I cannot recommend this place enough. The rooms are amazing and spotless. The little extras in the room are a lovely touch. The staff are attentive and will do anything to help you. Food in the restaurant’s is delicious and the cocktails are a little too good. A hotel we will be returning too whenever we return to Edinburgh. A credit to the management

Location was good if a little noisy did not have breakfast so cannot comment - rooms were very clean and being such a large apartment it must be difficult to keep such a high standard of cleanliness.

There could have been far more information on how things worked such as nespresso machine (thank goodness for google) tv and heating (thank goodness we didn’t need it though it was a close call) and never managed to work the jacuzzi bath. Wash hand basin in en suite did not close at all.

An excellent stay overall! Our room was spacious, bright, and thoughtfully equipped with a kettle, coffee machine, enough luggage space, and a well-stocked mini-bar—a rare find as many hotels are phasing them out. The friendly staff, comfy beds, and well-maintained bathroom added to the experience. Plus, our room offered a lovely view of bustling New Town streets, and we had zero noise issues. Reliable Wi-Fi made it even better. Highly recommended for a delightful stay.

One minor issue was the short shower head, requiring some leaning towards the wall for a comfortable shower. Similarly, the tap was a bit short, making it slightly challenging to use without splashing. These were minor inconveniences, though.

My husband and I stayed at Rutland for a few days and were pretty satisfied with the place. Location was very central and close to the castle and places we wanted to see in Edinburgh. It was very easy to find because taxi drivers from the airport or train station know their name. The staff were very helpful and friendly and were always there to help us with whatever we need. Our room was facing Edinburgh castle and we could see a good view of the castle from our room (even while lying down on our bed) on Room 11, which we really appreciated. Beds and pillows were quite comfortable too and I'm a person who often has a headache when I use a bad pillow and bed. Have to say, I did not have a headache for the days we were here. Room was a good size to be comfortable living in for a few days with 2 large suitcases. Loved that our room was cleaned every single day and mini bar replenished every day. It's also a nice touch that the hallways smell nice, it adds to the luxury experience. For the price point and the service and comfort we had for a few days staying here, I think it's an incredible value for money.

The building itself is very old so it's understandable that some of its facility is not perfect. Even though the facilities and the interior is quite modern, some parts were not perfect. But it's common in many hotels in other parts of Europe so this is not a dealbreaker to me. The only thing I did not really like was that the elevator did not go all the way to the level of our room. We were able to use elevator to a certain level but had to use a few more stairs up to get to our room. I still liked this place overall because the stairs is not such a big deal overall.

Great location with short walking distance from hop on hop off stop, airlink bus stop to airport is a few steps away. Close to bank, mcdonald, starbucks, Jollibee, other restaurants, souvenir shops, groceries to buy your necessity. Walking distance to Edinburg waverly train station. Hotel has a door that will take you to a restaurant with Great food and service. The restaurant gave us 20% off on our bill since we were staying at the hotel. The staff at the reception was helpful and friendly

Elevator will only take you to second floor. If you are staying in rooms 8-12, you have a few stair steps to get to with your luggage but we didn't mind the extra steps. The staff will offer to help with the luggage. Will definitely stay here again

We had booked a hotel room, but to our surprise were given a 3-bed 2-bath apartment, which is quite an upgrade. I think the hotel was full and because we were staying for several days, it made sense to put us in the apartment instead of 1-night guests. In any case, we were thrilled. The location is awesome, at the end of Princes St. so you can walk everywhere. Bed was very comfortable, and the heating (needed in July!) was excellent and easy to regulate.

We had to walk down a curved stairway to a lower level apartment, but staff helped us with luggage so it was no big deal.

Rutland Hotel is conveniently located in central Edinburgh right at Princess Street (pretty much next to the Johnny Walker Experience a the bottom of castle hill). If you take the Airlink 100 bus from the airport, Shandwick Place is your nearest bus stop only a few minutes by foot away. Oldtown Edinburgh, Royal Mile for example, is about 15 minutes by foot. It’s a historic building but comes with an elevator. We stayed on the 2nd floor and while our room only had a small window in one corner, it had castle views. The bathroom had a large window above the bathtub and was very spacious. Unfortunately, none of windows could not be opened, yet the room had A/C. The bed was large and very comfortable. A tea kettle and Nespresso coffeemaker with complimentary capsules were a nice treat, as were the luxury toiletries in the bathroom (shampoo, conditioner, bodywash, body lotion). After checking out, our luggage was kept at a safe storage place at the reception until we picked it up later in the afternoon. Staff was very friendly and helpful. All in all, a very comfortable hotel in a great convenient location from where you can pretty much discover the entire city on foot.

Our apartment was excellent with large rooms, high ceilings, a classy kitchen and interesting decor. The bed was large and comfortable. The bathroom was modern with space for both of us to put our stuff (so rare!). It was separate from the main hotel, in one of a number of houses in the same street that they have purchased and converted into very nice apartments. Excellent location, in walking distance to everything. The staff we friendly and helpful. There is a public parking station about 4 minutes walk away and the hotel can give you a card that gets a 50% discount when you leave.

This place is unreal. The room is massive (much bigger than the pictures suggest), it's also very clean, the bed was large and mattress was firm (we both slept incredibly well), the sound proofing was good (so the street noise was minimal), the location was excellent, coffee and tea was provided (and replenished every day), the heater included was turned on for our arrival and the room never got cold, the bedding was high quality, the TV was huge and worked. The staff were well presented and very professional whenever we interacted with them. I searched for a very long time before deciding on this venue, and it exceeded my expectations in every way. We specifically looked for a place with minimal noise and good heat retention during winter. For the price we paid, we would return in a heartbeat.

The shower wasn't perfect and the toilet continually ran, but this didn't detract from our stay as the noise didn't make it through a closed door. We were told the toilet was awaiting repair. The Bluetooth on the bedside radio also wasn't recognised on either of our phones, but again, a minor issue we could live with.
