Beautiful property in a beautiful location. Decorated to a high standard. Exceptionally clean. Comfortable beds with clean, crisp bedding. Lots of choice for a tasty breakfast. Fresh flowers in the room.

Due to the heat wave it was hot and stuffy in the room, however a fan was provided to help with this. The shower went from normal to very hot, then freezing cold so I had to keep leaping out of the shower. However when I told staff, they did take this on board and said they hadn’t been aware but would call a plumber to fix it right away. Our room looked right out over the bins at the side of the property, however we shut the shutters so we didn’t have to look at this.

The hotel has a great location, has a very cosy pub area with fireplace and low beams and a great restaurant. The staff are very friendly.

The room. We booked a twin room and it seems they only have one. Unfortunately the definition of twin seems to have been missed as though it does have 2 beds on our arrival they were pushed together and due to other furniture difficult to separate. The on suite bathroom is an enigma with cracked floor tiles, broken shower controls which my wife could not even turn without assistance and no toilet roll holder. The toilet roll was on one of these as pare toilet roll posts on the floor next to the toilet bowl, well within the "splash zone". The window of the room looks over the kitchen yard which can get quite noisy

The location was amazing. The property had a lovely feel to it, it had a good mix of tradition and modern features. The food was very good! There were a lot of young staff, who were so friendly and conscientious.

They were in the middle of renovation works, unfortunately we hadn’t been informed of this. The room was nice, but it didn’t feel finished, there was no soap on the sink, you had to use the dispenser in the shower. Only 1 small mirror, in the bathroom - no mirror in the bedroom area, so difficult to do your hair and make up. No tea or coffee facilities, although we asked for a kettle - there was a fridge on the landing with milk and water available - we were told we could ask for a drink, however there wasn’t a phone in the room to ring and ask? The wardrobe only had 3 coat hangers. When sat in the bar area, it was hard to avoid the staff chatter and them trying to organise what is going on.

Good location, quiet neighbourhood. Good clean and comfortable room with excellent shower room. Restaurant served good evening meal and breakfast, excellent terrace for alfresco eating and drinking.

There was no welcome and no indication as to who was 'in charge' or explanation of menu or facilities available. No details about local area. Fortunately I had been warned by a friend that there is no signage outside the premises! I had to ask for our breakfast table to be cleaned.

Lovely location in quiet village with lovely walks close by. Fantastic room with great view. Roll top bath and large shower. Comfortable bed. Very clean.

I felt that one member of staff (family member) was too abrupt/sarcastic and not attentive enough. We had to ask for more juice, yogurt, milk, toast and cutlery on the second morning. If this was solved, I would give 10/10.

The place is in a beautiful place that served an excellent breakfast. Evening meal was also very good. Every member of staff were extremely helpful. I felt unwell after 2 days and had to leave a day earlier and when i got home i had been reimbursed for the last day which was something i never asked for or expected but was a fantastic gesture and i thank you for that.

We were told on arrival not to leave the windows open at night because you will be suffering from mosquito bites. Not the properties fault but we spent the 2 hottest days of the year in on the premises and the room was unbearably hot. On the second night once all the lights were put out we had to open the window. it made it a bit better and never had a mosquito bite or even heard one. Overall i was very happy and will be returning but maybe in a cooler month. Thank you

Warm welcome when we arrived to check in, our room was lovely with the unexpected bonus of having a wonderful outside terrace area, the weather was perfect so we were able to make the most of this facility. Comfortable chairs in the room and on the terrace, lots of sockets in the room which was good. Lovely dinner- my dietary needs were well catered for. Breakfast was also very good. Lovely location in Hambleton with stunning views over Rutland.

We didn't find the bed comfortable so didn't have a particularly good night's sleep- personal taste but we found the mattress quite soft and as it was slightly smaller than the very solid wooden bed base it was easy to catch your leg as you walked round the bed- we both did this several times! the bed was also very low which might be a concern for some people. Limited storage space in our room- the wardrobe was in the bathroom which was fine but there was no drawer space, we only stayed for one night so it wasn't a problem but if you were there for a few nights it could be an issue.

we took the last room it was a twin bedded room, I haven’t slept in a single bed for probably about 35 years and I’ve forgotten how small they are! room was small over looking the car park/bins so a little noisy on a Saturday night, there was a coffee machine no coffee pods/milk or sugar! shower had a mind of its own which I reported to staff just incase on future stays there are children using it as it flushed boiling hot irregularly!

The outdoor seating/restaurant area was delightful and the food was extremely good (Sunday lunch in our case). The ground floor pub and gardens are really lovely. The bedroom was very small though and not as nice for the price. We did like the fresh milk in the fridge from the hallway instead of all those small plastic pots you get everywhere else, for use in the tea/coffee in your room. Chilled water was also provided which was nice.

The room has a view into the carpark although you can see across some gardens to houses as well. So don't expect to have the main view to the water from all rooms. The worst part however was being above the kitchen and constant noise, talking, and smoke from someone smoking coming into the room. Most of the year that is likely not be be a problem but on the hottest day of the year the windows had to be open. So it wasn't the most peaceful of evenings or mornings.
