Clean. Room, good kitchen facilities if you wish too Cook or have food in . Open 24/ 7 Nice selection of continental breakfast. Bed room front up stairs bath room very small. We did manage. However if your a big man tall don't think you would . Beds , double very comfortable the single not so good., mattress a bit lumpy. . Not good if you have back problems. I will book again. Paul and staff were very friendly and helpful. Nothing to much trouble. Great for buses. And local facilities. Over all a very enjoyable experience. 😉

No hair dryer in room . So you need to take one with you.

It was ideal for an overnight so I was local for a meeting. The kitchen was well equipped and there were a lot of extra's available, fruit, cereal, bread, tea coffee, milk etc. The cupboards were all labelled which made getting items really simple. I actually liked that they don't offer tiny soap and shampoo packs as it makes sense and I knew ahead so had all my own things. The place was clean and kept tidy with everything needed for an overnight stay. I was met as I arrived and shown round. This was friendly and welcoming so I'd say I was happy with the stay overall.

The room had a shower but the WC was next door. I was told no one else used it as other rooms had en suite facilities. It was okay but a bit of a pain.

I booked this stay for some family members who were attending a family memorial service and reception at a nearby church. I must say I was very pleasantly surprised when dropping them off here and getting them settled in. It was very clean and inviting and the perfect location for where they needed to be. Check in was also hassle free and really accommodating of their late arrival time. Family asked to extend stay by one more day it was that good!! My family said it was also very comfortable and they would definitely stay again and also recommend to friends and family.

"Hotel" had a very loose meaning here - the property was without reception and unmanned whilst breakfast amounted to help yourself to tea, cereals and toast... Nevertheless, the place was spotlessly clean and with excellent amenities, a good choice of breakfast options and the 'external' staff were always ready to assist when called up. In a good location by the Fiveways roundabout on several bus routes into and out of Hull Paragon Interchange.

The self service breakfast was very good and plenty of choice. The room and bathroom were clean and the bedroom had plenty of natural light. It was quiet and I didn’t hear any of the other residents. The location was perfect for me as I was visiting family close by. I would definitely stay there again.

It was clean, quiet and recently redecorated with new carpets in the rooms etc and the shared facilities, toilets, showers and the mini kitchen/ breakfast bar were all spotless! Safe car parking at the rear of the property with full CCTV. Good location and not to far from the city centre. Nice pleasant family run business and the staff were all very helpful. Great value for money and I would definitely be happy to stay here again. Highly recommended…8:5/10👍

Early check out time even on a Sunday morning 10.30am…Yawn! Slotting in my wake up time accordingly around other guests and using the facilities in a timely fashion etc, due to social distancing guidelines. Other than that nothing else really.

excellent location to where we needed to be, great to have parking located at back, well hidden under the weeping willow tree. property is clean and tidy, the facilities were great. better idea than having to mess in the room for tea and coffee. such a big selection of items

the general consensus is that the mattresses need replacing, my pregnant partner said she could feel every spring.

Room was very clean, airy, had more than adequate facilities for what I needed (a room to put my head for the night overnight whilst at the hospital on a 2 day course). Room-wise: comfortable bed, TV had good channels, shower room more than adequate for my needs, was a simple yet basic room but very low in price so definately can't complain. I think got more than my money worth for the price I paid. Breakfast: not 100% easy to find and again; basic but simple and functional! If ever I came to Hull again for a similar course I would stay there again.

Could have been provided with instructions on how to get into key safe/ room number etc prior to arrival, as it was I rang the proprietor on arrival as I couldn't get in, which was difficult juggling my luggage etc. But there was a last minute change of room allocation which could have contributed to this.. Also car park to rear of hotel not sign posted very well, maybe a sign would assist?

It was not a conventional hotel, but the large communal kitchen, with tea, coffee, milk, breakfast foods included, was in fact perfect for us -- gave us a lot of freedom and flexibility. The owner and all staff we encountered were extremely friendly and helpful. The whole place was spotless. The wifi was fantastic! Much appreciated by teenaged daughter.

I get the impression that a refurb may be on the cards in the future; in which case, I would advise the owner to add full-length mirrors to the rooms, for those guests who may be dressing up for an event. But that's honestly the only thing. Everything else was great.

Very friendly and professional host, explained everything thoroughly. Lovely clean house with decent size room. On site secure parking with cctv, even my large van fitted. Very clean and fully equipped facilities, close enough to Hull centre, would definetly stay here again and recommend to anyone needing a few night's accommodation. The bed was a bit too soft for my liking, perhaps the mattress could be updated to a bit firmer one. There was shower and hand wash basing in the room, but toilet was a bit far down the hallway
