Hotel location is amazing, on a small side street in Seven Dials and convenient to theater district, Covent Garden area, lots of restaurants, and several tube stops (we found Tottenham Court the best for our sightseeing excursions). We stayed for a week and were happy we chose this location. Front desk staff was friendly and helpful. Although a basic hotel (I'd call it a Pension more than an hotel), it did good on what we wanted: room was clean, beds were comfy, shower was hot, staff was helpful. We booked a basement (no windows) triple room; the first room we got did not match the online pictures and was very small and not great for three adults. Mid-way through our 5-day stay we got moved to the room across the hall that WAS the one in the photos and was a good bit bigger and more comfortable. Our room rating would be higher if we had that the whole time. We did not miss having windows, as we were only in the room mostly to sleep and I'm sure the basement location made it much quieter than it would have been if we were "aboveground" and subject to street noise. Wifi was fine in the basement, with a separate WiFi channel and router available just for the basement. We also were able to get cell signal in the basement with no issues. Several options for breakfast in the area; we ate at nearby "Franx" several times and highly recommend it for friendly service and a good English breakfast is a basic small cafe with a few tables in the back. McDonald's is also nearby for a cheaper, on-the-go breakfast en route to the Tube stop. For an eclectic dinner option check out Seven Dials Market food court a block or two away; a very happening scene there with multiple options. And in 5 minutes or so you can be in Covent Garden with all its food options (Dishoom was really good). The happily stored our luggage before and after check-in.

Triple room we got at first did not match the online Booking.com photos. It was much smaller; we got moved halfway through to the larger room in the photos and that was fine. No common areas in the hotel. Would be convenient to have breakfast offered, but there are reasonably priced food options within 1-3 minutes walk from the hotel (Franx recommended). The former breakfast room in the basement area was always messy when we walked through, with drying laundry, someone's coat and shoes, etc. Since this area is not used for breakfast it could be made available for guest use as a common area.

a hidden gem in top location, a few minutes away from the Royal Opera house and walking distance to either the National Gallery or the British Museum. Tube station and many bus lines nearby. This is a budget hotel, but they do have a small elevator (not big enough for wheelchairs, but helpful with luggage) and rooms have ensuite bathrooms. Neither is a given in budget hotels in central London. Our room also had a kettle and a small fridge. Also the reception was extremely friendly and helpful, and there is someone at the desk at all times, which can help as well. We hope to be back.

The location was fantastic. Very central and close to covent garden, Leicester Square etc... The room was small, but ideal for a solo traveller who was only looking for a clean room to stay in with a clean, working shower. The room also had an air conditioning unit (which was ideal) and a small fridge. Also a kettle and hair dryer as well as a TV. The staff were all pleasant. I arrived a few hours earlier than the check in time of 3pm, but was accommodated and able to check in early.

The curtain in my room appeared to have chewing gum on the back of it. This has been over looked by the cleaners (not exactly the first place you check to clean). I suspect some gross visitor has tried in some way to pull the curtain over in an attempt to block out all light coming in, by sticking it to the window edge with chewing gum! Another minor point to consider, is that the sink is too small to fill up the kettle. I needed to use the glass to fill it up one cup at a time.

The place of the hotel is great, you can visit many places in downtown on foot from this hotel. Trafalgar Square is only a few minutes walk. The receptionist was kind and they allowed me to leave my luggage there before check-in and after check-out. The hotel is just next to a Starbucks.

The room was very small, not enough to keep my luggage open. There is a cabinet in the room which can't be opened because there is no space to open it. But it takes away useful space.

-Amazing location for the price - walk to Leicester Square, Soho, Oxford St, Covent Garden etc. -Fairly spacious for London and especially for price bracket -Comfortable bed - the best bet of 3 accommodations this holiday -In our family bed, the single was a full sized single (but double was small) -Well staffed, friendly and polite, and let us leave our bags until our train time -Ceiling fan and tiles all round made me feel like I was abroad!! :D

-We expected this but as it's a basement room, it takes a moment to get used to it -As above, the bathroom gets very damp, despite the earnest attempts of the fan -As above, while no windows didn't feel oppressive, hard to know what the weather was like to dress appropriately! -Step from bathroom on tiles would make it unsuitable for toddler (just a consideration for others)

Great location, incredibly helpful and nice staff, rooms comfortable and well stocked. Lovely budget hotel. Staff are very accommodating and were happy to help with anything needed. Rooms were fairly clean and hotel looked good. Main draw is definitely the price and location.

The only gripe would be that the bathroom was a bit small so hard to change in there if you're big. Also the AC was on a thermostat so would turn off at night and it would get a little hot, but this is understandable with the price of energy these days. We found it more comfortable to just open the window instead. Bedside lamps for reading would be nice.

This place is a budget hotel in every way and doesn't try to pretend to be anything else. The location is exceptional, the staff was friendly and the rooms were basic but clean. I have been to London countless times and haven't found a better bargain in such an ideal location. We were a group of friends and just looking for a crash pad after long days and late nights and it was perfect for that. We very much appreciated being able to leave our bags before and after check-in time so we didn't have to drag them around the city. Rooms and especially bathrooms are small but had everything we needed - having a mini fridge and kettle was a nice touch.

Would have loved an upgrade in towels, they were quite small and thin. Also a great addition would be some kind of hooks on the wall to hang towels up.

Theatre trip ... Pleasantly surprised as I was expecting a basement room ! On 4th floor(lift) overlooking street. Tiny single room but I wasn't holding a massive event in there just sleeping so more than adequate...Even had a fridge and TV.. 24 hour reception..lovely pleasant staff Spotlessly clean room/ linen/towels which is a must for me 5 mins walk from Tottenham court road tube / 10mins to Leicester Square!! It's a gem I'm glad I found via Booking.com! Would I stay again ?? Definitely!!

Really trivial ..kettle didnt fit under the tap to fill for essential coffee.. used my water flask Would have liked a mug and larger glass .. but again trivial No double glazing so a bit noisy at night .. earplugs recommended if easily disturbed 😳

A small room but definitely enough for all needs. We were an adult and two teenagers. Shower, toilet, air conditioner, everything is fine - at a basic level according to the price. Towels are changed every day! I chose the place because of the location which is simply great. I will return to this hotel again because the most important thing for me is the location and price, not comfort. If you are looking for comfort and pampering, this is not the hotel for you.

Everything is fine and basic according to the price. I would like them to clean a little in addition to arranging the room and changing towels. check bedding - my son had stains on the sheet.

It was a small single room with a private bathroom which was great as a lone traveller. The room was very clean and comfortable and the fridge was an added bonus I didn’t expect. Everything I needed for my 3 nights stay. the reception was 24 so was peace of mind when arriving back later at night.

Being a larger sized lady I did find the narrow shower a bit of a challenge, a few bashed elbows and not a lot of room to turn, but it was sufficient. Also was a bit noisy at night but then the hotel is in quite a busy area with traffic and a few bars and restaurants in the vicinity.
