Great location for international travelers like ourselves being 4 minute walk to Paddington and the Heathrow Express. We loved the bed, our private balcony, the extra space of the separate lounge area and the air conditioning was a welcome relief in the hot weather. We did not eat at the restaurant due to other commitments but the bar was cool and the staff there and at reception were extra friendly and knew their stuff.

We had quite a few bags and it was difficult to get them up stairs to reception but only a minor issue.

The reception staff were welcoming, very helpful and professional. For central London, the room was a good size with a really good sized bathroom. It was comfortable and had everything we needed.

Despite booking a time for breakfast, it took some time to get served and for the breakfast to arrive. We ordered four breakfasts and three of them weren't quite right and one of the breakfasts was forgotten until we mentioned it again. All in all it took about an hour and a half before we finished. The staff we very polite and were trying to get it right.

Excellent location in central London, near to Paddington Station. The room was spotlessly clean and well equipped, including fridge, coffee maker, iron etc, but most importantly, air conditioning, which many of the older properties don’t have. There was also a beautiful 4-poster bed and a lovely view. The room wasn’t massive, but few places in London are, especially the older, more character-filled ones, but it was certainly spacious enough. The staff were exceptionally helpful, friendly, and courteous, a real credit to the hotel. We only had breakfast there but it was plentiful and delicious. We had a great time there and would definitely stay there again for sure.

1- wonderful location and very close proximity to paddington underground station 2- lovely spacious rooms 3- excellent staff service and very prompt 4- quiet and ambience

1- as with many similar reviews done before mines, the breakfast service could be better as i had this inclusive in my rate but ended up only utilizing it on few days due to either the long wait to get the food or at times the place was full hence we ended up having breakfast outside or even at times some items were not available on some days ie waffles for my child

Great location, close to Paddington Station. Beautifully decorated and maintained. Staff welcoming and friendly. Room (executive king) spacious for a London hotel, also very quiet. Good selection at breakfast, continental buffet and a la carte. Allowed us to leave luggage after checkout until later in the day.

Although the bed was very comfortable with high quality bedding and pillows, it is two twins locked together so there is a slight gap beneath the bedding down the middle of the bed. This would not put me off a future stay though. Needs an HD TV and also instructions for the pod coffee maker.

This is a lovely little gem close to Hyde Park and Paddington Station. We started our day after a lovely cooked to order breakfast in the hotel restaurant, walking through Hyde Park. We had easy strolls to Kensington Palace, the Victoria & Albert Museum and Kennsington High Street shopping. The room was impeccably clean, quiet and very comfortable. The front desk staff were very warm and friendly. They were able to answer all our questions and offered very helpful suggestions. I think we have found our new favorite London hotel! We will be back.

Loved everything. I can't think of any negatives at all. We were very comfortable. We did stay in London during a sporatic tube strike. Transport in the city was a challenge, but the hotel staff helped us with alternatives. They saved the day.

Lovely stylish hotel with extremely friendly, welcoming and supportive staff. Check was easy. Parking was easy (expensive but easy). The room was great. Nice decoration, very quiet and warm. Very comfortable bed, lovely bathroom and shower. Locals pubs, bars and restaurants all great. Easy distance to Paddington station and underground. The hotel bar man was very friendly and professional. He was extremely polite and caring, mixing fabulous cocktails with great skill. We liked the hotel and staff so much, we would love to stay there again. We thought it was excellent. Thank you to ALL the staff for helping to make our stay so enjoyable

The room was very nice with an excellent bed, spotlessly clean and above all - very quiet. The location is superb: a quiet, beautiful street but just around the corner from Paddington Station. The station is conveniently just 5 mins walk (with trolley) from the station, but you do not sense it at all (no disturbances, no traffic noise). Apart from Heathrow Express, Tube, Elizabeth Line at Paddington there is also quick access to Central Line with a station just a short walk away. The staff is professional, kind and very service-minded. I encountered a miss-hap with the cleaning of my room upon arrival but the staff, with Duty Manager Georgina, managed the issue perfectly. This is really the way to manage a hotel and treat customers.

The breakfast was quite good, but honestly speaking the overall quality level or the range of alternatives was really not 5* level. It really did not equal the level what I have had in other similar hotels in London with same price level. Also beware of the miniscule breakfast room - I reserved my table the evening before, but I can imagine there is a real rush with no seats on peak hours.

I came to London for a few days after my business trip in Oxford, and wanted a beautiful hotel near the train system but in a beautiful location away from the touristy areas. This location was perfect. Walking distance to Paddington station, and of course Hyde Park. Many great options to eat within a 5-10 minute walk. The trees in the neighborhood and the buildings were gorgeous...it felt very much like you lived in the area among the locals. The hotel room was GORGEOUS! I honestly was incredibly impressed by the comfort of the bed, the cleanliness of the room, and the bathroom was amazing! I took at least 2 long hot baths in the beautiful tub, and the amenities in the room (coffee &tea selections, large bottle of water daily, a beautiful writing desk to get some work done, cable TV, glasses and a bottle opener (it sounds silly but this is an essential that most hotels don't even think about) and a luxurious robe I never took off! Check in was wonderful. The hotel really caters to your needs and treats you like a valued guest. My luggage was taken to my room for me from the door of the hotel, and the staff was always so friendly and willing to help. The breakfast was amazing. I only had it one day (my last day) because I wanted to try the many options in London, but the buffet on my last day before my trip home was a perfect ending. The restaurant is gorgeous, and my favorite part (besides the décor and atmosphere) was their selection of classic books! I'm a bookworm and this was a beautiful touch for someone who loves to read while enjoying a meal :) I recommend this hotel for anyone who wants a beautiful London experience. The value of this hotel is in its staff, beauty, location, and amenities. I had a minor issue with the bathroom and they not only handled it within a very short amount of time, but I was gifted a beautiful bath gel set at checkout as a Thank You and Apology for the mishap. It was a wonderful touch.

Roseate House is a boutique hotel in a quiet, garden setting, in a row of Victorian Terraces in the Paddington area of London. It is a bit of rabbit warren because of the building, but there is a lift to get you most of the way to your room, which in our case was a junior suite which had a sitting room, bedroom and ensuite, bathroom as well as access to the balcony. The bed was a magnificent four-poster, and the other furnishings were comfortable. A short walk to Hyde Park/Kensington Gardens for a constitutional and close to Paddington Tube Station and normal London bus routes. The tourist busses, Big Bus, Toot and others have a stop nearby.

The cooked breakfast wasn't as hot as we would have liked on a couple of mornings.
