The location of the house was perfect for our itinerary. Alistair and Ruth were very friendly, and Millie, their dog, was lovely, too. The Garden Room was cosy, well designed, and clean. The bed was very comfortable. The bathroom with a shower was very good. Alistair cooked our breakfast, which was nicely done, and having a morning chat with Alistair about our plan was very pleasant. There was a special parking place for us on the driveway. We enjoyed our stay there, and we would be happy to come back if we need accommodation in this area again.

Everything was perfect, so there is nothing to add.

Couldn't wish for more perfect, helpful. kind, considerate hosts (and an adorable collie dog). The room had the best shower I have ever come across. Relaxing tasteful environment. Lovely gestures such as delicious treat biscuits and milk for drinks supplied in a special guest fridge and delightful smelling toiletries. The breakfast was cooked round my food intolerances with such care and the poached eggs with mushrooms that I requested were just superb.

The fact that we weren't staying longer.

We welcomed by Ruth who was very pleasant and explained everything about the room and where everything was including extra blanket if we required it. Asked us what time we would like breakfast and what would we like. The bed was very comfortable and had only just had a new mattress that day. There was ample tea and coffee together with a box of chocolate cookies. Breakfast was excellent,full english of course , cooked by Alastair together with fruit juice, toast tea or coffee. All together a very enjoyable stay, and would definitely go back

I had a very comfortable four night stay in the Garden Room. It was beautifully furnished and very comfortable. The hosts were friendly and welcoming and provided a very good breakfast each morning. The ability to take food back to the room to eat in the evening was much appreciated, as was the access to a fridge to store items in. Overall it was a lovely stay and I highly recommend this. The room is a 10 minute walk to facilities in Leiston.

I booked this place to take my partner away for his birthday. This is the 1st time I have ever booked anything. The room was lovely, and the view out into the garden was wonderful. 😍 The area is really quite, when we arrived and see it was on a housing estate I was a little concerned it could be noisy. It was quite. It really was great. The breakfast was freshly prepared. Both Ruth and Alistair go the extra mile to make your stay as enjoyable as possible. If they didnt mention having a dog you wouldn't know, she is so friendly and doesn't bark. There is a pub in walking distance which served amazing food. Town isn't too far to walk neither. 😊

We had a lovely stay at The Garden Room. Being in a separate building to the house meant we could come and go without feeling we might be disturbing the hosts, and as result, the room itself was very quiet. Nice view out over the garden and fantastic breakfast each morning - we didn't need lunch! We will return if visiting the area again! Its a10-15 minute walk to good local pub for dinner and well located for visits to the surrounding towns and tourist spots. Parking on their driveway also included.

The owners of the property were very helpful and the breakfast was fantastic. The room was exceptionally clean, private, and located in a friendly area. I now know why they have such great reviews. I used to manage hotels and noticed they had everything perfectly set up, right down to the little details (biscuits, lovely decor, tea facilities, lap trays, cold milk, coat hangers). Couldn't have been better and can highly recommend this as a lovely place to stay for a getaway!

I will be surprised to see any negatives in future reviews because we don't have any! It was a perfect stay.

We've just spent a week at The Garden Room, Leiston. Ruth and Alistair were wonderful, friendly and helpful hosts who made us feel really comfortable. The accommodation was brilliant in every way. We were totally independent from the house and could come and go as we pleased. We also had the use of their beautifully kept garden and there were plenty of seating areas. We had a delicious, cooked breakfast most mornings with local produce. One or two little extras that are above and beyond most B&B's were having the use of a fridge, plates, cutlery and different glasses in case you wanted to bring a take away back to eat in the room or garden and have a drink. There was also a supply of tea, coffee, milk and biscuits. Also Ruth and Alistair supplied body wash, shampoo and conditioner of good quality. We were spoilt!! We can definitely recommend The Garden Room for a relaxing break. Thank you so much.

The breakfast was excellent & was always ready & waiting at the agreed time, & catered for 1 vegetarian. The location was great with plenty to see & do all within a half-hour drive, & some nice walking routes. The bedroom & en-suite accommodation was self-contained & there was some facilities should you wish to bring back a take-away meal in the evening which was a nice addition to a comfortable stay.

An extra shelf in the bathroom next to the sink would be a useful addition for toiletries.

Location was perfect for our break, revisitting old haunts and spending a lot of time in Minsmere. The room was, to quote a phrase, "small but beautifully formed". Everything was there, including a packet of very tasty chocolate chip biscuits. Breakfasts were perfect, as was our host.
