John was the most courteous & friendly host. Right from the moment we arrived we were welcomed into his home & felt relaxed. The property, like other reviewers have said, is older & its decor is in keeping with the furnishings for its period. We stayed in the top room, which was a ample size for us. The room had a en-suite, which was spacious & clean, with older styled fittings. Off across the landing was another room, for our use, a sitting room. This had some high back chairs, a TV, fridge, kettle, with coffee & tea making facilities. A wonderfully, filling full English breakfast was cooked by John for us. Nothing was a bother whether it was poaching eggs for 4 people ( perfectly cooked soft for me ) or scrambled. All of this is beautiful set in a gorgeous dining room with silverware serve & bone china, not your norm for a B & B. Options & allergies were asked on arrival, even though John had asked in his welcoming correspondence. John’s dog, Quentin, was a delight too. A very “pleased to meet you” bouncy Springer, who didn’t bother us & wasn’t allowed up into the apartments. Location is spot on, left out to the village & right to the New Forest walks

My only slight concern is if someone is hyper sensitive to smoke, it maybe a issue, as it obvious that someone is a heavy smoker in the property. This has lingered in the property & therefore you are aware of this when you step in. For us it wasn’t a concern & it definitely wasn’t present in the room.

John was very friendly and the house was lovely. The garden was especially nice to relax in, and the location is within walking distance of the station. The breakfast was fantastic and our dietary requirements were accommodated.

Unfortunately (which other travellers haven't mentioned) there was a strong cigarette smell throughout the whole house, including our room on the top floor. It would have been much more pleasant if this had not been the case.

Fabulous host! John has exceptional customer service & goes above & beyond he kindly lent us two pairs of binoculars ( as we had over looked taking our own ) trip was for my birthday & john kindly gave me a card having found out! We had the junior suite which consisted of a double bedroom with very comfy bed. The room was fitted out in traditional old school antique furnishings which suited the property perfectly & had character. The on suite bathroom with bath & shower overhead supplied plenty of hot water with a good flow rate. Along the landing of this upper flow accommodation we had a private sitting room with mini fridge & tea/coffee making facilities. We loved the large skylight in the bedroom which allowed us to star gaze at night in bed ( roller blind is also fitted ) The breakfast we had sitting at a beautiful long antique table along with genuine antique silver ware & professionally served & cooked by john. The breakfast was delicious & plenty of it. In my case as I am a pescatarion I was given a suitable alternative & john made sure I had a tasty option which it was! The garden at the house we enjoyed & played ball with quintin the doggy who appreciated our efforts! In our experience the house & accommodation oozes old world charm of times gone by which we found refreshing & quaint. The location is great from which to visit other areas in & around. Everything is catered for & we felt we had visited an old friend albeit making breakfast twice for us in a friendly comfortable manner & now a days this is a rare find!

John is a wonderful and thoughtful host who went above and beyond to make us feel at home. The house itself is an old Victorian house with bags of character, complemented by a host of antiques, prints and beautiful silverware. The suites are so cosy and the beds very comfortable. Lastly, John always puts on an extraordinary and delicious spread for breakfast - not to be missed! Great location an easy distance from the village (and walking trails) too, surrounded by ponies.

Absolutely loved our stay at this gorgeous quirky B&B. Our host John was so welcoming, friendly and helpful and the 2 dogs living there were an absolute delight. Our accommodation was so spacious, clean and comfortable. Breakfast was amazing - fresh fruit, granola and yoghurt followed by a full English with eggs cooked to your choice served in a stunning dining room surrounded by beautiful antiques. The whole house and garden were actually magnificent, like going back in time in a very good way. The surrounding area is beautiful, vast woodlands and animals wandering free, what more could you want for a relaxing getaway. Highly recommended. Thank you John for your hospitality, we hope to return one day.

John accommodated the intricacies of my dietary needs that I let him know about in advance completely and provided really great substitutes for meat, diary and gluten foods, Breakfast was fabulous. The sound of various clocks going off in harmony on the hour in the dining room whilst eating breakfast was enchanting. The, I think Edwardian house, is beautiful and serene. Interesting books in the lounge in the suite to look through. The master suite is spacious and cosy at the same time, We were asked if there is anything we needed. A thoughtful host indeed. We loved the location of the house - quiet and among trees and easy walking distance to great restaurants in Brockenhurst.

We forgive John that the weather he provided for our stay was a tad cool for late June!

Such a charming place, Fabulous hospitality from John. Quaint, quirky and very 'English' full of the trappings of a bygone age... We had a suite with 2 double rooms , a lounge, a bathroom and a W.C. all to ourselves.

Nothing. Couldnt really fault it. Probably not for fans of shiny , slick modern design, but of you want character and history you wont be disappointed

John's hospitality is second to none. We were immediately made to feel so welcome and thoroughly enjoyed our excellent breakfasts that we had heard so much about as well as the silver teapot, salt & pepper pots etc, John cannot do enough for you and collected us from the the railway station on arrival and took us back when we left. He was so pleased to see you at the end of your day out and wanted to know where you had been and offered books about there and the history. We had a marvellous time at Broadlands Gate and would recommend staying there to anybody. So nice to have a personal lounge in the suite in which to unwind after a day out. 15 minute walk to all of the restaurants and pubs of Brockenhurst and 5 mins walk to beautiful heathland. Thankyou John, we will be back.

Absolutely nothing to report, it was all good. Its very hard to even contemplate anything that we did not like as our every need was catered for and some we didn't know we had.

John is the nicest host we’ve met. He was incredibly thoughtful taking care of the little things and anticipating our needs even when we didn’t voice them out. He went beyond expectations. The property is itself very charming and homely yet fitted with all modern amenities one might need. It’s on North Weirs side, a short walk to the village which in hindsight was wonderful due to being a bit cut off from the hustle, cocooned in the forest and right on the Blackwater trail. There is a separate study/TV lounge which is really the highlight of our stay allowing us to read, chat, drink and relax in a space that’s not our bed. John does a great breakfast with fantastic fried eggs and toast. Thanks for having us!

The bedroom could benefit from a small bed light apart from the reading lamps.

The house is beautiful on the outskirts of the village and just a short walk to pubs and restaurants, and straight into the countryside. It is like old world b&b when you know you are in someone’s house because of the personal service and individual quality furnishings. But the suite we stayed in was large and private and John knows how to be helpful and available without being intrusive or interfering. The facilities in the suite were great. The rooms quiet and large. I loved the private sitting room (part of the suite) as a lovely space to have a glass of wine and read a book. Parking is free and easy and John was flexible on timings for check in etc. Breakfast is very good.
