WE LOVED OUR X2 NIGHT STAY - WE CHOSE WELL WHILE DOING THE NC500 TO HAVE THIS AS OUR FIRST NIGHT & LAST NIGHT STAY. QUICK SHOUT TO THE CHEF WHO PROVIDED OUR DOG WITH A SAUSAGE TO HELP WITH THE LONG JOURNEY HOME. THE HOTEL WAS WELL DECORATED, LOVED THE ART AROUND THE HOTEL MADE THE FEELING MORE PERSONAL TO THE OWNER, COMFORTABLE BED, SHOWER/BATHROOM, STORAGE, COULDN'T FAULT ANYTHING. STAFF WERE LOVELY. LOVELY OUTDOOR SPACE - WOULD BE GREAT DURING THE SUMMER.

Breakfast was excellent. Staff were incredibly friendly to dogs and humans alike! Even though they had work ongoing, the place was still relaxing and very beautifully set. Our room far exceeded our expectations, which were already high. Location was great- just outside the main part of Fort William along the road with views of the loch upon stepping outside.

I think the shower thermostat in room 4 doesn't work fully as we couldn't turn the temperature down from almost too hot. But this comment simply to let the owners know.

It is a good and well-established operation and there is nothing much to grumble about. We have friends who ran a high class B&B in Fort William, and they recommended the Lime Tree to us. The operation has some post-lockdown issues to contend with, but the general verdict is a big Thumbs Up. If we go back to FW, we will stay there again.

We were told a week or so before arrival that the restaurant could not open due to staffing issues. The only meal we had was breakfast which was good enough, save that it was clear that the waitress was quite new to the job. It became apparent that the toaster was broken, so we couldn't have toast. That is not in any way serious, but I felt that it was unfair on a teenage waitress to have to deal with various issues that became apparent with other folk have breakfast alongside us. If I was the owner/manager, I would have been on the shop floor in person, charming the guests and giving top-cover to my staff.

This is an ideal place to stay. You can't beat the location, right across the street from the main pub/ shopping street in Fort William (and it has ample parking). The building is gorgeous, the rooms luxe and comfortable. The staff are genuine, friendly & professional, and they were very accommodating of our dog (even giving him pets and treats!). In the evening, there was a roaring fire in the lounge. The breakfast was top notch. They really got every detail right. My husband and I do a lot of hillwalking in the Highlands, so we've stayed in places all over, and this one really knocked it out of the park. We will definitely be back.

Fantastic location and the staff were really friendly and helpful. The hotel was accommodating of our dog and there is an area just next to the restaurant where you can sit for dinner/breakfast if you want to have your dog with you.

It isn’t a fault but it would have been nice to have a bar area where you could sit and order drinks, since there is only the restaurant and it didn’t look as though drinks were served in the lounge. Just a suggestion.

we stayed in The Mews, the 2 bed, self catering accommodation. The Mews was fantastic! There was plenty of space for just the 2 of us, but more than adequate for a family of 4. It had everything you could need. Lounge and Kitchen are upstairs and a twin room, double room (which was spacious) and the bathroom downstairs. The facilities were brilliant, great use of WiFi, large tv, dining table with a kitchen kitted out with all you need. You even have your own porch you can park in to unpack things out the car without getting wet from the rain. The location is ideal and just a 2 minute walk into town for restaurants, bars, shops and even a cinema. Morrisons is only a 2 minute drive down the road. I have read some reviews commenting on the road. It can be noisy but after 10pm it’s quiet with the odd car and in the morning it is barely noticeable. I will most certainly be returning as this was central location to all the places we wanted to go. Simply amazing!! Book the self catering apartment!

very very small con, the double bed needs replacing. The mattress topper really isn’t good enough. I prefer a big chunky mattress. The pillows are far too thin, I took more from the unused twin room but this is purely just personal preference.

We stayed in the mews cottage at the rear of the hotel. It was ideal for the four of us with a dog. It is at one end of the Fort William High Street which has everything you could need from Boots and Tesco at one end to an excellent bakers (Rain), past a craft ale bar which serves excellent pizzas, and every outdoor shop you can imagine

The bedrooms are downstairs in the cottage, but none of the windows opens, making it claustrophobic at night and giving the place a slightly stale smell

We stayed 4 nights in one of the rooms at the top of the building. It was a very good size with a large bed, a sofa and a window seat looking out over the loch. Breakfast was top-notch - the usual cooked and continental options plus some up-market choices like smoked salmon (which they serrved me on toast instead of with eggs). And it's very close to the southern end of the HIgh Street, handy for restaurants (if you could find one with avaialbility!) and shops. We reported a problem with our shower screen. They couldn't fix it (part not available, which wasn't the hotel's fault) but credit for trying, for supplying towels to soak up the puddles and giving us a bottle of wine as an apology.

Apart from the dodgy shower (see above), there wasn't much to dislike except the price, which was much higher than other hotels we stayed in on this trip.

We had a big room with a great view to the lake. Magnificent view to the lake even from our bathroom! I could spend a lifetime looking to the lake from our bathroom's window! Excellent dinner in the hotel's restaurant. We enjoyed a beef fillet for 2 in a recipe that deserves the attention of Her Magesty the Queen! Unforgettable!

I wish it was a bit chipper in order to be able to spend more time in this hotel.

Breakfast was top-notch - the usual cooked and continental options plus some up-market choices like smoked salmon (which they serrved me on toast instead of with eggs). And it's very close to the southern end of the HIgh Street, handy for restaurants (if you could find one with avaialbility!) and shops. We reported a problem with our shower screen. They couldn't fix it (part not available, which wasn't the hotel's fault) but credit for trying, for supplying towels to soak up the puddles and giving us a bottle of wine as an apology.

Apart from the dodgy shower (see above), there wasn't much to dislike except the price, which was much higher than other hotels we stayed in on this trip.

We had a big room with a great view to the lake. Magnificent view to the lake even from our bathroom! I could spend a lifetime looking to the lake from our bathroom's window! Excellent dinner in the hotel's restaurant. We enjoyed a beef fillet for 2 in a recipe that deserves the attention of Her Magesty the Queen! Unforgettable!

I wish it was a bit chipper in order to be able to spend more time in this hotel.
