You get great value for your money 😊Single room for a price you often pay for hostels dormitory. 700m from Burley Park train station With your own set of keys you can access property at any time. area is quite without party or other noises (once a while plane flies by but isn't to loud)

you can't expect to much for that money having room for you own. Room and whole place can use some refurbishment but it's nothing serious. Steps could be tricky, need to watch out on going down on them.

Outstanding value budget hotel. Very well managed and maintained. Rooms well equipped for the price, comfy bed and good old fashioned windows that you can actually open! Great value breakfast and helpful friendly staff. Absolute bargain in an area where it is hard to find budget accommodation.

Couple of noisy drunks at scary o'clock outside but that's always par for the course with most hotels these days, little you can do about it. But I'll take that if I can get open windows!

Guy on reception was pretty decent and helpful. It wasn't the mansion, but for such money it was surely the best available in Leeds. Room wasn't bad either, I am completely happy, yet spent only one day there.

I don't know, really. To me everything was super good due to amount of money I spent. Which was next to zero. Yes, I had to use shared toilet/shower, but there were never any waiting as it was few available. So, once again, for the price you pay you hardly find anything better, not only in Leeds , but probably in a whole Yorkshire

Good location for Leeds city centre- all buses go in. Friendly, helpful staff. Breakfast good value and good selection

Building a bit run down but ok for a one night stop over. Returned from seeing a gig in Leeds with my daughter. Cat called by some bloke in the bar at the hotel as we went up the stairs. Seems a lot of workmen stay here midweek. Would probably not be a problem at weekends but just don’t need that sort of stupid, outdated behaviour from men when you’re coming back to your hotel after a good night out. Management can’t be held responsible for one stupid man who is obviously stuck in the 70s with the way he interacts with the opposite sex though.

The owner greeted us upon arrival and was very polite and friendly. We were looking for somewhere cheap and cheerful for the night to stay as we were down from the northeast to watch a gig at the arena. This is exactly what we got. Would definitely stay again.

The only thing I didn't like was having a shared bathroom but this is just personal preference and it is clearly stated in the description that it is a shared bathroom when booking.

The location was perfect as I was watching the World Cup Rugby League at Headingly. Literally 5 minutes walk away. Also 5 minutes walk to pubs and restaurants. The place is basic but if you are visiting Headingly this is a cheap overnighter. The man was extremely friendly and helpful. The bar is cheap as chips. Bed was clean and comfy. As a lone female I felt safe here. Thank you for tour hospitality.

The decor is basic and tired. Having said that cant be beaten on the price as long and I would come back

It was excellently placed for a short walk to the comedy venue. The breakfast was delicious and the room was comfortable. The staff member was very pleasant and it was nice to have a bar on site. It was extremely good value and I would have no hesitation booking again.

I was in a basement room and found the stairs a little difficult. It initially felt a bit musty but cleared quickly when I opened the window.

Breakfast was excellent value and freshly made. All the staff were very friendly and helpful. My room was lovely and bright and overlooked the Headingley Stadium. Great value for money...also had a nice little lounge and space to sit outside.

The hotel is looking a bit tired but the original features of the building were still there.

Staff very welcoming and friendly. Helped me navigate around including local bus routes. Room basic, clean and very comfortable bed. Room perfect for 1 person

Lamp did not work. Had I checked the lamp earlier (at check in) I'm sure it would have been fixed but it was late at night so I didn't bother to disturb the management. I was only there 1 night so it was fine for me.

The hotel is very friendly staff couldn't do enough for my son when he stayed for 2 nights, it was very near to the cricket ground which was very good as my son was there for the cricket 🏏 thanks to all staff for looking out for him and providing him with what he needed

The only downfall was the room temp, it was red hot day we were provided with a fan but didn't make alot of difference unfortunately, we will stay again but in a room at the front of the hotel
