inside, if I drank hot drinks it would have been a nice touch. The bathroom was spacious, plenty of towels for myself and even if someone shared with me there would have been enough. Location is fantastic, plenty of food shops/take aways on the same street, and a five minute walk round the corner to the main street and market place.

The only real downside was that I nearly run out of loo roll.

Easy check-in Helpful and responsive staff. Plenty of free parking round the back Easy to find and nice location. Room was adequate size and the bed was super comfortable. Very clean room and bathroom

I don't drink tea or coffee and there were no glasses to use for water, only the shallow mugs. It was also a tiny bit chilly in the room in the evening. There's no A/C so I couldn't control the temperature myself. Bit of a smell coming from the shower drain. But bathroom was otherwise very clean

The room is a bit chilly due to the sash windows. Because they are single glaze sash windows, traffic from the street is loud. Hot water from the sink tap came.oit at a tiny trickle while when I turned it to cold it gushed nicely. Made it difficult to shave. Had to use cold water. You can hear music from the pub downstairs during the day but they do turn it down in the evening so it doesn't disturb sleep

The private entrance with a key code away from the pub is a bonus as we could come and go as we pleased. The rooms are clean and modern. The bathroom was clean and well appointed, with a wonderful shower. The location is fab, right in the centre of town.

The windows, whilst in keeping with the styling of the building are sash and do let in a lot of noise from people entering and leaving the pub

The rooms was gorgeous - a good size, lovely & clean and well furnished. Great shower! Location was fab, just up the road from Rutland water and central location for going out to eat in the evening.

The staff in the pub said they would be closed around 11 but there was still VERY loud music and drunken shouting going on at 11.45 which was a little disappointing as we'd have stayed out longer if we'd known.

New & clean, comfortable bed and cosy, right in the heart of the town above a lovely restaurant The Angler who own these rooms. self-service but clear instructions to get key and codes from Chelsea. nice touches of mini- fridge with fresh milk and water for tea/coffee. Lovely clean bathroom with warm strong shower. will come back. no breakfast but cafe The Larder next door perfect if needed.

The room was beautiful, location was ideal and the contactless check in was superb. The bed was super comfortable and the room was bright and beautifully decorated. Bathroom facilities were modern and clean, it has obviously been done up recently. Overall we were really impressed and would definitely stay here again

Maybe a little more storage like a small chest of drawers would have been nice if we were staying longer, but what was there was just fine for our overnight stay

Parking at the rear, self check in and out, felt secure, good communication from owners. Coffee machine appreciated. Clean whilst being Pet friendly, Location great for Rutland water, Melton and Stamford. Oakham well worth a visit.

Music from pub below, it didn’t bother us but something to be aware of.
