Elm Tree Lodge

We arrived much earlier than the 4pm check in time due to the distance we travelled, however, Tim, was accommodating from the outset. The room had everything we needed and was freshened up each day whilst we were out. There was tea / coffee and biscuits available too (lovely biscuits!). Having read reviews before our stay, we had been a little apprehensive about how easy it would be to park each day, however, we parked right outside at all times. Breakfast was a great start to each day - Tim (and his very polite son) catered for all tastes and were happy to make changes upon request. Nothing was ever too much. Breakfast set us for our daily hikes and we found we didn’t really feel the need to eat again until around 3pm (very unusual for my partner who has to have his 3 meals a day) - even when climbing Helvellyn and Skiddaw!! We really enjoyed how sociable the breakfast set up was. It was good to hear what other guests recommended doing as well as their life experiences. Tim is a very friendly, knowledgeable host. He’s attentive to all his guests, showing interest in what they’ve been doing during their stay. It was also fascinating learning of Tim‘s many adventures. The location of this bed and breakfast is brilliant - only a few minutes from the centre of Keswick and the lake yet very quiet in the evening and during the night. This was a very straight forward stay and we will definitely be booking here again when we return to Keswick! Thank you!

Spotless and homely, one large dinning table allowed all guests to socialise over breakfast. Tim was a great host, very engaging and fab in the kitchen.

For me personally was having a private bathroom across the hall. Only because unfortunately I need the loo several times during the night. But I was already aware of the situation prior to booking.. and the bathroom was lovely

It was very well-kept and maintained and the staff were very nice and accommodating! When I told the staff a breakfast wouldn’t be needed as I have an allergy, they were knowledgable and made sure there were options for me which I never get anywhere so this was so appreciated and above and beyond what I expected for a one night stay at last minute. Highly recommend!

The room was comfortable, clean and quiet. Tim the host was great and made sure you had everything you need wether it was more food and drinks are breakfast or clear infomation about your stay.

We did have to put the small clock from the room in the en suite cause of its audiable tick but other than that I can't think of anything else.

Lovely B&B to base yourself for exploring the Lake District Tim the host was friendly and gave some good recommendations for nearby walks (would recommend the Catbells) Tasty breakfasts with plenty of cold options in addition to the typical full breakfast, which you can take à la carte as little or as much as you want of Comfy room

The only downside was the lack of a handrail outside the entrance and proper handrail on the wall of the three stairs leading to room 1 but apparently the former is in the process of being already made. Otherwise, the kindness of our host, the comfort of our room and the breakfast, were all spot on. The location too was just within easy reach of all the main shops, activities and attractions. Tim, the host, was attentive, helpful & served an above average breakfast - locally sourced lean breakfast sausages & everything cooked as requested. The room (actually the whole property) was beautifully decorated, bed very comfy. Location was central & within easy walking distance of everything - dining & shopping included. I would happily stay here again.

Tim is an excellent host. Breakfast was very good and plentiful. He was easy to talk to and helped us with every question we had. We would recommend his B& B and would not hesitate to stay there again.

The weather could have been better

Host was very nice. He kept his car on the street and freed-up a parking spot for us when we arrived. Recommended beautiful spots to visit for great views. There was kettle, coffee, tea bags, and small snacks in the room.. For breakfast host prepared fresh food: English breakfast for my husband and fried egg with mushrooms for me. It was very nice to get fresh made food!

Tim was friendly, informative and nothing was too much trouble. The room was lovely and we appreciated the decor throughout the property. The breakfast was spot on and we would recommend this property without any hesitation.
