Location is fantastic. Short, easy (and lovely) walk into Keswick, but out of the way and close to the lake and other walks. The room was large, comfortable, and suited us well. Actually had a lake view too. Had a nice buffet breakfast every morning, loved that we got to sit in the conservatory with our dog (quieter and brighter, possibly better views). We took advantage of the lunch and dinner menus a few nights and were very happy. The bar was great too. The beer garden is just fantastic in the sun.

The building is old and as such has a few issues. We couldnt open our window which lead to a very stuffy room after 7 days of nice weather and two people showering but the staff tried to help and make up for that. Prices are a bit high but it is the Lakes in the summer so as expected. The parking was charged which we didnt realise until we arrived

The apartment was large , with a kitchen/living room , plus a very large bedroom and a bathroom. The kitchen looked new and had everything you needed to cook all meals . The decor was bright and cheerful and the bathroom was clean. The apartment was very warm and cosy. The staff were very helpful and pleasant, letting us leave our paddle boards in the conservatory for a couple of hours until our room was ready. The location was very good , it was a 15min walk into keswick via a quiet footpath and Derwent water was a short walk away at the bottom of the gardens . The place is a big old building so is not like a brand new 5* hotel but it has a lovely welcoming atmosphere. We would definitely recommend staying here especially for the great price we paid for it.

The only thing I would say is that our son and partner stayed here as well in a different apartment which was as big but not as bright and cheerful.it looked like it could do with redecorating and some new furniture.

Staff very friendly and accommodating, nothing was too much trouble - particularly admirable as hotel is for sale at present. Location superb - stunning views, excellent base location for everything I wanted to do, free parking available a bonus, local buses and Keswick launch meant could leave car behind most of that time and get to where I wanted to walk. Food (bar bites) was excellent quality, prices reasonable for hotel bar. Apartment met my needs and was a comfortable, if basic, base for the week. I like the character of an older building, but it does need a bit of TLC (see below)

Hotel is up for sale and acknowledged that current owners don’t have money for updates. I understand this and expect decor and some touch up repairs will follow with new owners’ investment. Free WiFi kept signing me out if I wasn’t constantly using it, which was slightly annoying. Understand that total loss of WiFi and phone signal on Friday evening beyond the control of the hotel - it’s a recognised problem in Keswick at certain times! Very minor points that did not affect my enjoyment of the week’s holiday at all!

the apartment was much bigger than expected and though a little rough round the edges, we loved its character and the size. The kitchen utensils etc could have been cleaner, but we always give things a going over before using. The bathroom had a great sized bath and views were great from all windows, as we were at the top of the building in the attic. Location is stunning and near to Keswick centre on foot (15-20mins).

The information recieved was slightly confusing and in hindsight I realise they were intended for the Derwent Hotel guests, so e.g. check in wasnt 3pm, but 5pm!

Stayed here with my Mam on a last minute break. Staff were excellent- I was bitten by a horsefly on the first day and a member of staff (I think she was called Gemma) provided me with some Savlon of her own, they couldn’t do enough for us. Dog friendly hotel, which with 3 dogs between us, this was a massive support- especially the seating in the conservatory where we felt more comfortable eating breakfast with all 3 dogs. The hotel grounds are beautiful- you can walk right down through a wooded area as a signposted track leads down there. Room was spacious and the bath was a welcome sight after we had been out walking each day! Location is spot on and we walked out from the property to Walla Crag, Latrigg and the lake shore walk and didn’t need to use the car at all. Breakfast was lovely too- lots of choice! Excellent value for money!

The property does need a little TLC but we couldn’t fault our room and all of the other things mentioned, especially for the price we paid.

Location great only 15 min walk into Keswick, which is a delightful walk. Dog friendly but charge £10 per dog, per night. Breakfast very good, had everything you would want. The hotel is nice and has lovely grounds with a fantastic little walk down to the lake. It has lovely grounds for walking the dogs etc. would stay again as it was reasonably priced for what you get.

The toaster system at breakfast took ages! By the time you get your toast the breakfast is cold. Felt that the bathroom needed upgrading and the room was not cleaned or topped up with milk etc for the whole 3 days we were there. Staff did provide more milk and coffee when asked. The hotel bar also shut at 10pm.

Excellent value for money. Breakfast was awesome...plenty of vegan options too including cereal, fruit, toast etc. Great location too - literally a 10 minute walk into Keswick which has bus routes to take you to most places in the lakes that you wish to explore. Me and my partner intend to visit the lakes again next year and we certainly be looking at derwentwater as a base again.

Only thing I would say is that the rooms don't get cleaned for the duration of your stay but if you need clean mugs/towels etc the staff at reception are very accomodating and will change them for you.

The Welcome. Excellent car parking. {small daily charge}. Delightful room with a green view. Spacious, wardrobe, plenty of space.....and coat hangers for all your clothing needs. Clean bright bathroom with shower over bath. Large double that was extremely comfortable and spotlessly clean. Comfy chairs and table alongside a large window. A very large conservatory with very large windows looking out over a magnificent garden area with tables, benches and chairs for those ice cold beers on a very warm evening. Small forest walk from the garden down to the lake. Breakfast was buffet in a delightful room overlooking the garden. Breakfast, wonderful assortment of very good quality.

Lift awaiting an engineer. Had to leave!!

Having read some reviews I was a little uncertain what I would find at the hotel, however for me I had no issues at all. Yes there are parts of the hotel that could benefit from some decoration, however not only is the location great, and comes with parking which is not always an option in these parts, the staff at the hotel are all super friendly and flexible with you as a guest - I could not fault any interactions I had with any of them. Evening meal was lovely, a good selection to be had, and a well stocked bar. The grounds are beautiful to take a stroll in during the evening. The facilities and space afforded to people travelling with a dog are the best I have experienced, no longer made to feel like a second class citizen. I look forward to my return visit in October.

My only issue was that some parts of the breakfast (baked beans) were a little cold for my taste, but still very edible and the rest of the breakfast selection was spot on.

I went with my partner and our 2 dogs. nice experience, the hotel and the villages were equipped to accommodate dogs and there were many green spaces where you can walk them, there was a path that leads from the hotel directly to the lake. staff sociable and available for information. From the hotel starts apath that leads to keswic walk in the fields and you are close to the canoe rental centre. there are tons of activities to do for example walks around the lake. I recommend taking the boat that takes you directly to the walks. we only stayed 3 nights but wished we could have stayed longer. they serve delicious food, good balance between quality and price. Lovely holiday.

the bed was not comfortable because it was 2 beds pushed together and you could feel the edge in the middle.
