close walking distance to the city center (about 15 min), beautiful restaurated italian villa with a private parking lot, a very caring host, who gave us super restaurant advices, breakfast included coffee/tea and sweet as well as salty options, fruits and eggs; all in all we would highly recommend a stay here!

The room was not really sound proof, so you could hear other guests coming home, but as it is a small Villa with not too many rooms it was no big problem for us!

We liked the location because it was quiet and in a lovely residential area. It was a good 15 to 20 minute walk to the center but that didn't bother us. The room and bathroom were lovely and it was nice to have daily maid service after staying in air bnb type facilities. We also liked having a patio off the room. One warm evening we ate outside. It was nice to have breakfast in the hotel and having fresh fruit was a definite plus.

I would have liked more variety in the breakfast foods. To be specific, have some savory pastries at breakfast, not all sweet ones.

the staff (owner) is extremely helpful and friendly and is definitely the big plus of the hotel, next to excellent location and comfortable bed.

the door to the room is a thin door, located between the bed and the hallway. for us it have a sense of some lack of privacy and if there’s someone in the hallway (checking in/out) or having breakfast- it’s noisy enough as if they are in the room. additionally- bathroom didn’t close properly- so made a lot of noise when trying and lack of light in the stairs leading to the toilet at night was challenging. breakfast was on the slim side.

Great location, easy walk into the centre. Parking was a real bonus.

We booked a double room which listed seperate private bathroom. Bathroom was lovely but Room 3 we were in had a bathroom located across the reception area and next to the breakfast room. Although they supplied nice dressing gowns we didn't like walking into the public areas in the day and night in our dressing gowns for all to see. Just bear this inconvenience in mind if you book this room. Otherwise the stay was great.

The breakfast is usual as any other place, the bread was very good, and the woman facilitating any coffee of your preference was super kind and talkative. The bathroom is all new and spacious, as well as the rest of the amenities in the room. The location is near to many places for dining out, but inside enough of a residential area to make it very quiet at nights.

The dining area is doubled as a coworking space during the evenings and there is a strong cigarrette smell in the hallway that connects the rooms with the outside bathroom. To go from the bathroom to the room, you need to walk through the main hallway, which I am totally OK with it, but other guests or hotel personal may not want to see you walking around in a towel in the early morning, for this instances, maybe they should provide complimentary bath robes (or bring your own) along with the towels for this short transit, unless everyone is OK with seeing you half naked without feeling harassed or intimidated, because this does not feel like a hostal at all, but more of a boutique hotel.

The renovation of this lovely 1900 building was very accurate and the attention to the details was incredible. Excellent staff, nice breakfast and comfortable rooms were the cherries on the cake, making our stay very pleasant.

If you are looking for a place in the city center this might not be the first option, but for the rest I've got nothing else to say, everything was spot on.

Everything was perfect, the room was very comfortable and stylish, as the whole building, the host very friendly and helpful. The surrounding was safe and clean too, very nice area. Quite close to old city - and very close to great pizzeria - Span Pizza (which I also recommend)

Everything was great, but it would be even better if the are some italian cheese and tomatoes for breakfast ;)

Super nice welcoming, spacious room with italian flair, big balcony. Would definitely recommend to anyone visiting Bologna!

Lovely building in nice neighborhood, just outside but close to the core of Bologna. Room had grand high ceilings. Shower was roomy. Very quiet. Oh and my big thing…they had outlets by the bed ON the nightstand. They get 5 stars just for that.

Everything was great but there was little staff presence beyond check in/out and breakfast. More of an Air BNB experience than a B and B. So if you had questions, needed recommendations or a cab you were mostly on your own.

The building is magnificent and we had all the necessary amenities in our room! Our highlight was definitely their Disney+, Netflix & Prime Video availabilities on every TV for free, which came in handy when it was heavily raining outside. From their it is a nice 20min direct walk to the city center, so you see everything on the way.
