Best Area Close to Leeds Centre0

Roy and Joanna were incredibly friendly and obviously love running their B&B. The facilities were exceptional and there is something for everyone. Even though we stayed for one night to go to a gig, there is certainly enough to keep you occupied in the evenings if you were to stay for longer. The music and film collection is stellar, plus each room had an Alexa so you could easily play your own music too. The hosts really have thought of everything you might need. I noticed that there were body washes for men, women and for sensitive skin. There are different perfumes/sprays available, sanitary products, nappy bags, phone charging stations, board games...they really have gone above and beyond! The bed was comfortable and well presented, the living area even had a Christmas tree! When it came to breakfast they had done their research on the band we had seen the previous night and had their music playing when we came in. The food was yummy, and they were very accommodating. Roy and Joanna are certainly the most friendly hosts I have ever encountered and if I find myself in Leeds again I will definitely look into staying again!

In all my years I haven't met two more genuine, down to earth & positive pair! Forget a home away from home, this was like staying over a dear friends house. To describe them as highly hospitable is an understatement, there was no stone left unturned & fantastic conversation was had from greeting to farewell. Very well presented property, rooms where clean, tidy & smelled as fresh as they get! Wishing I stayed longer, Joanna made me a fabulous coffee on my way out the door, not before enjoying stories about the pet chickens & rooster that they have such passion & love for like everything else in life! J&=+# giggle just made my year! Support local/small businesses, branded hotels don't need any extra money, support great locals like this beautiful human beings right here! I travel a lot for work so I had my fair share of BnB's and hotels, and I have to say hands down Roy's and Johanna's place is the best place I've ever stayed. From the moment they welcome you, they will work relentlessly to make sure you are satisfied with every bit and aspect of this place. The beds were comfy, everything is super clean, they even make breakfast from a rooster they have in the garden!! I did not want to leave this place, Roy and Johanna if you guys are reading this thank you so much for making my stay in Leeds amazing!!

NOTHING!

Although quite late in the evening, we were met by our hosts and they showed us the property, on our arrival. Very friendly owners and noticeably clean place. The area itself is located in a quite fancy and quiet neighbourhood, easy to find and ritch to. Also there's a lot of parking space outside on the street or inside the actual yard. We were offered different options for breakfast and had been given the chance to pick a time most convenient to us. Breakfast was tasty and we have had a chat with our host ,who appears to be highly interesting as an interlocutor and a very well educated man.

Honestly, I can't think of anything I could potentially put on here. 😊

What can I say that hasn't been said before. Roy and Joanna are fantastic hosts and this place is the very definition of a hidden gem. It's clean, comfortable and I was made to feel so welcome it was like visiting family. I travel a lot for work and this is my new favourite place to stay. I booked more stays here before I left and cannot wait to come back. Many thanks to both of you and thank you for making me feel so so welcome the pair of you are awesome.

No faults at all

Quiet, in a residential area, handy for an event at Harewood house and to visit Harlow Carr. Secure gated parking. Shared lounge area with TV, DVDs, games, ornaments, colour changing light feature. Homely. Up to 3 bedrooms available behind the lounge area (we needed 2), with one shared bathroom with electric shower. Self contained. Plenty of hot water. Enjoyed breakfast in the sunshine outside, joined by a friend (we paid a small fee for an extra breakfast). Chatty host. Honesty owl for beer. BBQ available. Look forward to seeing the owner’s finished Koi project when it should be possible to eat breakfast by the Koi pond.

Only negative was lack of a blackout blind on the Velux window over the bed (it has a Venetian style blind) - so were woken by bright sunlight streaming through it in to the room. But it was an exceptionally sunny day so maybe it’s not normally a problem.

Very friendly and helpful hosts with excellent breakfasts. Very convenient location close to central Leeds city, yet very quiet and peaceful as if out in the country. The owners seem to have thought of every possible facility, in a spacious living room, private terrace with outdoor furniture, and a safe off-road parking area.

The very small single bathroom may be shared by up to 6 guests ( 3 double bedrooms). The shower cubicle is dangerously small. The bathroom basin is made from clear glass with the taps placed UNDER the back rim making them awkward to reach. All the beds are very low, but are covered by normal-sized bedspreads which drag on the floor making it hazardous to walk beside the beds especially at night.0

The hosts were excellent, nothing was too much trouble. Each bedroom had its own aircon unit, so my niece and I could have very different environments and both of us slept very well. All the rooms were equipped to a level that you would never expect in a property at twice the cost. Everything was very clean and of good quality. Knowing Leeds very well, the location could not be improved upon; it is safe and very quiet, a few miles from the centre, but with an excellent range of bars and restaurants only a couple 100 metres away. It is obvious that a lot of time and effort has gone into the excellent garden and seating areas. Everything exceeded our expectations, but for me the smoked salmon eggs benedict for breakfast was the pinnacle of my stay. Thanks to Roy and Joanna for making us so welcome.

Absolutely nothing. The overall experience was excellent.

I arrived at 3pm, after a 4 hour journey, and was given the warmest of welcomes by Roy and Joanna. They allowed me to park my car in their driveway, which was behind closed gates (a bonus). A quick tour of the facilities, which were truly fantastic, and I settled in. The accomodation lies 2 miles to the North of Leeds and is a fantastic area for eating and drinking, with an abundance of nice, small restaurants. Breakfast was an absolute delight and after a couple of extra coffees I was ready for the day. Definitely will return again!! Many thanks to R&J :-)

What can I say what a fabulous place!! Host's were just exceptionally helpful, had lots of suggestions for great local places to eat. Room was amazing, lovely and clean and had everything you could possibly want or need. Stunning gardens, which in the summer would just be perfect for sitting out in...sadly was raining during my stay. Would highly recommend staying here, can't fault the hospitality, location or accommodation, just perfect.
