The Twenty One

Set in a great location for access to the beach, Pavilion and the Lanes, shops, bars and restaurants. The hotel is clean and comfortable and each room is individually styled with quirky and interesting touches. We stayed in room 3 and was very happy with our choice. Tea, coffee, biscuits and bottled water provided and an IPad was also available. The hosts were very welcoming and friendly and make you feel very comfortable as soon as you arrive. Breakfast was outstanding. Cooked to order in the kitchen/diner and beautifully presented. Alternatives to the full English were catered for too. Overall, an excellent choice for our 2 nights in Brighton and I would definitely choose The Twenty One again for another visit.

You really have to struggle to find anything to improve. A more powerful shower and a bit of storage in the bathroom for toiletry bags would be a bonus.

The style of the house was great, different and very characterful. The owners were really friendly and helpful, really nice. They upgraded me from a single room to a small double, which was great. Breakfast was lovely.

There was a slight smell from the drain of the shower, which occasionally gurgled, probably when others were showering. But it wasn't major and only intermittent. I did not report as I forgot when leaving the room, sorry. I couldn't make the breakfast for the first morning as it was too late for me (running Brighton marathon), which I understand but the breakfasts were really good, so my loss.

Beautiful hotel, only 8 rooms so wasn’t noisy or large groups. Perfect location! Turn right out of the front door to hotel and there is the beach! Pier, the lanes for shopping, restaurant’s, bars all within 10 min’s walk of this property! Plenty of buses, taxi’s to take you to explore Brighton and surrounding area’s. I stayed in room 7 which was on the top floor at the back of the property, beautifully clean and tidy, well stocked tea and coffee facilities and a welcome cake or 2 which was very well needed! View from window was mostly of houses but you could just about see the sea through the gaps! No road so no traffic noise! Staff were fantastic! So welcoming and nothing was to much trouble for them! Food……….fantastic! Full English both morning’s which certainly set me up for the days! Water in fridge in cupboard so no noise from that! Beds were so comfortable…………..more comfortable than mine at home! If I could of got that mattress on the train home I would of taken it with me! I stayed at hotel as a single person, felt safe and secure, 2 front doors to property as well as lock on bedroom door. I would definitely stay again!

Room does have a hair dryer but I would recommend taking your own if you need to as it didn’t really dry my hair! Hotel is just like many hotels in Brighton and are houses which have been converted so some squeaking floorboards and I did some light walking in room as didn’t want to disturb the room below!

The hotel was really lovely. Very well presented and homey and I felt well catered for. The owners were really sweet and caring and curious about me and my work and happy to just chat in general.

Only one thing that was a bit of a negative was getting checked in. I wanted to check in at 2PM and there was no one around to let me in which meant I had to wait around when I had an appt but that was remedied quite quickly and so it was really a very small blib in an otherwise exceptional experience.

Oh My Gosh, what a delight. The breakfast was everything you'd want in a proper British breakfast to start off your day, a full 3-4 cup french press (as a barista I was in love and drank the entire thing). Suzie and the cook were such wonderful people to talk to as we swapped traveling stories and stories about the UK. when I arrived Suzie greeted me at the front door and showed me to my room. With a perfect location in Kemp Town Brighton, you cannot go wrong with staying at this beautiful bed and breakfast. what an outstanding stay. Thank you Suzie and team!!

Nope! my stay was absolutely fabulous!

My partner and I received a very warm welcome from Susie - very firendly, open and helpful with regards to location of restaurants that we booked. Help with parking permits and parking spaces - over and above expected Room was bright, clean and decorated to a high standard with beautiful furniture and accessories The breakfast and attentiveness by Susie et al was excellent - as vegans we were very well catered for

Minor issue - Tile broken in the bathroom by shower tray - needs replacing, refixing as it fell off a few times during our stay

A quiet location, just under a mile from the centre (eg the Brighton conference centre). But when you've got lots of little shops and cafes to pass, or walk along the sea front, it's not a chore. Less than that to the pier and all it's attractions. So many tourist features, cafes, restaurants etc within about a mile of the B&B. A chocolate and biscuits in the room. The owners are lovely. They couldn't do enough and helped me out when I didn't feel well. As there are only 8 rooms, they go out of their way to know your name and greet you for breakfast. The breakfasts were great, with plenty of combinations to choose from. Even as a lone female, I never felt worried about staying here, nor the walk back from town. At least 1 of the front doors was always locked too.

Due to the layout of the building, you need to be able to climb stairs. I was on the 3rd floor, which was fine for me, but check when you book how many stairs there are to your room if you are less mobile.

breakfasts were exceptionally good , chef cooked husband's bacon exactly as he asked for...no mean feat!...and Susie was amazing at remembering what we liked and didn't like. High quality of ingredients Susie and chef were friendly, helpful , bed was very comfortable, room was a good size, hospitality tray was really good and Susie added green tea to it without being asked when she realised at breakfast time that this was my preferred tea.

water didn't drain away particularly well when having a shower, a very small point

Breakfast was excellent, with flexibility each day in terms of less or more. Room 3 was bold in its decor but a very nice change from run of the mill B&Bs. Location excellent for Brighton seafront. Owners very welcoming. Ideal if you’re looking for a very nice B&B within a 5 minute walk of the Pier.

Nothing to really dislike. My wife did miss having a dressing table, the furniture is a little antique (by design), and the en-suite door a bit sticky but this is nitpicking really.

We stayed here for one night as a last minute trip to Brighton.The location was easy to find and we were lucky to get a parking space right outside.(You are provided with a permit which you pay for ) We were fortunate enough to check in earlier than expected which was really nice and Suzie was very in accommodating our needs. The room was clean and tidy and very comfortable with added personal touches . The breakfast was freshly prepared and delicious. Would definitely recommend and stay here again.
